There are about a half generation of homeowners who are underwater today, and some are looking at options.  The group can be separated into people who are comfortably meeting their payments and those who are having some trouble, maybe serious trouble.  Those two groups can be further divided into those who love their homes and want to stay there, and those whose homes fail to fill their reasonable wants and needs -- they hate the place and want to live somewhere else. Banks love underwater homeowners who are easily making payments and love their homes.  They aren't going anywhere, and the loans could run their full thirty year terms.  All the banks have to do is not change their address without notice, and the money will arrive on schedule.  Then there are the others, people who love th...

Rosemount MN 2011 home sales exceed 2010 totals Sold home totals in Rosemount have passed the total units sold in 2010.  According to Regional Multiple Listing Service of Minnesota data, total homes sold in Rosemount in 2010 were 337, and the year to date total is 341.  With another 56 accepted offers soon to close, 2011 looks like it has been a great year for both sellers and buyers in Rosemount. Sellers who price their homes close to market value are finding that there are sufficient numbers of willing and able buyers searching for homes in Rosemount.  If you're thinking about a lifestyle upgrade that involves the sale of your home, all indications are that now would be a better time to go on market rather than waiting until 2012. Call or email for help with the information you need t...

Thursday night, a woman was assaulted and robbed in a south Minneapolis grocery store parking lot.  A witness chased the robber and eventually there were gunshots, and the bad guy is no longer a resident of earth.  The robber had a gun, and it was drawn at the time he was shot by the Good Samaritan.  The shooter had a permit to carry a firearm, but he now has to prove that he is not a murderer.  The Minnesota, the only legal justification for shooting someone is self defense.  The fact that the other guy just committed an assault and robbery and has a gun drawn is not sufficient grounds for shooting him.  The shooter must prove that he was not the aggressor, that he felt threatened, and that he was unable to retreat.  Although I think the result will be that the Good Samaritan will not ...

According to the Rosemount city website, stray cats will be free to roam the city with no consequence.  On March 15, the Rosemount City Council voted to stop licensing cats and to no longer impound strays.  The changes also allow cats to roam free in the city with no consequence to owners.  They will apparently be free to do whatever cats do, including kill thousands of songbirds, procreate, and spread diseases like rabies and feline distemper. Of course, if you have a cat you don't want, Rosemount could become a popular drop-off destination.  I would hope that people would consider any of a number of cat rescue organizations, but Rosemount is certainly an option that some will choose.

The 70's were a great decade for many of us. Can you say "Disco"? How about "love the water-bed". But when selling a house the 70's is not the best "flash from the past". This townhome in Rosemount, MN got a quick ride on a time machine so it can now compete for a modern 2010 buyer. Selling a home is competitive and your buyer needs to see themselves living in THIS decade.

According to the Regional Multiple Listing Service of Minnesota, Inc., there are over 200 homes for sale in Rosemount.  Better than one in five of them are priced at $150 thousand or less, making Rosemount an excellent place to consider if you're looking for your first home.  The proximity to the rest of the metro area, along with Rosemount's award winning school system make it a great place to call home forever. If you're making tentative plans to buy a home when the lease ends in spring or early summer, now is the time to begin serious planning. According to studies, the average home buyer spends seventeen months in the home buying process. It’s surprising how time consuming it is to find the right home if you prepare properly. I’m not suggesting that you spend several months touring ...

I think the Best Dog Park in Dakota County is "Dakota Woods" in Rosemount, MN. Rosemount is in the south east metro area of Minneapolis and just on the edge of Lakeville, Farmington and close to Apple Valley, Burnsville, Eagan and Inver Grove Heights. This Dog Park has a huge field for the dogs to run, rump and play together; plus they have numerous large trails cut through the woods with a mulch base. If you and your pup are adventerous, you can cut into some of the less traveled trails.   We love going to the dog park. Our dogs run circles around the house when we tell them they are going. With one dog at 155 pounds and the other at 192 pounds, running laps in the house is not a good thing!! Even though they have a huge back yard to run and play the dog park is "all that" and then som...

Down payment assistance is available for first time Rosemount home buyers and others who have not owned a home for at least three years. This program is made available through the Dakota County Community Development Agency, and it provides financial resources to make your home purchase successful. The program is not available to everyone. There are credit score and maximum income requirements, and there is a mandatory attendance in the Homestretch Homebuyer Education Program. Topics covered include: Budgeting and Credit Issues, Financing and Qualifying for a Home, Shopping for a Home, The Purchase Process, Closing on a Home and Life as a Homeowner. It is a worthwhile effort and I recommend it to all prospective home buyers. If you are thinking about buying a home in the next year, it's ...

It was announced last week that a new dedicated bus stop will be coming to downtown Rosemount as the city has qualified for money from the federal government's Congestion Mitigation Air Quality program which will give $2.3 Million to fund the project.  The lot is forecast to hold up to 100 cars and have a waiting shelter but is not expected to be completed until 2014.  Complete details were outlined in a recent Star Tribune article - Rosemount Cheers New Bus Stop "We're very, very happy," said Beverley Miller, executive director of the Minnesota Valley Transit Authority (MVTA), the south-metro transit provider that will run the bus service at the park-and-ride. The federal grant, combined with a local match, will fund construction of the parking lot and depot and the purchase of buses....

Article from Kare 11 Home Page: By Karla Hult Rosemount, Minn.  -- The University of Minnesota has plans to turn thousands of acres of mostly undeveloped land in Dakota County into a forward-thinking, environmentally friendly community. "It would be a place of 20 to 30 thousand people that would be energy-efficient, sustainable, carbon neutral, sort of a city for the future," said Charles Muscoplatt, Director of UMore Park and University of Minnesota Vice President of statewide resource development.  The area known as"UMore Park" covers 5,000 acres in the City of Rosemount and Empire Township.  The land is currently rented farmland, plots used for university agricultural research and empty space. But the university envisions building on that land a community that would embrace the late...

In early 2000, the City of Rosemount gave final approval to start developing Evermoor - the former site of a 560 acre sheep farm that was to become home to 1,100 different units.  These ranged across a number of different types from high-end custom homes to townhouses and condominiums.  Fast forward 9 years and the Evermoor development is nearing completion.  The development is broken into 13 different sub-developments that span the need for different types of housing, as well as maintaining about 25% of the space for parks and open space.  Here's a breakdown of the different sub-developments and what you will find - The Uplands - The Uplands is the premier single-family executive home area within Evermoor.  It consists of 43 homes along Danube Lane, north of Evermoor Parkway.  These h...
