FHA Underwriting Taking LongerTraditionally, you could put 30 days on a sales contract and have plenty of time. But be aware of a growing trend... extended underwriting turn times. On average, most lenders are experiencing 7-10 business day turn times on FHA mortgage submissions. This means that it can take up to 2 weeks from the date of file submission for an underwriter to actually get to and review the file. This is due to the overwhelming demand on the FHA mortgage process. With the economic stimulus package's increasing of the FHA loan limits, many people are taking advantage of the great FHA mortgage rates. Add to that the increase of "manually underwritten" loans due to the subprime implosion and you have a steep increase in FHA submissions and lenders scrambling to keep up.While I...

The Home Builders Association of Charlotte will be launching a Website called, CharlotteBetweenTheLines.com, dedicated to bringing those interested in buying or selling a home information about the Charlotte market.  The hope is to give prospective buyers and sellers another great tool to use when getting involved in the market. Charlotte's market, which strays from National trends, has continued to be relatively strong and new homes are still going up, though at a less intense pace than a few years ago.

Bank of America likes to support businesses run by women. For the past six years, they've been applauded by the Women's Business Enterprise National Council for buying goods and services from businesses owned by women. This year is no different. It's a small thing, but knowing that one of the two biggest home town companies in investing in people of all persuasions, ethnicities and genders is a good thing to know. It says something great about the city and the type of people who call this place home!

A big change is coming on East Morehead Street, well a tall change at least. A new office building--just one of many that the area has been attracting in recent years--will stand at 160 feet. This might seem a bit grand for the area, but will be complemented by the 13- story Royal Condos building currently in the works through Pinnacle Properties. Still, according to planners, E. Morehead won't be aiming to compete with the towers of Bank of America and Wachovia in Uptown anytime soon. The plans were approved as a single case scenario rather than a precendence setting decision. The building will also have space for 15,000 sq.ft. of retail, in addition to 180,000 sq.ft. of much needed office space and sits inbetween the Uptown loop and Dilworth.

A new stadium for the Charlotte Knights on Third Street got a home run sized step closer to realization on Tuesday evening. March 18, the Mecklenburg County Board of Commissioners agreed to waive two conditions that were holding up initial steps to get the new stadium's construction started. It looks like the Knights will definitely be moving Uptown within the next few years, joining the Bobcats, Checkers and Panthers in sporting venues available within the I-277 Loop. Just one more reason why Charlotte is a great place to call home!

Below is the updated monthly market activity for Charlotte NC and Mecklenburg County NC which includes data from Multiple Listing Areas 1-9: the towns of Charlotte, Huntersville, Davidson, Cornelius, Matthews, Mint Hill, and Pineville, all of which are located within Mecklenburg County NC. The reason for the county view is to provide a more localized snapshot of real estate market activity- focusing on Mecklenburg County's activity instead of the much wider region which includes counties outside of Charlotte.  For February 2008, new listing activity was down slightly from January but still relatively high, near springtime levels from 2007. Under contract listings for February 2008 were very close to those for January of this year and the Sold listing category showed an increase in Febr...

First Baptist Church, erected in the early 1900’s, was designed by J.M. McMichael of Harrisburg, PA.  The central element of the structure (which has no steeple) is the Byzantine dome, similar to New York City’s Madison Square Presbyterian Church. Church goers marveled at the stained glass windows, as you will. One window on the south side of the sanctuary was donated by Vinton Liddell in honor of his father, W. J. F. Liddell.Originally doubtful that the acoustics would be sufficient for even being able to hear a sermon in the church, but the acoustics did work!  The sound of the music was glorious and the sermons reverberated like music to the ear. In 1975, the old building was destined for destruction.  A local  chairwoman of the Board of County Commissioners Liz Hair, gathered ‘troop...

Call it a "decorating", "carpet", "updating", "paint" allowance it doesn't matter, they're all the same thing. Seller acknowledging that the house has some cosmetic drawbacks (could be paint, worn carpet, dated kitchen/baths among other things) and they're offering a dollar amount to buyers so the buyers can just fix that flaw after they close. Here's the problem: When buyers view a home, they're focusing on how the house looks NOW.  Offering an allowance won't make that carpet, kitchen, bathroom, etc any more appealing when buyers are walking through the house. It's difficult for a buyer to erase images of how the house looks now even with the offer of an "allowance". Images are very powerful to buyers. Buyers choose a house based on emotion, feeling and when they picture themselves l...

The CIAA Basketball Tournament and Festival brought in $28M of business to the Charlotte region last year. This year, predictions about final figures are even higher--and the NCAA Division II athletic conference has committed to holding the tournament in Charlotte until 2011. Events like the ACC Tournament and the CIAA Tournament may cause some traffic headaches, but they are just one of the many reasons the Charlotte real estate market is continuing to see growth when many other areas are looking at downturn. We love that Charlotte is continually bringing in great entertainment options and great new people for our community along with them. Bring them on!

It's not that the developers at 210 Trade aren't playing by the rules--it's just that there aren't any rules to follow regarding their complex, but desirable, plans for one of Charlotte's newest Uptown developments. Many Uptown high-rises and housing projects are stalling because of money issues, but 210 Trade is fine in that department. The issue for them is that their project--deemed a "mega-project" by Mecklenburg County--is so complex that the county is developing policy as the project goes forward. The mixed-use facility--which, when opened in 2009, will include condos, restaurants, shops and a hotel at the crossing of College and Trade.

Charlotte Homes for Sale for Under $250,000 What is affordable? Why homes under $250K. Our median home sale in Charlotte is $237K.  As of today there are more than 5000 homes for sale in the 9 county area covered by our MLS for less than $250,000.  This many affordable homes for sale in one price range is a great selection, and makes it a strong buyers market.  More selection, creates better choices for you. Using my search site, or anyone's, you should be able to line these homes up, from similar areas, side by side and determine fairly quickly which will fit your needs best.  I chose a somewhat arbitrary number, $250,000, but this is pretty much the top of a typical first time home buyer, and here you can see all the Charlotte homes prices above and below $250.  Yes, granite counters...
