Moncton, NB Real Estate News

By Matt Estabrooks
Welcome to my neighbourhood, the Lewisville area of Moncton. Lewisville was a village with it's own mayor and council until it was amalgamated into Moncton in the sixties. In the early days it was known as Creek Village. I've lived in the Valleyview Subdivision in Lewisville for over six years. The houses in Lewisville range in ages from very old to newly constructed, and there is still lots of room for new homes. The residents are a mixture of Anglophones and Francophones. The neighbourhood offers elementary schools in either official language. The Lewisville area offers quick and easy access to Trans Canada Highway, the Irishtown Nature Park, the Caledonia Industrial Park, the Université de Moncton, Downtown Moncton and the Champlain Place shopping area. Moncton, the second largest city in New Brunswick with well over 60,000 residents, is located in the easternmost corner of the Province in Westmorland County. Moncton's unofficial nickname is the Hub City, likely for two reasons. First because it was formerly a railroad hub, headquarters of the Intercolonial Railway and secondly because of its location at the geographic center of the three Maritime Provinces. All highway traffic between New England as well as the rest of Canada West of New Brunswick and the three other Atlantic Provinces East of New Brunswick passes by Moncton on the Trans Canada Highway. (However there are three auto ferries that cross the Bay of Fundy to Nova Scotia, one from Saint John, New Brunswick to Digby, Nova Scotia, one from Bar Harbour, Maine to Yarmouth, No...

In the first quarter of 2007, in the City of Moncton, residential units and total permit values are up from last year. Will this be another good year for residential construction in the city? Well, the current inventory of unsold new construction may have an influence on what may transpire. There are currently 167 detached, semi-detached and freehold townhouses for sale on MLS®. Of these, at least 20 are yet under construction. That still leaves over 140. Of these, 3 were listed in 2005 and 93 were listed in 2006. So there seem to be a fair amount of unsold inventory. Year to date, 72 new construction properties were sold on MLS®. Find more at LarryEstabrooks.com

On the first weekend of Summer 2007 the Moncton area will play host to motorcycle enthusiasts from Atlantic Canada and beyond. The name Atlanticade is unique, combining elements of word motorcade (which usually includes motorcycles) and Atlantic, as in Atlantic Canada, our region. The Moncton area's reputation for outstanding hospitality should help to make this inaugural event a success. Atlanticade is open to all makes and models. For more information, visit the web site Atlanticade.ca.

a professional who is able to consider the data behind the numbers and provide comment. I'll use the chart below to make this point. It would seem, based on 28 sales year to date that there is a significant decline of the average sale price  in Moncton East. Has a housing price bubble burst in Moncton East? It's just not so. If you look at 2006 you'll see the same thing occurred. The reality is that a larger than normal number of lower priced, older homes were sold in February. One for as little as $60,000!             As for the City of Moncton in general?  Sales are up. Sales to listing ratio is strong. Average sale price is up slightly. It's another good start to what should be another good year. There is a lot to be said in favour of stable, manageable growth. It doesn't create a lo...

Right up front I'll admit to blatant self promotion with me in the picture. This is my front yard in Moncton, New Brunswick, Canada. All plants on the curb side of the fence, which is actually part of the street, are drought resistant perennials. And all are hardy in my 4a zone. Once established, they require no watering, fertilizer or pesticides. And surprisingly very little weeding. In fact some of them are very aggressive. Artemesia, sedum, paeonia, aster, dianthus, hemerocallis, thyme and coreopsis are just a few of the species growing in my xeriscaped front yard. What has all this to do with real estate? More and more of today's home buyers and home owners are more environmentally conscious and desire a pesticide free home enviroment. The City of Moncton promotes a green, pesticide ...

One of the great events that take place in the Moncton area each year is the Atlantic Nationals Outdoor Automotive Extravaganza. As their web site says "4 fun filled days of cars, outdoor attractions, live entertainment, vendors, and cruising; all in one of the most picturesque venues you will ever see!" There are many things that add to the quality of life in a community and this event is one of them. Main Street is closed to traffic and filled with vistors and residents of all ages enjoying a stroll through the downtown. This year it takes place July 12-15.

It's been almost a year since Continental Airlines began a daily direct flight between the Moncton Airport (YQM) and Newark, NJ. Not only does this offer Moncton area residents a direct connection to a major US hub, but the potential for tourism and sales of recreational properties is huge. After a 2 hour flight from Newark, the warm, sandy beaches of the Northumberland Strait are a mere 20 minutes drive from the Moncton Airport. Contact me for information on recreational properties and pricing.

In 2006, residential sales were down slightly in the City of Moncton. Sales were lower in all areas with the exception of Moncton North. Moncton North continues to record the highest average sales price while the average sale price in the the center of the city has dropped from 2005. The average sale price in Moncton east has remained stable while Moncton West recorded the largest year over year increase of any area. The sales to listing ratio dropped in all areas in 2006. While still a healthy ratio, it indicates a move towards a more balanced market. from the Greater Moncton Real Estate Board MLS ® Statistic Report Residential(single family) December 2006 for Moncton   2006 2005 Listings Sales Sales/Listings Ratio Average Sale Price Listings Sales Sales/Listings Ratio Average Sale Pri...
