Armour Hills Gardens is another one of my favorite Brookside neighborhoods.  It's an affordable area for first time home buyers, with a three bedroom/two bath home averaging about $210-$230K.  Generally built in the 1930s-40s, many of these homes have attached garages, stone/brick exteriors, screened porches and flat lots.  The location is great--close to UMKC, the Country Club Plaza, Stowers Institute, Trolley Track Trail, Westport and Brookside/Waldo shops and restaurants.  Neighbors are friendly, and there are many children in the area who walk to nearby schools. Armour Hills Gardens is right next to Armour Hills. It's a smaller subdivision built with slightly smaller homes. Armour Hills Gardens used to be less pricey than Armour Hills; today there is only about a $20,000 price difference between the two subdivisions. Several homes in Armour Hills Gardens have been expanded and customized so that they are more comparable in size to those homes found in Armour Hills. There are currently 9 homes for sale in Armour Hills Gardens. (Active Listings) 12 homes Sold in Armour Hills Gardens so far in 2011. The average price was $232,513. In May of 2010, the average price was $226,000.  Days on Market average around 71 in Armour Hills Gardens.
