    Your dog may know “Sit!,” “Stay!,” and even “Roll over!”, but I’ll bet even the most perfectly trained pooch doesn’t know this one – “Move!” Pets are not furniture.  You can’t just pick ‘em up from your old house and plunk ‘em down in a new house without some planning and preparation.   So, if you’ve got furry friends and a move in the works, consider these helpful hints: Dog Tags: Before you move, get your dog (or cat) new tags. Any of the major pet supply retailers have handy dandy machines that’ll engrave Spot’s new ID tag on the spot.  It costs less than $20 and takes about 10 minutes.  Be sure to include your new address and phone number as well as the pet’s name.                   Moving with children can be a hair-raising experience.  But let’s at least prevent major graying with some simple tips to make the move smooth. Since there’s much to consider – school and medical records, emotional impacts, before, during and after plans – there’s no one-size-fits-all moving with children checklist.  BUT there is a great online resource that I suggest you check out: Moving With Kids! There you’ll find pretty much everything you need to know about moving with kids – from toddlers to teens.  There are checklists to make sure you’ve got it all covered, helpful hints and tips, and even real-world advice from parents who have been there and done that.   School has become a four letter word in my house these days. We just aren’t ready to say goodbye to summer. Of course, it is time to start thinking about the new school year. Wondering how to find your school, or how to find a school for that house you fell in love with and hope your offer is accepted? Go to the School Assignment Locator and enter the street name. How about your bus stop? No problem. Enter your school here and look for your street. Have you gotten your school supplies yet?

Your house goes under contract, but what happens to all of the other potential buyers that saw your home? What if they were just “thinking about it,” or waiting for whatever reason. I make sure every potential buyer knows that your house has become a commodity and that if they were “thinking” about it, then it is time to get off the fence and make a move. I make sure agents that have shown your house before know that it is under contract. Creating a sense of urgency for potential buyers is the best way to make sure you get top dollar for your house. What is your favorite part of your house? Now, why is that place your favorite? I would be willing to bet it mostly has to do with the way that space makes you feel, or a memory associated with the space. How do you translate that feeling, that love, to a potential buyer? Stage it! Let’s say you love your outdoor space, and you and your spouse or friends have had some of your best conversations, romantic moments, laughter, etc. there. What did the space look like? Recreate it! Pictured is the outdoor space of a house where they loved the large patio and fireplace, so they set the scene: A bottle of wine, some glasses, and viola! Summer is fleeting, isn’t it? It is hard to believe we are just a couple of weeks away from the back to school fervor. Guilford County Schools that follow the traditional calendar will start back on Monday, August 25th. So you still have plenty of time to check your schools website for the supply list and fins the date and time for the Open House. In the mean time, what are you going to do with the last days of summer? Will you travel the 4ish hours to the beach, or take a hike in the mountains, just a couple of hours away? Whatever you do, be sure to enjoy it, and enjoy all Greensboro has to offer. This is a beautiful place to live. Where will you go?

  According to the National Association of Realtors, 47% of recent sellers reported reducing the asking price at least once. Should you reduce the price of your house? Like many things it all depends. Ask yourself these three questions: Are you getting showings? Have you had any offers? If yes, were they much lower than asking price? Has your Realtor mentioned the idea? If you aren’t getting showings, or not many, or if you have only had low ball offers, and lastly, if your agent has mentioned a price reduction you should at least consider it. How low should I go? If you reduce too much it looks like you are desperate. If you reduce too little it may have little impact. Discuss with your agent and get their recommendation. The International Civil Rights Museum in downtown Greensboro can be a little confusing. I was told I needed reservations, now you don’t, but you have to go on a tour, which only starts at the top of every hour, but it doesn’t really. Be sure you call before going and be clear about what time you can get in with the number in your party. Once you get to the museum you pay for your tickets in the gift shop. It is $10 for an adult and there are discounts for kids and students. My 10 year old was $6. The tour is completely guided and mostly storytelling. There are not many artifacts, which is OK because you aren’t given time to stop and look anyway.                 According to National Association of Realtors, pending home sales were down in June compared to May, and further down from June 2013. What are Pending Home Sales? Pending home sales are houses that are under contract. This is used to measure sales since homes could close in different months. How about prices? According to NAR’s research, home sales are up 3.1% from June of 2013. All predictors indicate prices will continue to rise in the future, a good indicator of the continuing housing recovery. I have told you before, if it’s free, it’s for me, so the price is right at the Greensboro Historical Museum with free entry AND free parking in downtown Greensboro. Greensboro historical museum is located in downtown Greensboro at 130 Summit Ave., not far from Grasshopper Stadium. Free parking is located on a street next to the museum. Once inside you will be surprised at how large the museum is when you start to explore. There is a enormous display of beautiful pottery and antique furnishings. There is also a section dedicated to Dolly Madison, who was born in Greensboro and became First Lady. She was married to president James Madison. This blog post may be directed more at other real estate agents or firms, but there is a lesson in here for sellers too. Have you ever seen a for sale sign that was filthy, broken, or even taped up with duct tape?  I’m guessing you have. Agents typically pay for their own signs and they can be expensive, but they are so important. I am surprised at how many agents are willing to put out such a poor quality sign when it may be the first impression a buyer has.  You should put your best foot forward when selling a home, and I believe that should include the all important for sale sign! Something else I have noticed is a lot of for sale signs with very small font.  If I can’t look at a sign and know who is selling it, who is to say a buyer would be willing to turn around and get the needed...

Sometimes just getting out of your own city does a world of wonders for your family, right? Three Bear Acres is one of those paces where you can just get away for the day and wear the kids OUT! Located just this side of Raleigh you will have about an hour and a half drive ahead of you, so that is one viewing of Frozen on the DVD player Three Bears Acres has a home made feel to it, but it has everything you have ever seen done on a farm or in a backyard rolled into one big place for kids to go nuts. They have paddle boats, a huge slip n slide, a big blobby boncy thing, a graffiti wall, barrell rolls, sledding, and that’s just some of it!
