Where did this month go? It seems like I was just writing the blog for April. Okay, actually that was only 10 days ago, being that I was late writing last months stats! All this lateness can actually be considered a good thing, because it means as a Realtor I've been VERY busy. New buyers are out there looking at homes, and some great new listings at great prices are coming on the market. And with interest rates continuing to be at record lows, it's a great time to buy a home in Apex, Cary, or the Raleigh North Carolina area! So how were home sales in May of 2011 in Apex North Carolina? Once again we had a small increase in sales last month! May Sales were up again for the 5th month in a row. Not a huge increase, but slowly improving every month.     In May 2011 the lowest priced home s...

Mortgage markets moved in feverish fashion last week, changing with extreme frequency, and eventually ending slightly worse on the week. Conforming mortgage rates fell to a 6-month low Wednesday but, by Friday, they had retreated higher. Last week marked just the second time in 8 weeks that rates in Raleigh increased. During that span, Freddie Mac reports that mortgage rates have dropped 42 basis points, or 0.42%. That equates to a monthly savings of $25.24 per $100,000 borrowed. One reason why mortgage rates have been dropping is that the economy is growing more slowly than projected. In a speech last week, Federal Reserve Chairman Ben Bernanke described the U.S. recovery as “frustratingly slow”. In a separate speech, another Federal Reserve President, William Dudley, categorized th...

April showers may bring May flowers, so will the increased number of Homes Under Contract in April bring May closings?  Let's hope so!  In Apex North Carolina, the number of homes closed in April rose to 57. Not an huge increase, but numbers have been improving every month this year so far.    So what homes are closing?  Well,  every price range and every size. But as always, a home has to be PRICED RIGHT for it's location and in excellent conditon to stand out among others and sell .     In Apex North Carolina the lowest price home sold at $125,000.  Actually, 3 homes sold at that price, but 2 were listed higher and sold lower.      Once again the highest price home sold was new construction in the lovely communnity of Abbington.   After upgrades were added, the home closed at $725,0000...

Scotts Mill Neighborhood in Apex NC is a wonderful community and offers so much to it's residents.  The first time I drove into this neighborhood, I fell in love with the architecture and "Pleasantville" type atmosphere.  The homes are modeled after historic registered homes throughout North Carolina (ex. the Pullen house).  All of the homes have welcoming front porches that evoke a friendly atmosphere.  There are paved woodland greenways with wooden bridges over the small meandering creek.  Neighbors walk, jog and bike on these rails which connect to surrounding neighborhoods and parks.  Scotts Mill has a neighborhood swimming pool, park and playground, volley ball courts, tennis courts and basketball court.  They have an established swim team called the "Sea Dragons", neighborhood cl...

ActiveRain PhotoBlogger Contest A Friendship Strengthened by Casting a Line... Nearly every year since I moved to the Raleigh/ Cary/ Apex area of North Carolina, my daughter Laura and I have attended the Annual Apex Fishing Derby which is held each Spring at the Apex Community Park. And every year that we've attended, we have taken her friend Melanie along with us. We get up really early to get a good spot, bring along snacks for the day, and hope that this is the year we catch the biggest fish. In the photo below, the two friends are showing off one of their catches of the day. And, just for the record, Laura held the lead for biggest fish caught in her age category... right up until the 2 minute warning bell, when another angler caught a fish slightly bigger to beat her out. Melanie, ...

It doesn't matter where you live, there seems to be some extreme weather situations that make the news. No earthquakes or tsunamis here in North Carolina, and very rarely do we have extreme winter conditions.  Even tornadoes and hurricanes don't happen every year. But last weekend North Carolina was hit hard! Here in the Raleigh NC area we had a string of tornadoes run through our area Saturday afternoon. Starting around 3:00 the TV channels broke into regular programming with extreme weather alerts. Or, as they're now calling them PDS- for particularly dangerous situations! From watching the TV satellite pictures, we could see that we were right in the path of the storm.  The weather man announced to get into your safe place NOW! Just then the power went out with a bang- something had ...

Good-Bye to Borders Books   I remember the first time my wife, the obsessive reader, saw a huge bookstore.  "Kid in a candy store" comes to mind.  Wide-eyed, slack jawed Joy! There is nothing like a good bookstore.  Nothing smells better.  Intrigue and Information abound at arms' reach at every step.  Thousands and thousands of books for the buying, or for just taking the cheapskate perusal. And losing a bookstore is a sad event.  I was in Beaver Creek this evening, and popped into Borders to check out the Store Closing sale.   The deals on a couple of books were OK, but not terribly satisfying, knowing I was scavenging.  The photos are grim and depressing.  And I could have shot the same scenes in the Cary store, or over in Raleigh, except the Raleigh 6 Forks and Wake Forest Rd. store...

Good news!!! Finally, sales have been going up.  In March, 2011, 52 homes sold in Apex North Carolina, up from 41 closings in February.   The lowest price home sold at $35,000. It had no working HVAC or septic system.  Still, with the listing price being $29,900, this suggests multiple bids.           The highest priced home sold at $651, 647 and was a new construction home in the Abbington neighborhood.     Address Subdivision LP $ SP $ 7917 Pineslope Drive Not in a Subdivision 29,900 35,000 209 West Street Not in a Subdivision 64,900 58,000 8717 Stephenson Road Saponi Hills 94,900 94,900 607 Olive Street Not in a Subdivision 123,900 117,500 309 cabana Drive Sunset Hills 125,900 119,800 108 Homesong Way Homestead Park 139,900 126,500 109 Sparta Lane Perry Hills 130,000 129,000 8208 Cha...
