I am sure the new home owners would agree they stole this one.  These are the type's of deals that buyers are looking for in Franklin, NC but if they don't have a good agent working for them to let them know when they come on our MLS it just may be too late by the time they hit all the syndication sites.  Searching the internet for homes before you buy is good but if are not ready to buy immediately you are missing out on some awesome properties here in the mountains.  If you are ready, the best bet is to have a good agent keeping a close eye out so when they do hit our MLS you are informed in real time.  Boy have we picked up in the last two weeks and I have some lucky new home owners. Questions to ask yourself before you go out and start looking at houses. 1. Do you have a stable job that you plan to stay at?  Where do want to be in 5 years? It's raining BUYERS in Macon County Franklin, NC - I hope you selling too!   Realtors in NC will have another Material Fact to disclose. Just passing along some information I think is going to become is a huge issue here in the mountains of Western, NC!  If this passes it certainly is going to scare future buyers and sellers will lose value if their home that already exists in a slope area considered dangerous or a could be.  Future sellers of land are in danger of this also. I do agree however that every home's foundation  that is build on a slope should be engineered period.  I know our company Future Homes by Joe Tassillo, Inc. gets every foundation engineered.  Could Insurance companies be popping up with slope insurance?  You can't buy it now.  Lots of issues to think about. Franklin, NC Home Inspections ~ Don't buy a Home with out one! Wow we been getting the calls for Home Inspections left and right this past week or so and this has inspired me to write this post.  One of the first things buyers are asking is how much is a Home Inspection?  If I happen to answer my husband Joe's phone, which I do a lot, I have a list of questions to ask such as, how big is the home, how many bedrooms & baths and how old is it, just to name a few.  Usually a 3 bedroom 2 bath that is not over 30 years is $350.00.  To do a water test it is another $50.00. Some say "ok and when can I get one"?  A lot say "I am just checking prices". It just blows my mind to think that someone is buying a Home Inspection on price alone.  Yes, we have those low ball inspectors around here too. ...

  A Home Inspection is crucial tool in negotiating the most equitable price on the home.   In my experience most resale homes have at least one defect that can cost a home buyer a minimum of $500 to repair.  Even New Homes should be inspected.  A home inspection by a professional and qualified home inspector is an excellent tool to encourage home sellers to make repairs or make further price adjustments as a result of conditions noted in the inspection report.  Most of my clients do decline to do so and want the buyer to pay for one.  In my opinion, if you get one before you list there may be many items the home seller can fix themselves and avoid any problems in the future when the home is under contract.   According to the National Association of Realtors, in 2009, a record 47% of hom...
