Business Week has just released their list of America's Top 10 Affordable Suburbs.  Among the top 10 are 2 Charlotte area communities that have long become synonymous with affordable housing, great lifestyle, and easy access to Charlotte and it's many activities.  Cornelius, located 30 miiles north of Charlotte on the shores of Lake Norman, was listed at number 7, and Fort Mill, just 22 minutes south of the city across the South Carolina border, came in at number 10. These two great towns are recognized for their cost of living, lifestyle, schools, and the strength of their local economies.  Business Week evaluated suburbs on a variety of factors but weighted affordability most heavily.   I  think that now is a great time to buy a new home in Charlotte, NC and especially around the $300,000 range.  Builders are really offering some great incentives on new homes and closing cost money.  Some Charlotte home builders are coming way off of their list price and it is important to know how motivated each builder is individually.  It is hard to take your clients into a model home at many communities.  Some onsite agents will act like the house you will buy will look exactly like the model.  It is very important that you get a list of upgrades for you clients along with the exact price of each upgrade.  Take your clients to an inventory home and let them see what they will actually get for that price and be sure to point out the upgrades that were or were not added to the home...

Priceless Homes in Charlotte indeed. They're everywhere ! I was on one of my missions yesterday and found quite a few homes were in the priceless category. Many were priced less than they were just a few months ago. And a couple were in need of a lesser price. Many of these priceless gems were great deals. Hope they last until my buyers arrive next weekend. Never have I seen a better market for Buyers. I have learned in my short career of real estate that you must be willing to do what others wont.  I was completely booked yesterday and had an agent call me wanting me to show a rental that I have listed.  I offered them $400 to get the person to rent the home.  He didn't want to do it and pushed it off on me.  Of course, I sucked it up and showed the rental.  (I don't know a single "pro" agent that will even show a rental in Charlotte and I didn't want to either)  At the end of the day, I walked away with a signed lease and a $1,500 commission from renting the home that the other guy was unwilling to show.  I think times are changing...and these experienced agents that are only hunting the big sales will be washed out of this market if they don't start putting in more effort.  If I wa...

They rob Peter Client to pay Paul Clien's bills. Then rob Paul Client to pay Peter Clients' bills. In the wake of grim economic news, a flashlight of hope has risen. FEDEX has decided to open a distribution center right on the SC/NC border just minutes south of Charlotte. The area is called Lakemont and FEDEX is planning on opening a 112,000 sqft facility in October. They are planning on 22 full time positions, 84 part-time positions, and to include nearly 100 jobs for independent contractors. I know that March is a big month for basketball junkies, but it just makes me crave baseball even more. Don't get me wrong College basketball can be very exciting. However, it seems that you really only need to watch the final 5 minutes of the game. It lasts for a good half hour with all the timeouts and the outcome is usually determined. I have played baseball throughout high school and college and have been coaching at the high school level now in Charlotte for the past 10 years. Growing up in New York you can only imagine the passion of following the Yankees and making it to a number of games each year. Well, some of you may have seen some prior posts in regards to my frustration with customizing my Outside Blog. However, with the help of Brad, I was able to figure out how to resize pictures using Picnik. I still have to figure out how to make the collage thing work. You are able to take 4 or 5 pictures together and piece them together to make one nice banner along with some text. If I can get away for a few more hours without my boys wanting to play outside you may just find new banner that will be a little clearer. Something like this one...
