February 9, 2013 - The Maritime's, most famous groundhog, "Shubenacadie Sam", saw his shadow exactly one week ago on Groundhog Day 2013 . According to custom, we could expect six more weeks of winter. Well seven days later it's definitely winter in Moncton. Snow plus blizzard level winds created this sculptured drifting around my trusty vehicle, parked just outside my back door. It's a good thing no buyer clients were in town this weekend.

In 2012, the most popular types of housing reported sold on the Moncton MLS® System, in the three "metro" municipalities were: semi-detached dwelling at 22% of all sales, single detached bungalows at 21% units sold and two storey detached dwellings at 21%. The next most popular style was the detached raised ranch or split-entry style at about one in ten of all units sold. Duplexes, triplexes and fourplexes accounted for just over 10% of  properties sold. Condo type includes apartment and row housing condominiums. The smallest market segment was the freehold townhouse style at just under 2%.

Residential sales reported on MLS® for the City of Moncton, the City of Dieppe and the Town of Riverview (metro) were lower in 2012 compared to the three previous years. Most of the 2012 decrease occurred in the past six months. The 1,462 residential unit sales reported in 2012 were well below the average for the previous three years - 1,573. Notably, Moncton's share of the shrinking pie increased marginally over this period.As of today the number of active residential listings on Moncton MLS® System are as follows: 618 - Moncton 228 - Dieppe 142 - Riverview List prices for a single detached residential dwelling range from $55,000 to $1,400,000.

Recently I've had the pleasure of representing new real estate clients in their relocation move to Moncton. This time, in addition to their residential real estate needs, my clients required assistance with selecting a commercial real estate location. Together we found and negotiated a lease for their new to Moncton business, Riverscape Aquarium, located at the Elmwood Plaza, 331 Elmwood Drive in Moncton. My Metro Moncton Residential Market Report includes the cities of Moncton and Dieppe as well as the Town of Riverview. What's billed as the largest sporting event ever held in Atlantic Canada officially open last night in Moncton. The International Association of Athletics Federations World Junior Championships 2010 places Moncton and it's new stadium on the world stage. The 400 meter, eight lane track has a Mondo FTX surface, the same artificial surface used at the Beijing Olympics. The events will be televised and the broadcast picked up by countries around the world. The CBC offers coverage each day of the competition on the main network and CBCSporta.ca, where you will find the schedules . It is also availabe in High Definition on CBCHD. The time slot is after midnight so you might want to record it. Look for "Track and Field". There is also daily coverage on the CBC Bold cable channel.

The Moncton area was awarded one of only two A's in all of Canada for Best Deals in Real Estate. Housing in the Metro Moncton market (Moncton - Dieppe - Riverview) is indeed affordable. People are moving here from far and near for affordable housing and the quality of life. The average sale price in the Metro Moncton market is running around the $170,000 mark so far this year. This May 2010 Moncton East real estate market report includes these neighbourhoods: Sunny Brae, Humphrey, Fairview Knoll, Sunny Acres, Cherryfield,  Tankville, Valleyview, Lewisville, Camelot Estates, Harrisville, Royal Oaks, Savannah Heights, Grove Hamlet and Meadow Lake Estates. Back in the very early seventies a Moncton civil engineering firm began development on a new subdivision off the Shediac Road as it approaches the Trans Canada Highway and Moncton city limits. The development was named Grove Hamlet and it offered larger lots for upscale homes. At the time the location was far from the Moncton sanitary sewer system so the developer had to install a sewage treatment lagoon. This lagoon remained for more than a decade until a major new trunk sewer line was built to service a growing industrial - commercial park. Moncton's Royal Oaks Golf Course Residential Community is situated within city limits across from the expansive Irishtown Nature Park, which consists of 2,200 acres of forest and 250 acres of water. About ten years ago the Royal Oaks Golf Course and the surrounding residential community was developed from a sprawling 500 acre farm. In a massive earth moving project, the gently sloping, wide open fields were shaped into the undulating landscape and water features which are seen today. A community celebration took place at the 2010 IAAF World Junior Championships stadium (under construction) on the Université de Moncton campus. Festivites began before I arrived just after 6 p.m. with the Vancouver 2010 Olympic flame arriving around 7 p.m. This is the first time the stadium has been used. It is still under construction. In addition to the 2010 IAAF World Junior Championships to be held here next summer, a CFL game is sheduled to be held here in 2010.  Here are two short videos of the some highlights.

On Monday, November 23, 2009 the Vancouver 2010 Olympic Torch Relay will arrive in Moncton. The convoy will consist of three vehicles leading, followed by the runners and more vehicles and police cruisers. The total number year-to-date of residential sales within the City of Moncton reported to the GMREB is down by 28.5%. This number stands out when compared to the City of Dieppe (-8%) and the Town of Riverview (-17.5%). Now that Winter has melted away the Moncton housing market should be warming up. But that is not the case so far in 2009. Both new and existing residential unit sales reported on the Greater Moncton Real Estate Board MLS® are down. If fact residential unit sales are at the lowest year-to-date level in the last 5 years. Also single detached and multiple new housings starts reported by the Canada Mortgage and Housing Corporation for the Moncton Census Metropolitan Area indicate lower numbers in both categories.
