Currituck Sound freezes outside my window in Duck Have you ever noticed how much colder you feel when you see ice or snow? Well, here in Duck NC where winter temperatures are normally mild compared to the rest of the state or for our friends in the north east, we are dealing with ice ... perhaps some light snow tonight. Yes, we can cozy up inside to stay warm, but I want to share a warm winter day photo taken outside my office here at Resort Realty, then one taken in the same area showing ice on the water just a few days later. I can't resist sharing the next photo. They are the wonder of winter here. We so look forward to their arrival. Though it doesn't happen often, when the Currituck Sound freezes outside my window in Duck, I fondly remember my youthful days in West Virginia where t...

Duck Road Construction Underway in Duck NC began Monday, October 26. This construction will improve the water issues on the road during heavy rains and consists of removing, raising, and repaving the road in the south end of Duck from about Bias Lane to Seahawk. There will be storm water chambers added to forever erridacate ourinfamous Tuckahoe Lake. OK, so the Tuckahoe Drive issue has been fixed for some time, but I still remember the storm that dumped inches and inches on Duck and caused flooding at Tuckahoe Drive to the point that traffic was only one lane. That one lane was on the bike/walking path. Firemen were directing traffic with their tall boots on! Duck Road Construction Underway in Duck NC is expected to be complete by May 14, 2010. The delays are minimal with one lane traff...

Having a strong referral team for Outer Banks real estate is critical here. Mortgage lenders are certainly one of the key positions. This team of top notch professionals is perhaps more important on the Outer Banks than for your local primary home sales because our clients come from other towns and states. They do not have friends and neighbors to pass on a reputable name. When a buyer purchases a second home perhaps with rental income or one for investment, the support professionals such as attorneys, lenders, insurance agents, home inspectors and others, can make the transaction a piece of cake or a crisis. Particularly in this current climate, buyers are wary and need the best. With all this said, I recently had a client who fell into a dark black hole on financing. Excellent credit....

Thare remains many fine Outer Banks Homes for Sale. The question is how many have your price, location and features? Many prospective buyers believe the numbers of available homes are so high that there is no rush to buy now. But ... while the number of Outer Banks homes for sale are high, the numbers greatly diminish when you begin to remove those not offering your price range, location and features. That certainly changes the picture. Here's an example for you: Let's say you would like a home on the ocean side of Duck, 4 bedrooms with an ocean view. Sounds good. You would like to purchase under $500,000. Right now there are over 1200 homes for sale between Corolla and Nags Head. Ok so far. But we want Duck which has about 136 homes available. Still a huge selection. Well, Duck ocean s...

Yes, we have been seeing positive signs the Outer Banks real estate market is improving. The number of sales for single family homes from Corolla through Nags Head are beginning to increase. Now, that doesn't mean our sellers should be considering a price increase. I must say, many Outer Banks sellers have seen those positive signs but have realized property values between 2004 - 2007 were over inflated. If that owner bought before the rapid price hikes, the simple fact is that, though values have dropped, he/she will not be loosing money when the property is sold. They simply will not make the profit seen in the years of rapid appreciation. Yes, there are sellers who see those positive signs in this Outer Banks real estate market and are still hoping a buyer will love their home enough...

Why is Duck the Outer Banks hot spot, real estate or otherwise? This question has many answers. Let's first simply talk about this quaint town. With the ocean on one side of the only road through the village of Duck and the sound on the other, there is a water view from many locations in this Outer Banks hot spot. This road (Duck Road or NC 12) meanders through the village proper and is lined with boutique shops and fabulous restaurants. The town has recently completed a beautiful park on the sound side making easy sound access for kayaking, and other water sports. There is also a bike/walking path along the road used extensively particularly in the morning hours as folks make their way to coffee shops and donuts. Many of the neighborhoods in Duck are ocean side giving very easy access ...

The purchase price of Outer Banks Vacation Rentals varies widely based on a number of factors not considered in a traditional (non-resort) neighborhood. In addition to the usual factors of location, location, and, well, location, Outer Banks Vacation Rentals should be considered in at least 4 different ways.                                         The first consideration is use. In looking for a home in the more popular vacation rentals sections, if the property is to be a primary residence, the only point is liking the home and location. If the home is to be used as a second home with some Outer Banks vacation rentals, then location and past income become more important. Should you be looking at the property strictly as an investment, location is important with strong emphasis on past ...

Working in this Outer Banks real estate market has been an exciting time for sales. Yep real estate sales have been off ... way off. But, just like a day after a storm, the sky is clear, and we're ready to enjoy the bright sunshine ahead. Yes, the country as a whole has some serious days and months ahead. The real estate market was the first to weaken, and it is the first to lead us back to better times. The Outer Banks number of sales for this year to date are inching slightly above this time last year. The average sale price is below last year, but, hey, that's great news for buyers! OK, buyers just got part of the great news. Outer Banks sales prices are lower than last year. It doesn't   hurt either that interest rates are just above the all time lows. I won't forget good news for o...

Real estate sales in Duck continue to lag behind the glory days of the boom time. However, the prices continue to hover around the same level as in the boom years of 2003 and 2004. For sellers, there is hope to sell your house if you have the ability to price it accordingly. Prices have rolled back to around the 2003 mark, so those who bought before this time should have enough equity to complete a transaction.   Duck Residential Real Estate Sold Statistics Oceanside From the Outer Banks Association of REALTORS 2008 saw 53 residential properties sell for a median price of $660,000 and an average price of $799,319 2007 saw 59 residential properties sell for a median price of $715,000 and an average price of $838,953 2006 saw 72 residential properties sell for a median price of $587,500 a...

While I am enjoying the cooler weather of fall, it does reming me that the cold is on its way. I spent a little time this morning thinking about some past vacations I took. While I like luxury hotels and vacation resorts, there are a couple of reasons that I sometimes choose to rent a house instead. It is much more economical to rent a house or condo that sleeps eight to tweleve people than getting hotel rooms to accomodate that many. Also, I enjoy preparing coolers of food to take to the beach for lunch and having everyone gather for a meal in the evenings. Of course I enjoy going to dinner as a group as well, but not every night. For me, the premier reason I often prefer renting a house is that it allows those who I want to be on vacation with to be nearby, while the strangers are not...
