A much sought after area for many years has been Branson North. Located off of Hwy 248 just a mile or so from Hwy 65. About 100+ homes are located here in price ranges currently anywhere from 103,000-369,000. How come such a difference in price ranges? Many of the homes here were built in the mid 1970’s, others are newer construction with updated brick and stone homes built in the past several years. Branson North has held its value well overall, still a much wanted location close to the “local side” of Branson.  Really within even walking distance to the local grocery, dry cleaners, and Cedar Ridge Elementary. By the way since it’s so close to school, parents love this neighborhood for kids. Most of the homes have large yards big trees, good neighbors and even its own little 1 acr...

March 2011, my wife and I decided that we needed a change of direction with our real estate business. We had consistantly been 2 million dollar producers for most of our career, but felt we were stagnant. The cost of marketing and other expenses involving real estate was continually growing beyond our means. My wife was considering leaving real estate to get a "regular paying job", so we could pay our monthly bills. We even considered moving back to Oklahoma, where we were also licensed. After  several weeks of talking to Carolyn Crispin, with a team in place, we decided this was the move for us! One of our big concerns was the fact that we would lose our identity, as every listing and sale goes under Carolyn's name. We decided this was the right move for us and now we realize what a gr...

According to our local statistics, Branson single family homes sales for the second quarter of 2012 was 67 single family, built-on-site homes with the highest priced one selling for $500,000 and the lowest priced one selling for $22,000.  That is a great jump in home sales for the Branson area.  The medium price was 134,000 and that is another sign the market has bottomed out for single family home sales.  Branson home sellers will be glad to know that only 26 were distress sales so that is a much lower influence on the market than before.  Condos sold totalled 22 units and only 6 were distress sales which is good news for the Branson Real Estate Market too. The numbers above include homes and condos of all types.  All in all it looks as if the bottoming may be about over and we are loo...

Branson Bowling for Business and Fun Do you believe you can network in any situation? How about bowling? Well it begain in the fall of 2011 as a challenge from the Keller William Tri-Lakes operating partner, Marc King. Building our "Sphere of Influence": to build business relationships and grow the business is very important. Everyone has a sphere of influence, whether they know it or not. In this case, it was bowling. One of the realtors in the Branson Keller Williams Tri-Lakes office was a former bowling professional and had not actively bowled in years. So Marc, asked the question of "Why not?". The answer was the basic, "not enough time and too busy with life". The real question becomes "how can you not bowl?", if that is your passion and your former profession. The networking possi...

Branson Missouri celebrating 100 years old in 2012.   Reuben Branson, one of the first settlers in the area, opened a general store and post office in 1882. The area didn't have a name  to submit to the post office, so he submitted his own last name. The little settlement became known as Branson.   The first tourist attraction in the area was Marvel Cave, with only the very adventurous attempting to explore the cave. Harold Bell Wright visited the area for health reasons, and wrote a novel about the characters in the Ozarks. His novel was a best seller, "The Shepard of the Hills". John Wayne starred in the movie version of his book. Tourists came to see the area that Wright wrote about in his novel. In the late 1950's, Table Rock Dam, was completed for flood control and electric power. ...

Thursday May 10th was RED Day at Keller Williams! What is RED Day you ask? Red Day is the second Thursday in May that Keller Williams associates in the United States and Canada give back to the community for that entire day. Red Day is really a day to celebrate the year long commitment to giving back to the community.  RED stands for Renew, Energize and Donate.  Keller Williams Tri-Lakes chose a local charity and spent the entire day weed eating, cutting grass, repairing and painting. Everyone brought their ladders, tools, paint brushes and needed supplies to accomplish the project. Keller Williams realtors and associates volunteered all or part of their day to make event a big success. Many hours of planning, preparing and coordinating the work event led to a very successful day of giv...

Sales prices are going up for the Branson area and meeting with the average list price. Bridging the gap between buyers and sellers. Understand the difference between "listing prices" (what sellers are asking for) and "sold prices" (what buyers are willing to pay). By comparing these price trends, you'll have a good idea of where the market is heading. The median listing and sold property prices are calculated based on the market activity each month.
