LATEST NEWS ON THE BALLANTYNE HOUSING MARKET...WHAT YOU NEED TO KNOW...WHAT IT MEANS FOR YOU...  While there's been lots of talk about housing markets showing signs of slowing down as a result of increases in interest rates and inventory increasing, in May 2022 we still saw NO SLOWDOWN in Charlotte's Ballantyne area where homes sold in 11 days, median and average home prices reached record levels, and new listings and inventory remained critically low. Home sellers continued to received a substantial amount (105.3%) over asking price in final sale price. As a result, Ballantyne (28277 zip code) remained a home seller's market in May2022, resulting from the continued lack of inventory, which dropped 47.9% year-over-year. Months supply of inventory was down 42.9% compared with May 2021 to...

Buying a short sale home in Charlotte, North Carolina can seem like a good deal because of the reduced price and reduced buyer competition. However, it’s easy to fall victim to the risks of buying a short sale home, especially since many of these situations are out of the buyer’s control: More parties are involved Lenders can counter, reject, or ignore your offer Opportunity costs associated with short sales Inaccurate maintenance disclosures Listing complications They’re often fixer-uppers Unpaid liens and mortgages Lenders prefer cash and large down payments Because of these risks, the short sale process can drag on for months, and there’s no guarantee that the lender will agree to your offers. If short sale risks aren’t mitigated, you can waste time and thousands of dollars while purs...

Is Help On The Way For Home Buyers and Renters? After years of shrinking inventory and skyrocketing prices, the Charlotte real estate market may soon see more positive developments. The Biden administration has proposed measures addressing housing availability and affordability. The proposed plan will not only ease credit access to home buyers and home builders, but will also streamline the nation’s distressed supply lines of building materials. Many observers have noted that while the COVID pandemic disrupted supply lines, over-generous government stimulus packages spurred increased home-buying, which further reduced inventory.Additionally, these new policies will provide assistance to renters, including facilitating increased residential density through changes in local zoning, which s...

June 14th Is Flag Day! Happy 245th Birthday To The Red, White & Blue! June 14th is Flag Day and our Stars & Stripes are celebrating their 245th birthday today. Flag Day commemorates the adoption of the American Flag on June 14th, 1777. Flag Day is one of those holidays that many people are not always aware of as we don't have parades, don't get the day off from work or school. As a result, it's easy to let the day pass without noticing.   In 1916, President Woodrow Wilson issued a proclamation officially establishing June 14th as Flag Day. In August 1949, National Flag Day was established by an Act of Congress, even though it's still not an official federal holiday. (Maybe if it was, more attention would be paid to Flag Day.) If you haven't already put your flag, go out and proudly fl...

HOMES WITH BASEMENTS IN THE GREATER CHARLOTTE AREA Homes with basements are the exception rather than the norm in the Greater Charlotte area. This has to do with our red clay earth, which is not conducive to building homes with inground basements. Our basements are generally what we call, daylight, walk-out basements, which means you need a lot that allows enough height to build an additional level in the home. The Charlotte area is relatively flat which makes finding lots that can accommodate a basement difficult. As a result, homes with basements in the Charlotte region are highly prized, in great demand, and typically command a premium price. If you've been dreaming about a Charlotte area home with a basement, click on the links below to see what's available now: MECKLENBBURG COUNTY...

Latest news on Charlotte Region's luxury housing market...What happened in May 2022...  What it means for you...   Charlotte Region's single family luxury homes real estate market remained strong with ongoing low levels of inventory that, for the most part, have not been seen in more than a decade. Days on market, both average and median, were down year-over-year.  With the luxury market enjoying an increase in new listings year-over-year, closed and pending sales increased in May, as well. Average and median sales prices were down slightly year-over-year and month-over-month. However, luxury home sellers continued to see a higher sale price as a percent of listing price. As a result, it's too early to say that the drop in sale prices is due to a slowdown in the market versus the price ...

Ole Glory on Memorial Day - Also Milestone Day at the MaxwellsThis Memorial Day, we hosted a very small family gathering at our home. Our first grandbaby (held by our son, Matthew), joined us for the day. We were all thrilled to finally have great weather and all be available for Liam to take his first boat ride. It was his first day on the lake as well and, Laid Back Liam took it all in like a champ! This is one of my favorite shots from the day. We proudly fly Ole Glory at the front of our home and from our dock. Our entire street flies the flag proudly from our docks. We have several retired Air Force veterans or family of veterans on our street so, needless to say, we're all very patriotic, flying Ole Glory with great pride.MANY thanks for Mark Don McInnes, Sandpoint-Idaho & Endre B...
