North St. Paul, home to world’s largest year round snowman who resides on Margaret Street greeting passing cars along Highway 36, is also home to happy home owners. This eclectic, vibrant community is actually located more to the east than north of Minneapolis/St Paul metro and has seen significant improvement in the real estate market.  The number of new listings has stayed pretty constant (down just 2.4%) despite the overall lack of inventory in the Twin Cities. Closed sales were down just over 7% with 181 homes sold in 2017 versus 195 the previous year. But the average sales price did increase again in 2017 to over $212K and the price per square footage rose from $119 to $128 per square foot.  Compare this to the end of 2011 when the average sales price of a home was under $130K and...

North St. Paul home owners are smiling almost as big as the world’s largest year round snowman that hangs out in the center of town along Highway 36. This eclectic, vibrant community is actually located more to the east than north of the Minneapolis/St Paul metro and has been experiencing continued improvement in the real estate market.  The number of new listings and closed sales significantly improved for the fourth year in a row. The average sales price increased in 2015 to over $176,000 and the price per square footage rose from $101 to $109.  This is a huge increase from just 4 years ago when the average sales price of a home in North St. Paul was under $130K and the average sold price per square foot just $80.  Living in the suburb of a big city in the 1970’s was quite an experience.  I moved a few times but from 4th grade on, my family lived in North St. Paul, a city north and east of Minneapolis/St Paul.  The kids on our block were our friends and at times enemies. We played games, rode bikes, sledded on the hill and grew up, knowing our neighbors…and sometimes their dreams. In my North St Paul neighborhood, we played kickball and ice skated in Hause Park. We walked to Cowern School and rode the bus to Maplewood Junior High. We shopped at Keindels, Ben Franklin and Harry’s Drug Store and sometimes had a pizza at the Village or burger at Mac’s Dinette. That giant snowman has a reason to smile these days as the real estate values have once again showed significant year over year improvement in 2014.  North St Paul is an eclectic, vibrant community located east of Minneapolis/St Paul metro and home to the world’s largest snowman. While the number of new listings and closed sales were significant, they were on par with 2013. However, the average sales price increased by almost 14% during 2014 and there was a similar rebound in the price per square footage which rose from $96 to $101.  This is very significant if compared to statistics at the end of 2011. The average price of a North St Paul home was under $130K and the average sold price per square foot just $80 just 3 years ago. This translates to a 33.5% rebound in average sold price ...

       North St Paul, home to the world’s largest snowman, is an eclectic, vibrant community located east of Minneapolis/St Paul metro. And in 2013, the real estate market gave the homeowners in the city a reason to smile as big as their famous giant mascot!  The market rebounded with the number of homes sold increasing by 6.7%. New Listings were up by 13% but the demand for homes in the area kept inventory levels relatively low. The average sales price increased by over 8% during 2013 and likewise the price per square footage rose from $84 to $96 per square foot.
