A child that is diagnosed with terminal cancer... a family that doesn't have the means to put food on their table...or the attacks on 9/11... these are all tragedies ! Finding out you need a private road maintenance agreement, or that there is an easement issue with the property, or the fact that the other agent's clients asked for a $50 dollar repair...( and it doesn't even meet the requirements of a "necessary repair" !!? say it isn't so!! ).... are all examples of an inconvenience...and NOT a tragedy. Before you create or add drama to what may already be a stressful situation during the transaction, remember the issue is simply an inconvenience. Professional agents determine what the issue really is, and then respond, not REACT to it. As a real estate professional, you are responsibl...

I believe it was Jeffrey Gittomer that said," A sale is not something you pursue; it's what happens to you while you are immersed in serving your customer." In my opinion, truer words about selling could not be spoken. For those seeking to make a career in sales, and not just in it for the perceived "quick dollar", these are not just words, but a business philosophy. Whether you call it "relationship selling", "win - win", "counselor selling", or some other similarly named description, it all boils down to determining your clients' true needs, and then working (serving) to the best of your ability to ensuring those needs are being met. In sales, when honesty and integrity are combined with the call to serve, and practiced with a genuine empathy toward the fulfillment of your client's ...

As we are seeing more Jacksonville Short sales I find it important to point out what the benefits are when short selling your house instead of letting it foreclose. Of course every situation is different and it depends on the reason of your foreclosure or short sale, but as a general rule, a short sale is better than a foreclosure. For starters, latter will stay on your credit report forever, while a short sale will fall off within 5-7 years. Furthermore, with a Jacksonville short sale you are still in control of what is happening. In a foreclosure situation the bank will repossess your home and evict you. Another important fact to remember if you find yourself between a rock and a hard place is that, when short selling, your credit score will go down 150 points at the most; when you g...

When buying a Camp Lejeune NC home (or any other home) you will need certain documents to apply for your loan. Your lender will provide you with a list of what you will need, but I find it nice to have a little head start and come prepared. So here is what you will need when buying a Camp Lejeune NC home: You will always need a current ID card, if you are buying with a VA loan you will need to produce a proof of service, usually your military ID. You will also need to be able to re-enlist when buying a Camp Lejeune NC home if your contract is up in less than 12 months, so be prepared to get a statement from someone in charge! To buy a Camp Lejeune NC home you will also need proof of income, i.e. last 3 months of paystubs (often your LES in our area). Don't forget any other income you m...

I noted in my earlier post that there are many benefits to buying around Camp Lejeune instead of renting. Today I would like to discuss the actual monetary amounts needed to buy or rent a little bit more in depth.  Most people underestimate the cost renting in the Camp Lejeune area. Renters around Camp Lejeune will need an application fee ($25-$50), when approved a security deposit (same $ as rent) and their first month's rent. If they have pets they will be charged a non-refundable pet fee PER pet ($150-$200), and certain dog breeds are not allowed at all; the same goes for puppies or kittens. Apart from the inconvenience of finding a place around Camp Lejeune that will allow your type of pet, having pets as a renter is very costly. Looking at a total, a renter having 1 pet and getting...

Like I mentioned in my previous blog, the area around Camp Lejeune offers plenty of townhomes, large and small, expensive and more affordable. Today I would like to elaborate a little more on the cost of buying versus renting, especially when you look at a low maintenance townhome or smaller single family home in the Camp Lejeune area. At current low interest rates, it is safe to say that the same monthly payment will allow you to buy at least the same size house, most likely larger, than a rental property would be around Camp Lejeune. Of course the benefits of buying versus renting around Camp Lejeune are plentiful, from being your own boss, starting your financial independence, having any type of pet you want, to tax breaks and lastly - APPRECIATION and EQUITY! Appreciation is your h...

I understand that in most families both parents work outside the home and it is necessary to have day care for preschool age children.  I also realize what a daunting task it is to research and locate the day care and preschool facilities in an area when you are new to the area.              With so many military families relocating to Camp Lejeune Marine Base in Jacksonville, N C, I felt it would be helpful to put together a Child Care Directory.  This is the first of two directories which I will publish.  This one concentrates on the Hubert and Swansboro  area of Onslow County and the Daycares and Preschools located there. The second one will focus on childcare centers in Jacksonville, N C.Please understand that this is not an endorsement of any type and may not include all childcare ...

Military families who are eligible and choose to live off base are provided with BAH (Basic Allowance for Housing).  This is a tax free allowance which is a valuable portion of military personnel’s benefit package. According to a recent report from the Department of Defense, BAH has just been raised to help families with their housing expense.  This is definitely good news for military families as prices of fuel and food continue to rise.  Several factors are taken into consideration and used in the equation for the BAH but basically the allowance is determined by:  E, W or O classAssigned locationNational and/or regional housing costs – (residential vacancies are also taken into consideration)Number of dependents   For Camp LeJeune Marine Base and New River Air Station in Onslow Co...

There was a very special dinner held in New Bern, North Carolina last evening.  It was a fund raiser to send Marines from the East Coast Wounded Warriors Barracks at Camp Lejeune in Jacksonville, North Carolina home for  Christmas.  Thanks to the efforts of the Military Order of the Purple Heart and people in the community, 100 plane tickets will be purchased for these wounded Marines to spend Christmas with their families.     Some of these men and women have not been home for Christmas in several years.  They told supporters of the event that this was the very best Christmas present they could receive. If you are not familiar with the Wounded Warriors here's a story that will give you some background.                                                                                     ...

As I have stated here many times, I live and work near Camp Lejeune Marine base in Jacksonville, N C so quite a lot of my business is with military families.  I consider it an honor to work with these wonderful families who sacrifice so very much for all of us.  Having said that, I work very diligently to assist these families with their housing needs, financing and any other needs they may have. One thing I have found is that these families many times do not know where to go to get the information they need and desire about different programs such as the GI bill. The GI bill is a wonderful educational benefit which can be earned by:      Active DutySelected ReserveNational GuardVeterans There are several GI programs available, each is different and depends on eligibility and military s...

Have you seen an osprey?  No not the bird, an aircraft  which the military uses.  It is an amazing aircraft, it takes off and lands like a helicopter but flies like an airplane. If you have read my blogs, you already know that I live very near Camp Lejeune Marine base in Jacksonville, N C and have the honor of helping many military families find housing in Onslow County, N C.  Camp Lejeune and Cherry Point in Havelock, N C are the locations where the pilots train to fly these amazing aircraft.  There has been much controversy over the osprey over the years due to some mechanical problems.  However, it appears that the use of these aircraft has been very successful in Iraq.  Read this article. So now you know what that funny looking helicopter/airplane is called.  If you ever see one taki...
