  For pet owners relocating across town or from across the country, finding a vet in the new area is most definitely a priority and consideration.   I've recently found The Visiting Vet, and have been absolutely thrilled with both Dr. Martineau and the service she provides.   We have cats, and they don't really enjoy being packed into a carrier, driven in the car and then taken to the vet's office. They cry and shake, are overwhelmed with the foreign sights, sounds and other animals, coming home thoroughly exhausted.  I'd heard of the mobile vet services before but we never used any of them until recently. For a second year in a row Charlotte North Carolina has been voted the number one place to live by RelocateAmerica.com. I have posted the most recent statistics for the entire Metro Charlotte North Carolina Area.  As you can see Charlotte still has a very good market, as compared to others across the country, & homes are still being bought & sold.  There was a recent report by Forbes.com that ranked Charlotte # 9 in the nation for a recession proof economy.  Our current unemployment rate is 5.4%.  We are estimated to have 80,000 people moving into Charlotte again this year.  I believe this is a great time to buy or sell in Charlotte before we start seeing the interest rates move up.  If you have any questions or comments about the market, please let us know. Buying a preforeclosure can be frustrating but rewarding if you have the paticence to wait. Pre-foreclosures are very diferent from traditional foreclosures so if you're asking yourself," What is a Pre-foreclosure? " then click that question to learn more. If you already have some experience with them as many people do these days, then you know they can be quite frustrating. I find that most buyers going into the process know that it will take a while to buy their pre-foreclosure but they don't really conceive exactly how long 4 to 6 weeks will FEEL when they are waiting on an answer. I can't count how many times I've told an agent that it will take 6 weeks and then 5 weeks later, they back out of the deal because it just took too long. What the heck? Effective July 14, 2008, HUD has approved an increase in FHA mortgage insurance premium rates. The increases are "Risk Based" and will vary based on loan to value and credit score. FHA still requires a minimum 3% down payment, but for those that put down more, the premiums will be lower. The better the credit score is, the lower the premiums will be. For those on the lower end of credit with minimal down, they will see the most significant increases in FHA mortgage insurance premium costs.  Sure, price is important when placing or receiving an offer to purchase a home, but it is most definitely not the only factor.   Our NC Offer to Purchase and Contract is currently eight pages long. Eight pages of attorney drafted, NC Bar Association and NC Association of Realtors® approved language. And that doesn't include any of the available addendums.   Seems to me, if price were the only factor in an offer, we could probably pare down those eight pages and save some trees. I came across this article in the Realtor Magazine online & thought it might be helpful for people who are trying to decide if they should rent or buy.  I beleive right now is the best time to buy a new home in the Charlotte, NC market.  Our prices are stable, as compared to the rest of the country, and rates are still low.  I heard Tony DiCello talk the other day about interest rates, historically, they follow gas prices.  If that is so we are heading for an interest rate spike like we have not seen in a long time.  Some say you should wait until the prices go down even further before you buy, the problem with that is if rates start to rise you are going to pay more in a monthly payment for the less expensive home than you would for the home that is at its current price.
