If you leave your garage door openerin plain sight in your car it could be an enticement to criminals. We all know not to leave cell phones, gps systems, anything of value visible when leaving our cars, but the garage door opener was a new one to me. Recently in South Charlotte, there have been instances where criminals target a car with a garage remotein plain sight, they take the remote and find the owner's address from a registration or other paperwork left in the glovebox, then drive on out to the house to see what they can find. Criminals are creative to say the least! Unbelievable right? It made me think twice though. The garage remote isn't one of those things that I would have made it a point to hide or take with me when leaving my car. Although when I did have a house with a g...

We all know that buying or building your dream house is an emotional venture--sometimes selling your dream home can be too. So much so, that a few remorseful sellers end up re-purchasing them years later. Here's a thought provoking article from the New York Times about the deep connection we can build with our homes, one that interweaves itself with memories, hopes and aspirations, and identity. On it's inaugural list of the best cities to live, Fortune Small Business ranked Charlotte, NC #8. This number is not perfectly accurate (we all know it is #1!), but this is a welcome accolade none the less. FSB researched towns that enjoy healthy business environments and alluring leisure offerings, then further rated them on economic conditions such as local tax rates, natural beauty and availability of desirable arts and entertainment venues and recreational opportunities, all of which we are fortunate to have plenty of! Sitting pretty as the second largest banking and financial center in the nation, trumped only by NYs Wall Street, does no injustice to our wonderful city either. We have experienced an influx of highly educated, motivated and growth centric populations that continue ...

This morning, a change went into effect changing how Square Footage is displayed.  Before, the MLS required that agents go and measure each home and put their findings in the system.  The Real Estate Commission even has a booklet that anyone can read and figure out as to how to measure.  There was even a margin of error of 5% given because no one is perfect but they expect you to be close.  However, chaos ensued with agents not measuring their own listings, going off of plans, using tax data, and ultimately trying to find every short cut to get out of measuring the home.  As a result, listings are now displayed in this manner. This is my in-law's home in Lincolnton.  It is a rancher without a basement and a two car garage.  I took the time to measure this one out and a home like this co...

There is a great debate within the inner-mortgage circles these days. Should we, as loan professionals, encourage clients to borrow as much money as possible? Or would consumers benefit more if we helped them to understand the advantages of 15-year amortization schedules and pre-paying principal? Let's examine the pros and cons of both strategies.Leveraging Your Property. In order to understand why you'd want to borrow as much as possible for your home purchase, you must first grasp the concept that equity has a zero rate of return. Here's an example: If Consumer "A" buys a home for $300,000, and puts 20% down, then they have $60,000 in equity. Over the next 5 years, the property appreciates $100,000 in value. Consumer "A" now has $160,000 in equity. Consumer "B" buys a home for $300,00...

I was going through old magazines and noticed an article in Charlotte Magazine about the coming of a Latino-themed mall. It's not so hard to imagine, Charlotte has the second fastest growing Latino population in North Carolina. And the need for cultural products and services by that community is also growing. Plaza Fiesta Charlotte will be a 350,000 sq. ft. similar to its extremely successful Atlanta counterpart. with cobblestone streets, an old-fashioned el mercado (the market) and vibrantly colored buildings that will pop against the blue Southern sky. It will be a home away from home for Charlotte's Latino population, but also a fun and different experience for other cultural groups. Plus you know there will be an amazing restaurant or two on hand!

Have you gotten caught up in all the bad news? The Sky is Falling! Haven't you heard???Yeah, yeah... we know. Real estate stinks, the mortgage market is dead and life as we know it is over.Come on! Yes, we are facing a decline in real estate, but a lot of that is due to crazy increases in property values over the past few years! We knew it was coming...But despite all the bad press, there is some good news! Feb home sales (at least in the Charlotte market) were up last month! Mortgage rates are still near record lows! FHA mortgage limits are up virtually EVERYWHERE!Now is one of the best times to buy. If you are on the fence, make your move. Recently I added a "Ask the Lender" section to my website. I wanted to have an avenue to provide answers to real questions people have. I can blog and post all I want about things I THINK people want to know about, but I really want to provide information people need. So this is my humble attempt to do so.Here is the first question asked: I am in sales and things are tight. I have been in my home now for 3 years and have a good mortgage right now. However, due to the lower income this year, the monthly payment is getting tougher to deal with. I have never been late on my mortgage and my credit is still good. But I am concerned that I may start to get behind. What should I do?Read the Answer about Mortgage Loan Options_______________________________________________Apply online for your C...

Size is a major factor in real estate, but the size that really matters sometimes isn't the most obvious. Sure, the overall amount of living space is important, but it's not the only consideration and sometimes can cloud the picture when home buyers and sellers focus on just that number. It seems as though some buyers and sellers are obsessed with the square footage number:  - Some sellers think their house is worth $x more because they have slightly more square footage than the neighbor who just sold.  - Some buyers won't even look at a house that's any smaller (or larger) than whatever set number they have in their minds, even if the difference is within 5-10% of their minimum/maximum and it has all of their other "must haves". Square footage is an important consideration (if you nee...

I don't know about everywhere else in the country, but in my area it seems that the FHA mortgage is seen as a "poor man's loan." However, this is not the case.FHA mortgage loans in Charlotte North Carolina now have limits up to $303,750. That is pretty substancial. But to think of the FHA mortgage as something specifially for the "poor" is misleading. Some of the reasons for this misconception may have to do with the industry itself. So many lenders have touted the FHA mortgage as the perfect loan for first time home buyers. And while this is true, the FHA mortgage in Charlotte goes well beyond just that need.Another thing that could contribute to this thinking is the focus on avoiding PMI. Until recently mortgage insurance was not tax deductible, so most buyers would look to avoid it w...

Real estate advisory firm The Staubach Company has been contracted by Premier, Inc, to analyze the company's needs and options in the Charlotte area. The company created and owned by 200 hospitals and health systems provides administrative support in the realms of purchasing and care-tracking for its members. Premier says it has no plans to relocate its San Diego headquarters to join the 600 or so employees already in the Charlotte area. Initial projections indicate that the company will be looking for approximately 250,000 sq ft, making this the biggest move in Charlotte commercial real estate in over 3 years. It is worthy of note that the available commercial space in the Charlotte area is already limited (vacancy rates dropped below 1% in December in the Charlotte Metro region) and w...

Professional graffiti artist Desism will be coming to Charlotte during the April Art and Soul of South End to paint the inside walls of the Charlotte Art League Gallery's walls in order to show the general public the artistic underpinnings behind graffiti art. The artist hopes to dispel the idea that all graffiti comes out of gangs and deviant young people--and instead could be the next piece of art you purchase for your home. More information about the show can be found at www.charlotteartleague.org.

Located in the heart of South Charlotte along Rea Rd, The Shops at Piper Glen is home to Charlotte's first Trader Joe's store, as well as Firenze Restaurant, Senor Tequila's, a new Starbucks, and much more! It's one of those shopping centers that you can pass by if you don't know it's there, just one of the many gems of South Charlotte.View Larger Map           As you can see in the pictures, the parking lot can be very busy at times - there's actually an additional parking lot behind Trader Joe's which at times is more convenient than using the main parking lot.
