Ozark, MO Real Estate News

By Kay Van Kampen, Realtor®, Springfield Mo Real Estate

After working six months, stalling foreclosure twice, working with Wells Fargo and Bank of America, we closed this wonderful home in Ozark.             There was a time I wondered if this home was ever going to close.  But with the help of the buyer's agent, the patience of the buyers, the unrelentless work from the title company and the cooperation of the sellers, we reached our goal......a successful closing. Short sales aren't easy when Bank of America holds a second.  After months of negotiations, Wells Fargo was ready to go, but I couldn't close because BOA had still not settled.  Both banks were very cooperative, once I was in the short sale process. Off to save another Home owner from this crazy economy we're in.

Ozark Missouri is famous for its many antique malls and stores. As you browse the stores, it will probably bring back fond memories of your grandparents homes and of a slower pace of life. You can spend days looking for that special item or a whole houseful if you want. Ozark is a great place to shop for antiques for the serious collector or casual looker. If you are passing through on your way to Branson, stop by Ozark; you'll be glad you did!

Yesterday was the annual Waterford Cottages By The Lake Annual Garage Sales. Its a neighborhood collection of garage sales all on the same day. There were bargains and bargain hunters galore! Negotiators were out in full force! We saw everything imaginable including an air hockey table, baby clothes, furniture, shoes, tools, and toys. Of course no garage sale would be complete without a collection of unused exercise equipment that was bought with good intentions or an impulse buy from that late night infomercial!   Waterford is a very nice neighborhood that features lakes with fountains, community swimming pool, common areas, walking trails and is a very beautiful place to live. It also has quick access to hwy 65 or 60.  If you are thinking about buying or selling a home in Ozark Misso...

The Board of Alderman approved an amended developer's agreement on September 8, 2009, to bring an 8-screen uptown movie theatre to Ozark.  The theatre will be located on a 5 acre site on Highway 14 behind Mitchum Jewelers and People's Bank inside the Town & Country subdivision.  The theatre is scheduled to open in May of 2010. B&B Theatres is the 29th largest theatre circuit in North America.  The theater will use digital projection, allowing it to offer 3-D movies and show events such as live sporting games and concerts. Businesses can use the digital projection system for company meetings and presentations as well. This is wonderful news, not just for the citizens of Ozark, but the clever location will be convenient for residents of Nixa as well.  I am excited about the likelihood of ...

Our Ozark's community has enjoyed this wonderful piece of history since 1921.  My family saw this landmark over 30 years ago when we first moved to Ozark.   Due to the number of times this restaurant has flooded over the past 20 years, Christian County has received a grant from FEMA to acquire and remove this landmark from the banks of the Finley River.  Read what Christian County Headliner has to report. So, if you've enjoyed a dinner or two at Riverside Inn, the future will reveal bare ground.  Weddings will no longer take place, reunions will have to find another place to meet.   Christmas parties were a common event.  Now, all we will have left is our memories of this historic landmark.  Better hurry and dine there soon.

I'm not mad at you.  I admit I was at first.  That feeling of shock that came over me as I opened the door and first laid eyes on the results of your evening of "fun."  The fact that I was suppose to head out of town for one lousy day of relaxation for the first time this year, but was delayed by the two hours I spent with the Ozark Police Department.  The fact that I have spent many hours of my time trying to market the property so that I might make a living for myself and my own son, only to be delayed for who knows how long while the home is being repaired.  Yeah....I was angry at first.     But as I thought about it....my feelings changed.  I tried to put myself in your shoes and understand what you were thinking while you were having your fun.  In my mind, I recreated the moment yo...

It was announced today that Riverside Inn, One of the Ozarks' finest fine-dining restaurants, will close by the end of the year. Riverside Inn sits on the banks of the Finley River North of Ozark Missouri, which has flooded several times over the years, including last year.     As a long time favorite place for parties, weddings, and anniversary dinners; it will be missed.

I've long wondered the history about the old red barn that sits high on the hill in Ozark Missouri. I took this picture last Winter just after it was restored.   I was a bit concerned when I first saw it with the sides torn off. I was afraid they might be tearing it down. Thank goodness it was only being restored. Looks like this Ozark Missouri landmark will be around for many years to come. If you happen to know the history on this, please drop me a line.

There is a lot of stuff going on in the Real Estate Industry right now.  I am so proud to be associated with a National (Inter-National) company.  The tools and resources provided to our agents surpass any that I have seen.  Even in a small local market (its all local isn't it?) I am blessed with the peers and technology to serve my clients well. This Missouri Broker loves RE/MAX!  Here's a little BRAG I want to share. While I am on the Tooting the Horn mode let me throw in a picture of our Ribbon Cutting last week.      I know the photo looks distorted but I did that on purpose.   One reason is I just love to see the Red, White and Blue in our Office Sign.   Another is I get an instant slimming down with out the exercise.     I have the best(est) office in South West Missouri to work w...
