In the metro Moncton - Dieppe - Riverview real estate market the low inventory trend continues. In the chart above, one line historically illustrates the scarcity of active listings in our MLS System. The other line shows the months of inventory at the current level of sales. Two months of inventory means Buyers do not have many offerings from which to choose. Buyers are under pressure to act quickly when a new offering does come on the market. So new listings often attract multiple offers. This estate market favours Sellers over Buyers. Buyers would be wise to have undivided loyalty with single agency representation before shopping for a property. Just say NO DUAL AGENCY.

Active residential listings continue to be at historic low levels.Monthly sales remain in the normal range however active listings are in short supply. This will certainly favor Sellers over Buyers in the tri-community "metro" Moncton area. To be fully represented, Buyers as well as Sellers should choose the undivided loyalty of single agency representation. This is no time to agree to the limited representation of double agency.

Hot sale numbers of detached housing set new records in the Summer of 2019. In spite of the low inventory of listings, prices remain remarkably reasonable. And with interest rates for residential mortgages holding steady, the affordablity of housing in the city is outstanding. Now would be the time for renters to get into home ownership.

Looking back on 2017 the number of detached sales reported rose slightly in 2017. The increased sales activity slightly advanced the average sale price. With an ample supply of listings, it's still a buyer's market.

For the fourth consecutive month Moncton's benchmark price trends lower : And the trend is lower for the Moncton HPI:Attention Buyers: Lots of listings coming on the market. There will be some great buys!We are in the middle of the Spring real estate market. There are lots of properties on the market and some of the sellers are very motivated to sell. In the first month of 2016 reported sales of single family housing show a surprising rise in the HPI in comparison to one year ago: It will be interesting to see if this trend continues going into the busy Spring real estate market. The New Brunswick government just announced a doubling of the property transfer tax effective April 1.      In 2014, the most popular housing style purchased in Moncton was the detached two storey style, followed closely by the detached bungalow. The next most popular choice was the semi-detached two storey. The number of sales reported thus far in the last quarter of 2013 is quite low as you can see from my graph below. It is certainly not because of a lack of housing from which to choose. There are many motivated sellers sitting on vacant Moncton properties. There are over one hundred existing properties that are unoccupied as well as another hundred new construction properties. Moncton homebuyers shgould take note, it's an opportunity to make a smart purchase.

  Current activity in Moncton area residential housing market is almost identical to last year. However as my graph shows, active residential listings continue trending to record levels. On the surface it appears that Buyers have lots of listings from which to choose and Sellers have lots of competition for Buyer's attention. Typically this situation gives Buyers an advantage in the marketplace.  A savvy Buyer's agent, representing a Buyer in single agency, is best able to advise the Buyer client in this real estate market.

In the "metro" Moncton area the three municipalities that share a border on the Petitcodiac River also share a Canada Day fireworks display. Each municipality has it's own celebrations in the afternoon including live entertainment. Then after dark people from far and wide gather along both sides of the Petitcodiac River to view the big fireworks show.   Moncton Dieppe Riverview Have a safe Canada Day!

On June 17 Moncton City Council decided to, shall I say, put some skin in the game. The City of Moncton will soon purchase roughly 11 acres of land fronting on Main Street in the downtown core. City council selected the site as the best available location for a future downtown events centre. Now begins a process towards what could be a "game changer" for the City of Moncton. The future of Moncton's downtown is now pregnant with possibilities.   Below par is the kindest way to describe residential unit sales reported in May on the Moncton MLS System®. The number of properties reported sold is below the ten year average. So the year-to-date unit sales in Moncton-Dieppe-Riverview are still trending downward. With 1,442 active residential listings in the three municipalities as of May 31st, this trend is definitely not due to a lack of inventory. With single agency representation, metro Moncton area house buyers are in the driver's seat.

When buying or selling real estate, knowledge is a powerful advantage.  More than mere information, real estate knowledge comprises facts, truths and principles of real estate. Let's face it, there is lots of information about real estate out there. In practice you can't have too much information about a property, its neighborhood and the local real estate market. It's an important principle to have accurate, complete and current information. Not all real estate information is current, factual or even truthful.         There is another facet about knowledge to consider and that is experience. Many acquire knowledge but frankly it takes time spent applying that knowledge to acquire experience.
