  The thriving Brookside East area has another new tenant....Farm Dog Studios.  Amy January is working and selling her artwork now at 633 E 63rd St in Brookside. If you live in Brookside or Waldo...you will appreciate these unique, modern yet nostalgic-tinged signs.  Amy got the idea from seeing subway signs promoting landmark streets...and wondered why Brookside didn't have similar themed wall art.  She made one sign for a local school auction..and people asked for more.  She knew she was on to a good idea...and created Farm Dog Studios. Every sign is hand made in the Brookside space.  The process is a stencil and mask system, going through several steps from start to finish.  Besides the subway style signs, Amy creates decor for children's rooms, sororities and fraternities, local spo...

Interesting statistics to report regarding Brookside home sales last month.  Prices are down for the month and year to date compared to 2013.  Here’s the breakdown, using single family home sales for zip code 64113: In September 2014, 32 homes sold.  Median sales price was $289,950 and 45 days on  market.  The lowest sales price was $164,950 and the highest was $2,727,420 (that’s the highest MLS recorded sale so for this year).  Seven homes sold at $500K or higher, and there were two sales over $1million.   In September 2013, 27 homes sold.  The  median sales price was $346,000 and 55 days on market.   The lowest sales price was $180,000 and the highest was $750,000.   Although a few more homes sold this September and we experienced lower days on market, overall average price was way do...

The Armour Fields neighborhood is part of the Brookside area in Kansas City, MO. The general boundaries are Wornall to Ward Parkway (east-west) and Meyer Blvd to W 67th St (north-south). These homes were generally built in the 1920s, and feature brick, stone and stucco exteriors with charming architectural details on the interior. This subdivision is laced with beautifully landscaped islands and markers, tall trees and wide streets. Armour Fields has an active homes association which features many neighborhood events each year: an Easter Egg hunt, annual garage sale, block parties, etc. The annual homeowner dues are about $100 per year, and include private security service for the area. Called another agent this week to tell her I was writing an offer on her listing...while leaving a message on her voice mail I thought, "What a great message she has!".  It was warm, enthusiastic, concise and friendly.  So I thought, when was the last time I listened to my voice mail message?  Probably several months ago when I purchased my phone! Email and texting may come before voice messaging now, but there are times when voice to voice is best.
