CHARLOTTE REGION 2022 REAL ESTATE REPORTWHAT YOU NEED TO KNOW... In 2022, home sales across the Charlotte region trended back to 2019 levels with 50,286 homes sold across the 16-county region. One could say the return to pre-pandemic levels of sales and the pace of sales is a more "normalized" market and that 2021/2022 were an anomaly. Key take-aways for the 2022 housing market's performance include: Decline of 15.3% in existing home sales in 2022 versus 2021. 12 consecutive months of declines in sales year-over-year. 2022 sales were on par with sales at the end of 2019. Pending sales were also down throughout 2022, totaling 47,477 homes, a decline of 20.5% from 2021. New listing activity also declined in 2022, which was down 10% compared with 2021.  LATEST NEWS ON CHARLOTTE'S BALLANTYNE HOUSING MARKET...WHAT YOU NEED TO KNOW...WHAT IT MEANS FOR YOU... The Ballantyne area housing market continued to cool in the month of January with lower closed and pending sales, higher days on market, lower list to sale price ratio, and more inventory. At the same time, home prices increased year-over-year and decreased slightly from December 2022. New listings increased from December (more than likely a seasonal factor at play here), but continue to be down year-over-year and down compared with Quarter 4-2022, as a whole. With closed and pending sales down, Ballantyne's housing market is returning to more of a pre-pandemic rate of sales and the "feeding frenzy" we saw in  2021 and in the first half of 2022 has abated. BALLANTYNE AREA HOUSING MAR...

What it means for you...   YEAR-OVER-YEAR TRENDS IN THE LUXURY HOME MARKET IN CHARLOTTE REGIONThe luxury market saw a 3% increase in new listings year-over-year (equal to four homes), while inventory increased year-over-year by just under 39.3%. The months supply of inventory increased from 1.8 months one year ago to 2.4 months. Median home sale prices decreased 15.8%, while average home sale prices decreased 15%.  FORECLOSURE & SHORT SALE BARGAINS WERE HARD TO FIND IN THE CHARLOTTE REGION IN 2022 Foreclosure and short sales as a percentage of total home sales in the Charlotte, North Carolina region remained very low at 0.4% in 2022. From 2021 to 2022 there was no change in the sale of lender-mediated properties. Compared with 2020, the number of distressed property sales was half that in 2021 and 2022 and two-thirds lower than in 2018. At the same time, foreclosed and short sale median home prices continue to increase, as the chart below shows. Palisades Neighborhood in Charlotte, NCReal Estate Report & Neighborhood Spotlight Charlotte's Palisades neighborhood saw a 23% increase in average home sale prices in 2022 and a decrease in average days on market to 19 days. The list to sale price ratio was just over 100%. Median home prices continued to set new records throughout 2022 and into 2023.
