They used to play in a stadium in Charlotte's South End neighborhood until an arsonist destroyed the stadium.  The Knights' kingdom is now in South Carolina near Fort Mill, Lake Wylie, and Rock Hill.  It is within easy reach of Pineville, Ballantyne, and Matthews.  In 2005, the Charlotte Center ...

Charlotte NC--Helping Hands in the Community Charlotte's Race Playce and Volunteerism I am proud to say that my Rotary club participated in the building of an 11,000+ square-foot NASCAR-themed adventureland for the disabled this month. The playground had its official opening this week and it is truly a sight to behold.   The playground was built by 3,700+ volunteers with varying skill levels! 3,700+!  Now that's a powerful number of volunteers who came out and worked countless hours to help build the community!  The Mecklenburg County Parks & Recreation was granted $400,000 to complete the project.  This is part of our group (right) and our international exchange student who posed before we got down to the fun part! By using plans designed by children with disabilities, Race Playce (ri...

Charlotte NC Real Estate Market Report OCT 2008 Charlotte North Carolina Real Estate Market Report OCT 2008 Charlotte North Carolina real estate IS selling and the numbers below reflect that!  Based on data obtained from CMLS, Charlotte's numbers are down from last year but, as you can see, over 5,600 properties have buyers attached to them--either contingent upon the sale of their home (197), conditional upon loan or inspection approval (446), pending Closure (3,080) or Closed home sales (1,947).   That's 5,600 buyers out there RIGHT NOW, this month in Charlotte NC!  In my opinion (and I'm practicing what I preach), a real estate investment is the best investment that one can make at this time.   Here are the numbers from last year this time (chart to the right). 2,662 properties sold...

With all the financial issues currently going on in the United States and now in the world I wanted to update you with what we know about the real estate market in Charlotte, NC.  We are studying the financial situation on a regular basis.  While we used to monitor it weekly recently it has become a daily event.  We want to know as quickly as possible any changes that are affecting the housing situation so that we can let our clients know as well.  As you know, the current stock market condition along with the lending crisis has created conditions in the real estate market that haven't been seen since the 1930s.  Even the conditions in the early 1980s didn't have the effect we are experiencing today.  The big question on everyone's mind is, 'when will the real estate market pick back ...

So you're a dog lover, and you're looking for a place to take your dog.  Charlotte NC is a great place for dog lovers.  It has a plethora of dog parks and is even opening a new one uptown to serve the Charlotte area resident who likes to take their dog off leash. Frasier Park is the new park in uptown Charlotte which serves close in neighborhoods like Myers Park, Dilworth, Chantilly, and Elizabeth.  It is 1.3 acres and even has a water supply for those hot summer days when your dog needs a drink.  It even has separate areas for large and small dogs. Ray's Fetching Meadow is another option for East Charlotte residents.  Located on Monroe Road, at McAlpine Creek Park, the fenced in off leash section for dogs is about an acre.  But the park itself is massive.  If you can stand to keep your...

Unfortunately, Charlotte, NC just isn't very scary.  There aren't many two hundred year old homes in disrepair.  Real estate is too valuable in the Charlotte NC area to abandon a place.  Its industrial history in textiles means that most of the industrial buildings were warehouses used to store cotton or tobacco.  Many of them have been converted into trendy lofts in neighborhoods like South End, NoDa, and Dilworth.  So, there's not much scary about Charlotte NC real estate.  But that doesn't mean you can't have fun with Halloween here.  There's plenty to do for all ages. If you're a young professional or young person, check out some of the downtown clubs and bars.  Most of them host a Halloween party with drink specials and tons of partiers.  The Charlotte Observer, Charlotte's local n...

CHARLOTTE NC SPIRIT SQUARE Charlotte NC--Spirit Square Erected in the early 1900’s, First Baptist Church was designed by J.M. McMichael of Harrisburg, PA.  The central element of the structure (which has no steeple) is the Byzantine dome, similar to New York City’s Madison Square Presbyterian Church.  Church goers marveled at the stained glass windows, just as you will.  Vinton Liddell in honor of his father, W. J. F. Liddell, donated one window on the south side of the sanctuary. Originally doubtful that the acoustics could ever be sufficient for even being able to hear a sermon in the church, but the acoustics did work!  The sound of the music was glorious and the sermons reverberated like music to the ear.  In 1975, the old building was destined for destruction.  A local  chairwoman...

Charlotte NC Restaurant-131 Main Charlotte NC Restaurant Review: 131 Main 131 Main, the centerpiece of the main street running through historic Dilworth, East Boulevard, is one of the newest restaurant additions to the 'neighborhood.'  This is one of my personal favorites! Now there are THREE 131 Main Restaurants in our area!   131 Main's claim to fame is the 'fresh' food and inviting atmosphere!  What a great setting to meet your friends, business associates or enjoy Sunday brunch with the family.  The atomosphers is welcoming and the unique offerings will soon become one of YOUR favorites as well. For starters, you MUST try the cast iron cornbread--it's better than grandma's!  The blue cheese wedge is to-die-for, then if there's room, the slow roasted prime rib simply melts in your m...

Concord and North Charlotte is one of the fastest growing areas in the city. With easy access to uptown Charlotte and I-77 and I-85, the mall has appeal to residents of not only charlotte, but surrounding communities to the north and east like Davidson, Kannapolis, Cornelius, Gastonia, Huntersville and Denver.  One of the biggest and most important attractions to the area has been Concord Mills Mall.  Concord Mills is a mega mall that houses a mix of entertainment retail and outlet stores.  It includes a 24 screen movie theater and a Bass Pro Shops - the only one in North Carolina. It has become the most visited tourist attractions in North Carolina with more than 17 million people visiting.  The mall has over a million square feet of retail floor space.  The mall has brought jobs and i...

One of the best deals for the money is the minor league hockey team in Charlotte NC, the Charlotte Checkers.  The hockey team used to play at Independence Arena, the first arena in Charlotte that was located on the East side of Charlotte that was easily accessable by Independence Boulevard from Indian Trail and Waxhaw real estate. They've moved uptown to the new Charlotte Bobcats arena which is closer to uptown real estate like Dilworth, Elizabeth, NoDa and South End.  The Checkers are fun, energetic and an economical night out.  Maybe you aren't into basketball or football. The Checkers are a draw for our many friends who have relocated to Charlotte from the north.  They're an education to our southern friends who don't understand that people actually play hockey outside in the north. ...

So far this year, the Carolina Panthers, the professional football franchise for Charlotte, NC, are at the top of the standings in their division.  The Panthers who play in uptown Charlotte at Bank of America Stadium, are 6-2 but have won all of their home games.  It's exciting for Charlotteans, and folks interested in Charlotte NC real estate, but more exciting for folks with tickets. The stadium is extremely acessible thanks to the new light rail line, which has proved popular among fans. Many fans skip the train and still choose to tailgate at one of the ample tailgating lots close to the stadium. It is close to uptown Charlotte and extremely close to neighborhoods like South End, Dilworth, and Myers Park. Last weeks game was close and ended in a dramatic fashion with a run by D'Ange...

With its warm climate and rolling hills that are great for building sand traps, Charlotte, NC Real Estate is a prime area for golfers, people who are poor golfers but watch the Golf cable channel, or folks who simply enjoy country club living.  There are a multitude of courses in Charlotte, such as Ballantyne, Quail Hollow and Myers Park, which offer country club living but are located convenient to uptown Charlotte. Charlottegolf courses have long been favorites of professionals and presidents alike.  President Clinton once came to play gold at Piper Glen in South Charlotte in the 1990s.  Quail Hollow Country Club is host to a PGA Tour tournament every year which uses their course designed by George Cobb. The course was modified by club member Arnold Palmer later. In recent years, it h...

Wealth Redistribution and Bail outs.  Obviously those of us who are in the Real Estate profession or in marketing the Real Estate profession are at the center of politics this Fall 2008. Polls indicate that Senator Obama has a commanding lead. Should he become President,  how will his policies affect our industry?   Will taxing small businesses and large corporations that make more than $250,000.00 in income help move the over supply that currently exists in our unsold product? Are Bank Bailouts, Insurance Bail outs, and Bank takeovers by our government good for our industry? I really would like your input here.  I will be marketing Myrtle Beach Real Estate products for our local area in 2009 and I have more questions right now than answers.

Should I short sale my property? This type of real estate transaction occurs when the lender agrees to discount the balance of a loan due to the borrower's financial hardship. It is almost never an option, but it is usually the result of a combination of events where the borrower needs to sale, the property's value is below the outstanding balance of the loan, and the seller is going through financial hardship, which leads to default on the loan. If you are in a situation where you need to short sale your home, this article can help you to have a basic idea of how to go through the process. Just have in mind that the purpose of a short sale is to prevent your property from foreclosure so in order to better negotiate with the lender, make sure you hire a good Realtor with an extensive sh...

They say this is a "Buyers market" right?  Well, where are all the Buyers?  Are they unable to obtain financing because the banks have tightened up their belts and are very selective in whom they loan money?  Or are they in their apartments watching CNBC and other media tell them this is the worst time to buy anything, and that their jobs will vanish in thin air tomorrow?  Or are they in some non-profit organization's program getting told to pay off debt of 10 years ago while they sit idle on a roster of Not-Quite-Ready-To-Purchase-A-Home-Now list to justify the non-profit's program is such to be taken seriously?  Well I've look in supermarkets, movie theatres, gyms, and other questionable locations in such for these buyers, only to find frightened, confused, misinformed individuals tha...
