Here are the Market Statistics for the city of St Louis for the past week.  These statistics were gathered from the local MLS and cover single family residential:There were 135 Active listings, with list prices from $17,500 to $1,395,000.There were 32 Contingent/Option listings, with list prices from $26,900 to $659,000.There were 77 Pending listings, with list prices from $16,500 to $609,000.97 listings Sold, with sold prices ranging from $14,000 to $$465,000.130 listings Expired, with listing prices ranging from $18,900 to $1,495,000.And, finally, 38 properties were Withdrawn from the market, with list prices ranging from $9,900 to $499,000.That covers the City of St Louis for the past week.http://www.timtanzhomes.com

It's kind of funny, I think.  Yesterday, I shared two recent testimonials from sellers.  Today I received an email testimonial from a past seller.  I sold their home last year...  At the closing table, I always hand the client a typewritten request for a tesimonial and a SASE.  More often than not, I don't get them back.  It gets stuffed in the envelope with all the other closing papers and that's where it stays.  Clients are busy, just like me.  I understand how it can be overlooked.  That's why I'm so excited today to receive this one..."We would recommend Tim Tanz with great enthusiasm to potential home sellers in the St. Louis area.  We put our St. Louis Hills home on the market during the summer of 2006.  On a street with highly similar homes, several were for sale at the same time...

It's definitely summer out there.  It's getting hotter and hotter.  That's St Louis in August, though..  I'm trying to keep up with the watering.  I'm grateful for the soaker hoses, but I've decided that next year, I won't do so many potted plants.My listing on Potomac went under contract yesterday.  I showed it three times myself on Monday and again on Tuesday.  A Buyer's Agent brought us a contract and the sellers accepted it.  I felt it was a really good offer and was glad the sellers agreed with me.  This proves the point, that a property correctly priced for today's market will move pretty quickly...We're still working on the apartment on Miami.  The goal was to have it ready to rent by the end of July.  That didn't happen.  So, now I'm aiming for the end of August.  I try to get m...
