*Please note that these posts are written from -+-my knowledge gained as a title processor in the state of Maine. Different states have different rules regarding who can and cannot perform a title search, issue title insurance and perform a real estate closing.  Some states require that an attorney be on staff at a title company and perform the title abstracts, others, like the state of Maine allow outsourcing to abstractors who are not attorneys* In this installment of my series we're going to leave the preliminary work behind and get into the real core of what the title company (or title attorney's office) does and why it is so important in the purchase of property. We've gotten to the point where the completed title abstract returns to the office and what happens to it from there. Bu...

The Adrian L. Shuford Jr. YMCA, located in Conover, NC, needs your votes to help promote the rebuilding of it's baseball field. The Conover YMCA's field has been selected as 1 of the 100 finalists in a contest by Kellogg's Food, who has vowed to rebuild 30 of the 100 fields. The 30 who get the makeover will be based on the number of votes received and a panel of judges. The Conover YMCA's field hasn't had a thing done to it in 40 years since it was first built.  It has no bleachers, no dug-outs, no pitcher's mound, and no bases, which is a pretty major thing for a baseball field! So please, take some time and make a vote for the Conover Y's field.  Just go to www.frostedflakes.com, click on "Vote Now," type in "Conover" in the city search box, click on the Shuford field and click on "Vo...

I've been a bit slack in my blogging duties this past week, so I'm writing this in the hopes that you, and I, don't get slack in observing this day. Yes, Memorial Day is a time for the backyard bar-b-q and family get together's and I hope everyone fully enjoys their time together.  But please, take a moment to reflect on the true purpose of the day; honoring our fallen heroes who gave their lives in service to this great country of ours. Memorial Day was originally called Decoration Day and was officially proclaimed on May 5, 1868 by General John Logan.  It was first observed on May 30th that same year, and it's original intent was to honor the dead of the Civil War on both sides by strewing their graves with flowers.  It wasn't until after World War I that the day came to honor ALL men...

I'd like to think that the rise of the Internet and the World Wide Web has helped our society grow.  True, it may not make us smarter, but with the amount of data and knowledge available to a user with just a few clicks of the mouse or a few keystrokes should at least make as more informed, right? And I think it does, or at least did, for the most part, until the advent of streaming media.  Add to that the fact that most people that have Internet access now also have some form of high speed service, making getting that media much easier, and you get the dumber side of the Internet. Just a few minutes on YouTube.com and you'll truly appreciate how dumb some people can be.  And for the most part it's in fun (or at least attempting to be so), and the truth is that a lot of it is teens and ...

I was reading through my feeds on my news reader and came across this post about the new Conflicker by Christopher Null, and wanted to share getting the news out on this threat. Here's the short and sweet of it:  The newest worm threat is called Conflicker C and it's the third variant of the Conflicker worm, and according to the news, it will 'attack' on April 1st.  The main purpose of a worm is to create a "zombie" machine out of the infected computer which the author of the worm would then be able to control. The Conflicker worm is tough because it uses a large number of URLs to communicate back to the author, making it very hard to track.  The first Conflicker used 250 URL.  The newest worm, an estimated 50,000 URLs! On April 1, all infected computers will come under the control of t...

With the state of the economy and most real estate markets, short sales seem to be the topic at large.  Here at the Rain, I've seen several posts come up about them.  Some some agents get them, some don't.  Some think that they are good potential deals, others try their best to avoid them!  One thing's for certain, a lot of people, agents and consumers alike, still have a lot of questions about them. States have different laws concerning real estate.  If you're a seller that is in a short sale position, it's very important that you get with a knowledge, professional REALTOR® in your area today.  For agents, your Multiple Listing Service may have specific guidelines for listing and maintaining short sales, so if you've got one as a listing, find out what your MLS rules are for them. What...

Everyone knows that you use a hammer to drive nails.  And even if you're like me and hit your thumb more than the nail, the hammer gets the job done.  Have you ever tried using something besides a hammer to drive a nail?  I have.  I've hammered with a rock before, as well as a good solid boot heel.  In desperation once, I even tried using my hand (the Karate Kid, I'm not!).  None worked as well as a hammer, and if you've got access to a hammer, you'd use it over anything else. So, if you'd use a hammer to drive to a nail, why would you not use a REALTOR® to help you in your home selling or buying process?  A nail going into a board isn't nearly has important a deal as buying or selling a home, yet I see it all the time, people insist on going it alone on the process.  That's the equival...

As an agent, have you heard that one recently?  Are you a buyer that is currently saying this or something similar?  If so, I ask you, WHY?  What are you waiting for, exactly?  If you're trying to 'time' the drops in interest rates, it's like playing Russian roulette with your payments.  Don't do that!  Focus on what and where you want to buy, getting a good price for it, and buy NOW!  There are many reasons not to wait on lower interest rates in order to buy your home.  If you're reading the news, you'll know that the terms of lending are changing on almost a daily basis.  Not by much and not anything major, but if you're in a category that is 'on the fence' of getting cropped off for that BEST RATE plan, or worse, of lending at all, rating on a lower rate is only hurting your attempt ...
