 Southampton Neighborhood in Charlotte's Ballantyne AreaReal Estate Report & Neighborhood Spotlight Quarter 2 - 2021 Southampton in Ballantyne saw three homes sell at an average sale price of $395,750 during the second quarter of 2021, two less than the number of sales in the second quarter of 2020. Median sale price of homes sold in Southampton in the second quarter 2021 was $409,000. Both median and average sale prices rose over 24% compared with the same time period one year ago. Average days on market were just 2 days. New listings were five in the second quarter 2021, equal to the same number in the same quarter one year ago. At quarter-end, two Southampton homes were under contract and no homes were listed for sale.  Ardrey Crest Neighborhood in Charlotte's Ballantyne Real Estate Report & Community Spotlight:Quarter 2 - 2021 Six homes sold in Ardrey Crest during the 2nd Quarter 2021 compared with four homes that sold in the same quarter of 2020. New listings increased with three more homes for sale in Quarter 2-2021 than in Quarter 2-2020.  Both average ($506,829) and median ($502,500) sale prices were up significantly compared with one year ago, breaking the half-million price point. When a home has water damage, find the source of the issue.  When you have inside issues, sometimes, outside issues are what created the problem, to begin with.  In the above-said photo, notice the water damage, the mold, the wood rot, and the termite activity?It is very important to find the source of the problem, to begin with.  We do not always know, what we will run into in life but there are things to consider before work is started.  Inform the client, that there might be hidden wood rot or decay or termite activity.  Termites love moisture and they love wood that is wet and then when they get to the wet wood, sometimes they keep on eating. This is chapter 2 of wood rot, decay, termite activity, and mold.  This is and was stage 2 of the process. All of the above was cleaned up.  Notice how clean things are now.  All of the wood rot and decay and termites and mold are gone and removed.  Does it look a little better?When you are working on a home, make sure you are exhausting or putting the house under negative pressure so you do not have debris and wood dust and sheetrock ducts flying everywhere and put plastic around things to protect. It is simply amazing how things progress if you are prepared for the job.  Bridgehampton Neighborhood in Charlotte's Ballantyne Real Estate Report & Neighborhood Spotlight:Quarter 2 - 2021 On the Charlotte, North Carolina side of Bridgehampton, four homes sold in the 2nd Quarter 2021. The average sale price was $779,375. The median sale price was $752,750. On average the homes sold in five days. Sellers received 102.9% of asking price in final sale price. What are Soil Filtration Lines?  Look to the right of the photo and along the edge of the carpet to the right.  We call this Soil Filtration Lines and a normal steam cleaning does not get this out unless you use the proper product that you apply to the edge of the carpeting and brush it and let the product dwell for about 15 minutes, and then rinse or flush the product and chemical.  What could cause soil filtration lines?  It can be caused by a fireplace or even gas heat.
