  Rockhill Gardens is one of my favorite subdivisions in Brookside..and buyers think so too!  The houses are selling so quickly there this year.As we head into Fall and a (usually) slower home buying period, I wanted to update you on the home sales stats for Rockhill Gardens this year:  January - July, 2016So far 23 homes have sold, with a median list price of $234,900 and median sales price of $237,000. Note that the sales price is higher than the list price!  Why?  Because 19 of the 23 homes sold at or over the asking price. Now let's look at 2015 figures: January - July 2015At this point, 34 homes had sold, with a median list price of $227,500 and median sales price of $222,200. Prices are going up because demand is high and inventory is low. Rockhill Gardens is one of my favorite subdivisions in the Brookside/Waldo area of Kansas City.  The homes were built with so much 1930s character and detail...brick, stone and stucco exteriors; peaked roofs; crown molding; flat lots and wide streets.  Buyers can get a lot of house for the money compared to other homes west of Oak St--which is one reason this area is so popular for first time homeowners.Sales were strong in Rockhill Gardens last year--let's take a look at the numbers:In 2015:*54 homes sold.*The median list price was $230,000.*The median sales price was $229,725.*Average days on market was 45. In 2014:*36 homes sold.*The median list price was $209,900.*The median sales price was $199,400.*Average days on market was 39. With this year to year comparison, we see a 50% incr...

Rockhill Gardens is a subdivision in the Brookside area of Kansas City.  I regularly keep up with what's listed and sold in the area, because it's one of my favorites.  I had to double check home sales stats for September because..not one home closed! In September 2011, there are 17 active homes for sale in Rockhill Gardens.  No homes sold last month.  Two homes went under contract in October  but have not yet closed.  Of the homes that are active, the average list price is $170,317.  So far this year, 17 homes have sold in Rockhill Gardens at an average list price of $167,801.  From January to September 2010, 22 homes had sold with an average list price of $176,715.  Of the homes that are currently  listed, six of them are east of Holmes, and those homes are priced lower than the ones ...

Where do you want to live?  First, a buyer chooses a location.  Near work, family, a certain subdivision or area.  And we've all heard the phrase about 'location location location' being so important in the buying decision. Today I toured a very nice, very well priced house in Rockhill Gardens.  But is it worth giving up a desireable  location for a good price? That's the question.  I don't have a buyer looking in this area, but I do love the Rockhill Gardens subdivision and have sold several homes there.  This one is located on Harrison, east of Holmes, where home prices are less than the ones priced west of Holmes.  Great curb appeal, right?
