The FHA 203k loan program is actually working everywhere in the USA but in Garner NC they are just beginning to understand what others have been working on and why the hype ISN'T hype at all. The FHA 203k loan program, as we all know, is for home that need some TLC up to major renovation. "The Seed Lady" Anne Hudson at Hudsons Hardware in Garner. Anna Hudson has been working at Hudson's Hardware store for over fifty years and let me tell you she knows her seeds. Ms. Anna has an area in the store where she takes the seeds from local supplier Wyatt-Quarles and measures them out to 1/4pound, 1/2 pound whatever size you need. I have not heard anything about Tookies Grill opening up in Garner, but a quick drive down 5th Street to Aversboro Road wrote the headline! They are located at 1322 Fifth Ave. in the Forest Hills Shopping Center. I realized after I passed that I saw the marquis sign was up and they were busy working inside. They make awesome chicken salad! In other notes about Garner, the new Planet Fitness is under construction at 1885 Aversboro Road, in the Timber Landing Shopping Center next to Lowes Foods. They hope to open by late spring. Last, but not least, they are making progress on the new Char-Grill in White Oak Crossing. I moved to Garner in 2003 because I wanted a larger lot, a garage and quick access to downtown Raleigh. I got all that and so much more! I am surrounded with shopping and if you know me, I go to Home Depot and Lowe's sometimes 3+ times a weekend getting things done. You'd think I'd be better at making lists by now. To put how close I am to downtown Raleigh in perspective: 5.7 Miles to the Raleigh Convention Center. Why is this important? I want agents to bring their clients to Garner! It's simple, I want to be sure that everyone undertands what a great value that Garner offers. Our middle schools have taken a few lumps in recent years but that is quickly changing. I made a quick trip over to visit our new townhomes today and snapped a couple of pictures of the recent progress to share. This first one is from before Christmas- Driveways, bricks steps, and walkways have been completed but the workers this morning had their vans blocking my view so I couldn't update the exterior shot. This is a view taken the dining room in the end unit Richton plan- The arches add a fun element in the design. There are rounded drywall corners throughout, crown moulding and nice handrails. I moved to Garner in 2003 because I found more value here for my money. I still live in Garner today because we love fallen in love with it. We like our children's pre-school, we like where they will go to elementary school and we love the convenience of being so close to downtown Raleigh. It's been hard to get excited about new projects over the past couple of years because rampant budget cuts and the uncertainty of the economic down turn poisoning the air. I decided to look for updates after reading Contracts Totaling More Than $107 Million Awarded For Highway Projects.  According to the NCDOT website, the Timber Drive East Extension from NC 50 to White Oak Rd. in Garner is tentatively scheduled for letting in May 2010. Project letting is the acceptance of the lowest bid to perform the work specified. A project is funded before letting and it's usually 30 to 60 days after funding for letting to take place. Okay, this may not be new to some of you, but it was to me. The sad part is that I live and vote in Garner and I missed this (Though in my defense, the plans aren't new to me but the delivery is.) Garner has opened a new web site called GoGarner.com to showcase recent planning initiatives. "The Streetscape Design, in combination with the Transportation Plan, has the opportunity to be the beginnings of a map for making important land use, infrastructure, and public service decisions for all of Garner." Relaxing between visitors at yesterdays open house I read  July/August 2009 Issue of Realtor Magazine (specifically page 15 or if you missed it ) I have read other articles on active rain and other blog sites with agents defending the "administrative fee" or similar.  I have also seen Broker/Owner & Firms require there agents charge an administrative fee or transaction fee.  I do not charge a marketing, admin or mystery fee and my BIC does not recommend one A U.S District Court (North District of Alabama) ruled on a class action suit againsta brokerage that charged a flat $149.00 fee in addition to commission.  The official case name is Busby v. New Homes Garner NC Garner Inventory Down Nearly 20% From 2008 Easier to Buy A Garner Home in 2009 Why?  Because there are fewer homes to look at!  That means fewer top choices to pick between, which can make the buying process a little easier.  Here's the April 2009 Inventory Levels, by price point. As you can see, inventory is down significantly in every Garner NC price point but the 0-149.9 (which is level), and the Condo/Townhouse category, which has increased from 26 to 41 listings.  This gets even more dramatic when looking at a percentage basis: In April 2009, we see dramatic inventory decreases starting at the $150K price point and continuing across all other price points in Garner NC.  The selections are actually getting thinnest above $300K.  Total Garner NC inventory is down ...
