The average sale price reached the $1 million price point for the first time (increasing from $817,000 in Quarter 4 - 2023). The median sale price also increased quarter-over-quarter by $236,000.  FORECLOSURE & SHORT SALES DROPPED IN CHARLOTTE REGION IN FEBRUARY 2023FORECLOSURE & SHORT SALE BARGAINS REMAIN HARD (IMPOSSIBLE?) TO FIND Foreclosure and short sales as a percentage of total home sales in the Charlotte, North Carolina region remained very low at 0.4% in 2022. From 2021 to 2022 there was no change in the sale of lender-mediated properties. Compared with 2020, the number of distressed property sales was half that in 2021 and 2022 and two-thirds lower than in 2018. In February 2023, the percentage of distressed property sales dropped month-over-month by 0.6% to 0.3% of total sales.  NATIONAL BLACK FOREST CAKE DAY: MARCH 28TH March 28th is National Black Forest Cake Day, or Schwartzwalder Kirschtorte, as I grew up knowing it. Black Forest cake originated in Germany's Black Forest area. It's said that Black Forest cake originated as far back as the 1500's when chocolate was first available in Europe.
