Jack Britt Area...There we go growing again! There has been a lot of expanding going on in the Jack Britt area of Fayetteville NC.... This week is no exception!   Grand opening week for the McDonalds on Rockfish Rd!!   Although I have grown out of wanting to go to McDonalds (well most of the time) my children are pretty excited about having fast food literally minutes from the house.   Ronald McDonald will be making an appearance Thursday March 21st to celebrate with the community! Find my Apple product!!   I just had the biggest electronic scare EVER!! I thought I had lost my MacBook Pro!! I was about to have a MAJOR panic attack!!   I was retracing my steps in my head...where I had gone after the office.  One stop off at a vacant property and then the grocery store. ALARM! The grocery store, OH NO did I forget to lock the doors when I got out? I am driving the family Expedition while my car is in the shop so out of my norm... That’s it panic is setting in as I think that someone plucked my Mac from my car while I was grocery shopping, what crappy luck! Its 11:00 at night my husband is getting dressed to go to the office to see if I left it there, even though I was positive that I had not. (I think he just wanted to get away from the crazy woman who couldn't find...

Tips For First Time Home Buyers   There are some very important tips every first time home buyer should know before buying a home. As a real estate agent, I love working with first time home buyers. One, it gives me a chance to help educate them on the home buying process and hopefully help them make a wise financial investment. Two, I really enjoy watching and hearing the excitement when they find out they can actually buy a home and when they actually find the home they love. I love those moments! Certain tips for first time home buyers should not be skimmed over or skipped, this will cause frustration and resentment in the whole home buying process. As a first time home buyer, you should look back on the experience and have positive things to say, it can and should be a fun time.   M...

How To Add Curb Appeal To Your HomeHow to add curb appeal to your home and not break the bank. That’s always a topic that gets brought up when you're planning on selling your home. Lack of curb appeal can be a major turnoff for most home buyer’s. You could have the most amazing interior of your home, but if the exterior of your home is lacking, the buyer will typically tell his or her agent to keep driving. That’s not fair right? Well, in Fayetteville, NC we are in a STRONG buyer’s market. You only get one, maybe two chances as a seller to make a great first impression on buyer’s. The first chance will be online, that is if your agent took great pictures and your exterior looks nice. The second will be in person, if you're lucky enough to make the buyer’s top home choices. The curb appe...

Client Appreciation PartyA client appreciation party is a perfect way to say thank you for being a great client. Also, a great way to catch up with past clients and their families. Today, a fellow Realtor and I held a joint appreciation party that we called a “Client Eggstravaganza”. What a wonderful way to spend a few hours, on a nice Saturday morning for an Easter egg hunt. It was so much fun to watch all the kids run around and collect 660 Easter eggs. We had everyone register and fill out all their updated information, including birthdays, when they got there. They each got a raffle ticket for drawings we held throughout the event. Kids got chocolate filled eggs and parents got gift cards to restaurants. Then we let them eat cupcakes, what kid would not love us. At least we had bott...

Buying a home in Fayetteville NC and the U.S. Marines...When you are interested in making an offer on a new home in Fayetteville NC one of the things that your Realtor is going to show you is the “Residential Property Disclosure”.  This is a form that is filled out by the seller to tell you what they know about the house.  There is one block on the form that everyone in Fayetteville and the surrounding area has to mark “yes” to and that is the “military noise” line.  Every home in Fayetteville NC is affected by the noise that comes from Fort Bragg when they are taining!  Its not terrible or even at times that often...I have been here most of my life so I am use to it and most of the time put no thought into it. I show homes to newcomers all the time that will say “what was that?” then I...

Are you looking for a steal, a deal or a home in Fayetteville, NC? I have recently written contracts for several different clients and all three have had different agendas. One client was looking for a steal...after several weeks he realized the kind of steal he was looking for is not out there. (or if it is he is not going to wait for it). He chose to go with a home that he feels like he is getting a deal on and is happy. My 2nd buyer was looking for a deal on a home. He had several things he wanted/needed in a home and after looking and looking he finally found a home. This buyer decided his “deal” was finding a home he loved in his price range! My 3rd buyer wants a deal, and because of this he missed out on a “steal of a deal”. This foreclosure was in PERFECT condition and the price w...

Samsung Galaxy S4...Will You Make the Switch?I have to admit I love my Apple products! You would never be able to sway me from my MacBook Pro but my phone, well that’s a different story...Today the Samsung Galaxy S4 was announced at Radio City Music Hall in NYC, quite the little production they had going on.  I enjoyed watching the little skits they had, not your typical technology announcement but its not your typical technology release either! The Galaxy S4 is packed jammed with new features that will make my life easier and more efficient. I spend a lot of time on my car so I like the SVoice features that they have added to use with the bluetooth in your car.  I think this is going to help with people plundering for their phones as much...maybe they can keep their eyes on the road?! A...

Do past buyers and sellers remember you?As agents, we all hope that the answer to this question is yes! Today, I was able to find out the answer to this question not once, but twice! This morning, Greg, (one of the agents in our office) came by my office to let me know he met one of my past buyers. Apparently Greg was networking with a group of hockey players and mentioned he works at Keller Williams. A fellow hockey player then said he bought his home using Keller Williams and in fact his agent was Shawna Green (me!) and went on to say he thought I was great and would use me again. I have no idea which of my clients is the hockey player but I could have kissed Greg for telling me that! This afternoon another of our agents, Shontea said she knew one of my past clients. They were talking a...

How Much Does It Cost To Buy A Home In Fayetteville, NC?I often get asked “how much does it cost to buy a home” from first time home buyer’s? I’m really big on showing all the fees that could possibly come up through the home buying process. It’s never fair to a buyer to hit them with additional fees after the fact. This is a very important and a large financial decision. I like to have my buyer’s prepared as much as possible upfront. Of course, not all the fees listed below will happen and with a strong negotiating agent representing the buyer, some of these out of pocket expenses could be negotiated in the contract. As a buyer please be aware that you could and possibly have some out of cost and up front fees to purchase a new home in the Fayetteville, NC area. Remember that the fees m...

Places To Camp Not Far From Fayetteville, NCThere are so many places to camp that are not far from Fayetteville, NC. As the weather gets warmer I’m getting more excited our taking our camper out again. We bought a new camper this past fall and was only able to go camping twice. Growing up in VT and being a lover of the outdoors, it was very important to my husband and I to teach our daughter about the importance about nature and life outside video games and tv. We bought a really nice 34 foot camper with 2 pop outs that sleep 10 people, I know nice right? We now camp in luxury.  I have had my share of “roughing it” over the years. I remember camping as a kids and waking up in water due to the rain, but being a kid it was tolerable then. I’m pretty sure the experiences I had as a kid and...

Keep up with repairs and upgrades while you own your home! Whether or not you are planning on putting your home on the market, it is a good idea to keep up with repairs and upgrades to keep your home functioning properly and from becoming too outdated. Doing a little at a time will prevent them from building up and becoming costly, should you decide to sell your home. Here are some inexpensive ideas if you are looking to improve your home.... 1. Add a fresh coat of paint. (this applies to every room as well as  outside areas of your home, doors, decks and railings)2. Ensure that your home has nice clean and well maintained curb appeal. (landscaping, front entrance and even mailbox). Add storm door or replace front door if needed.3. Replace outdated light fixtures throughout the home.4. R...

Saturday I went with my husband, who is a huge car enthusiast, to an informal car show called Cars And Coffee. This usually takes place every second Saturday of the month from 9 a.m. to Noon at the Millstone Shopping Center off of Camden road in Hope Mills, NC. This event is nice because it allows gearheads from Fayetteville and the surrounding area to show off their cars, look at other cars and talk to like minded car enthusiasts. The Cars And Coffee is not just limited to Fayetteville, it’s done nationally and in Europe! If you like cars, this is a great place to go see some awesome cars and meet some awesome people! I encourage you to check it out!

What’s the difference between Pre-Approval and Pre-Qualification? I get asked that all the time by buyers who are interested in buying their first home. Sometime even experienced buyers will ask this question. I explain this as the first step to buying a home. I have my clients call and/or meet with one of my prefered lenders to get the process started. I recommend doing this before getting into a car and driving all over the place to look at homes, that they might fall in love with and not be able to qualify for. That can be very upsetting and once a buyer falls in love with a home and told that home is out of their price range, it’s hard for buyer’s to see other homes the same. Plus getting pre-approved or pre-qualified can help make sure nothing shows up on the credit report that can...

Spring is one of my favorite seasons, of course that means pollen season. Spring does not officially happen until March 20, 2013. North Carolina is ranked pretty high for being one of the WORST states for allergies. Sounds like a place you want to live right? Well, it’s actually an amazing place if you can deal with everything getting coated in yellow for a month or so. I went for a run today around my neighborhood and enjoyed the wonderful 68 degree weather and noticed the tulips were blooming along with some beautiful trees. So far the tree pollen count is staying pretty low, but it’s about to start getting worse this week. Just in time for my doctors appointment to get my allergy meds, perfect timing! It’s not going to stop me from going out and showing homes to my awesome clients!Th...

Buying a home in Fayetteville NCI heard an interesting saying while I was attending morning service at Village Baptist Church here in Fayetteville NC... Dr. Martin says many things that make me think, as he should! Today he said that “he who chooses the beginning of a road is also choosing the path that it is leading you to”.  Of course he was talking about making good and bad choices and the consequences of the choices... What does this have to do with buying a home here in Fayetteville NC? The path to homeownership is a journey also. Our job at McKinney Realty Group is to make sure that it is as smooth and it can be.  There will be a few bumps along the way, there always are, its keeping them to a minimal that is key to a great experience and memorable event in your life!So if you wou...

It’s that time of year again to “Spring Forward” or turn your clocks ahead. Twice a year we change our clocks. Once in the Spring and once in the Fall. Time change will take place on March 10, 2013 at 2:00 a.m. and November 3, 2013 when we “Fall Back”.  Most of us will already be asleep and not even pay attention to the fact we lost an hour of sleep. It’s good to know if you attend church on Sundays or have plans...you don’t want to be late. This is a perfect time of year to start welcoming Spring and experiencing longer daylight. Plus a perfect time of year to change the batteries in your smoke detectors!Daylight Savings Time was first proposed in 1895 and the United States really started adjusting to it in the 1950’s. Arizona and Hawaii are the only two states that do not adjust their ...
