 Most Columbia residents know that the Columbia Missouri Humane Society is excited to have won Phase 1 of the ZooToo.com Million Dollar Shelter Makeover.   So, Phase 2 here we come!    On Thursday, March 19 the Zootoo.com founder and CEO will be in Columbia to interview the CMHS staff and visit the shelter.  ZooToo.com representatives will be visiting the 20 shelters that moved onto Phase 2 to interview staff and visit the shelter.  On April 7, Zootoo will choose 10 of the 20 shelters to move on to Phase 3 to win the million dollar makeover. I went on a listing interview yesterday. Like always, there was a lot of research that went into pricing and sales data before I went. Once I had prepared, I was really happy with what I found. This particular home was in the $130,00-140,000 price range. For the previous month, only 5 homes in this price range sold and closed. The good news is 15 homes in this price range are under contract and getting ready to close. This means the days on the market is reducing from a 10 month supply of homes to a 3 month supply of homes. What are you doing New Years Eve Columbia? First Night Columbia is mid-Missouri's premiere event!  There will be more than 70 performances plus various activities and art events at 15 locations located in the District (downtown Columbia).  Tickets are $8 in advance/ $10 at the door.  Children under 8 are free.  *Tickets will be available at Stamper Commons after 5PM; at the Boone County Government Center and Missouri United Methodist Church after 6PM Children's activities will be located in the Missouri United Methodist Church where they can make a mask, crown and noisemaker.   There is also a children's processional at 9:15 that will end with a fireworks display.  Last year, the children's processional left promptly at 9:15 so we had to pull up the rear, so don't be late!  We enjoyed t...

I was visiting with one of my sellers the other day about our local market.  She had been talking to another person in her neighborhood who also has their home listed.  Her neighbor had gone into detail about a conversation they'd had with their agent.  A conversation on how in the same month in 2007, 800 houses closed and this month only 140 houses had closed in Columbia. I said, "Ms. Seller, that information isn't correct.  Let me pull up the true stats for listings with a Columbia address and then we can talk about it.  During the same month in 2007, 125 houses closed.  This month in 2008, 95 houses sold.    That is a pretty different story!" 25th Annual Fall Arts and Crafts ShowSunday, Nov. 2, 200811:00 am - 4:00 pmHearnes Center Fieldhouse With over 300 artists, the largest craft show in Central Missouri is held each year at the Hearnes Center Fieldhouse on the campus of the University of Missouri- Columbia.  It sneaks up on me every year but is well worth the visit.  Many unique and handcrafted items start the holiday shopping season!  There is always a line at "opening" time so you may want to arrive early and get near the front. My advice, arrive early and make your way from the front to the back. I went to a great presentation this week given by Jeff McClellan of First National Bank here in Columbia, MO.  He spoke a great deal regarding the national economy and the Columbia economy.  As we know, the national news media reports about how terrible and devestating the real estate market it and that it has been the downfall of the financial markets.  What we do know is that real estate is local, so yes, there are areas of this country that have been very very hard hit by the devaluation of homes and increased foreclosure rates.    So what is going on in the Columbia housing market?  Well, regarding foreclosures...  forclosures are up from last year by about 34%.  Boy that sounds like a horrible number.  But the foreclosure rate in Boone County is actually only about 1/2% of all home...
