The chart above reflects the monthly number of closed sales of detached housing located within the adjoining municipalites of Dieppe, Moncton and Riverview. (sometimes referrred to a "metro" Moncton)Yes the second half of the 2020 housing market was indeed "warmer" than the first half. The chart below reflects the monthly number of closed sales of semi-detached housing located in metro Moncton. The chart below reflects the monthly number of closed sales of detached housing located in Albert, Kent and Westmorland counties outside of metro Moncton. The housing market in this collective area was much warmer than previous years.I have a suspicion as to why the housing market numbers are this way.

In the metro Moncton - Dieppe - Riverview real estate market the low inventory trend continues. In the chart above, one line historically illustrates the scarcity of active listings in our MLS System. The other line shows the months of inventory at the current level of sales. Two months of inventory means Buyers do not have many offerings from which to choose. Buyers are under pressure to act quickly when a new offering does come on the market. So new listings often attract multiple offers. This estate market favours Sellers over Buyers. Buyers would be wise to have undivided loyalty with single agency representation before shopping for a property. Just say NO DUAL AGENCY.

Active residential listings continue to be at historic low levels.Monthly sales remain in the normal range however active listings are in short supply. This will certainly favor Sellers over Buyers in the tri-community "metro" Moncton area. To be fully represented, Buyers as well as Sellers should choose the undivided loyalty of single agency representation. This is no time to agree to the limited representation of double agency.

Single family detached homes make up the majority of residential sales in the "metro Moncton" area (City of Moncton - City of Dieppe - Town of Riverview).Sale numbers of single family detached houses set new monthly records in the Spring/Summer of 2019. This occurred in spite of a historically low inventory of single family detached listings. And prices remain remarkably reasonable.With interest rates for residential mortgages holding steady, the affordability of housing in the metro area is outstanding. Now is a good time for renters to consider moving into home ownership. It can't hurt to shop the market this fall before winter sets in.

Hot sale numbers of detached housing set new records in the Summer of 2019. In spite of the low inventory of listings, prices remain remarkably reasonable. And with interest rates for residential mortgages holding steady, the affordablity of housing in the city is outstanding. Now would be the time for renters to get into home ownership.

Single Family Detached Dwellingssold in 2017 are visually represented in my pie chart below. Almost one half of all detached dwellings reported sold last year fell in the 100 to 200 thousand price range within the metro Moncton area. ("metro" is within the adjoining municipalities of Dieppe, Moncton and Riverview)

Looking back on 2017 the number of detached sales reported rose slightly in 2017. The increased sales activity slightly advanced the average sale price. With an ample supply of listings, it's still a buyer's market.

For the fourth consecutive month Moncton's benchmark price trends lower : And the trend is lower for the Moncton HPI:Attention Buyers: Lots of listings coming on the market. There will be some great buys!We are in the middle of the Spring real estate market. There are lots of properties on the market and some of the sellers are very motivated to sell. Potential buyers in this amarket would be wise to look at some of the offerings now.

The most popular metro Moncton housing style purchased in  2015 was the detached bungalow, followed closely by the detached two storey. The next most popular choice was the semi-detached two storey.The two top styles accounted for almost two out of every three single family housing styles closed in 2015 in the contiguous "metro" area, i.e. the City of Moncton, the City of Dieppe and the town of Riverview. Note:  All housing styles shown below are freehold ownership.

In the first month of 2016 reported sales of single family housing show a surprising rise in the HPI in comparison to one year ago: It will be interesting to see if this trend continues going into the busy Spring real estate market. The New Brunswick government just announced a doubling of the property transfer tax effective April 1. Over the last 24 months the "metro" Moncton HPI for single family detached houses has moved down and up many times, as illustrated in the line chart below: In the last six months of 2015 the index has been trending upward.  In the last quarter of 2015 the HPI for detached dwellings in the city of Moncton exceeded that of Dieppe and Riverview.Note to those planning a Moncton area houisng purchase in 2016. The February 2015 Moncton  MLS® Home Price Index declined 1.19 % from last month, 1.65 % from three months ago, 2.19% from six months ago and and 2.27% from February 2014.   The frequency and amount of this Winter's snowfall may have effected the Moncton real estate market. The real estate market may pick up when the snowbanks melt away which might only occur sometime in May! The full details are available using the HPI Tool here.     My June residential real estate statistics graph for the entire Moncton area reveals: In 2014 sales reported were below average for June New listings entered in the system were above average Active residential listings at the end of June were at a record level My graph leads one to this conclusion: The residential real estate market in Southeast New Brunswick continues to favour buyers over sellers. Sellers must adjust their expectations. Buyers should be cautious and avoid double agency situations.

  The first half of the 2014 real estate market stats reveal that the number of residential units reported sold is down. Sales of new construction units  were very soft in the first half of 2014.  As we begin the second half of the year the number of active listings is at a record high level. Our local real estate market definitely favours buyers over sellers.
