How's The Real Estate Market In Christian County Missouri? We get that question almost every day.  In a word, HOT!  Just a couple of years ago homes weren't selling very well and prices were way down.   This year has been different and most real estate agents in Ozark, Nixa, Highlandville, and surrounding areas agree the market has turned the corner, at least for now. Homes are selling much better and we have buyers looking but haven't found enough homes to look at.   The main thing we have noticed is there is a shortage of quality listings that are priced in the market.  Sure you can always find overpriced listings that sit and sit, but that doesn't do anyone any good.  You can also find homes that are in very poor repair. Tax Proposals in Ozark Mo  Nobody likes taxes.  Well, almost nobody as there are certain politicians that seem to like taxes a lot.  I don’t.  However, I do like having good streets. I like clean water and a working sewer system.  I also like great (not good, but GREAT) schools for my children, fire protection and police protection.  So, Ozark, we have a problem.  With the apparent exception of our school system, the amount of money coming in to the various entities that provide these services (city, fire district, schools, etc.) may not pay for all of the services we expect. (I’d love to see the schools get more funding in certain areas, but they at least appear to be better off than other entities that provide our basic services.) Home Sales in Ozark MO are… UP! Home sales in Ozark MO are on a tear! That’s not to say that we’re totally off to the races, but things are looking up.  There were 26 sales of homes in Ozark in January compared to 23 in the same month last year, a 13% increase.  Don't worry, there's more to the story than a measley three unit increase!  In December, 2012 there were 45 home sales in Ozark compared only 28 in December, 2011.  That’s a 60.7% increase! Wow! For all of 2012 home sales in Ozark MO increased almost 12%, from 409 in 2011 to 458 in 2012.   Pending home sales in Ozark also rose considerably in January.  47 homes went under contract in January compared to 28 homes in January, 2012, a 67.8% increase!  Since pending sales in one month feed actual sales in the next month, February sa...

Is Now A Good Time To Sell A Home In Ozark Missouri? We've been getting this question a lot lately! Buyers and sellers see the TV news where the real estate market is improving and wonder how it's doing locally. Let's look at the statistics. As you can see from the chart, homes sold in Nov 2012 were 35 and Dec 2012 were 44 - an increase of 25.7%. Dec sales in 2011 were 28 and Dec 2012 were 44 - a whopping 57.1% increse! Dec vs Dec two years was up an impressive 42.9%. However, the number of homes for sale is down. This next chart shows available inventory in months of homes sold. Note that the number of properties available is way down for the month, 1 year, and 2 year comparisons. The Board of Aldermen has brought forward a transportation sales tax proposal in Ozark, MO. I’ve been on the Board of Aldermen (city council) in Ozark now for almost a year.  Wow, what an education it has been!  Before running for council I took for granted clean water, toilets flushing into who knows where, the Community Center (The OC), the parks, the Christmas parade, a competent police force, fire protection and good roads.  Now, for me, the curtain has been pulled back.  I see just how incredibly huge a job it is to provide all of these services!  I also now see how incredibly EXPENSIVE it all is… and that we can’t afford all of it. With the 2012 Ozark Christmas parade behind us, we can now enjoy the 2012 Ozark Christmas Lights Display at the city park. The city park has been the site of the Christmas lights for several years now and it has slowly grown into one of the largest Christmas displays in the region.  New lights have been added including new LED displays.    The park is open every evening until January 1, 2013 and admission is free.  Donations are accepted to help the park with the expenses.  Hope you have a great time.
