The housing market in Hugo, Minnesota has improved significantly in 2015. This north metro Washington County community just outside of White Bear Lake saw increased new listings and closed sales in 2015. With closed homes statistics rising faster than new listings, housing inventory is still low in this northern Minneapolis/St. Paul suburb. This could the reason the average sales price rose again for the fourth consecutive year to over $259,000. The amount sellers are receiving on sales is close to asking at 97.3% which is slightly up from 2014 and it continues to be one of the highest ratios for communities in the north and east metro area.         The housing market in Hugo, Minnesota has remained steady. This north metro Washington County just outside of White Bear Lake saw a drop in new listings and closed sales in 2014 but that doesn’t mean there wasn’t a demand for homes. Housing inventory could the reason the average sales price rose again for the third consecutive year to over $237,000. The amount sellers are receiving on sales is close to asking at 96.7% which is slightly down from 2013 but still one of the highest ratios for communities in the north and east metro area. The average price per square footage likewise continued to increase from $108/square foot in 2013 to $111 at the end of the year. Working as a REALTOR® in the north and east Twin Cities, I often use Hwy 61 as an alternate to 35E when traveling from White Bear Lake to Forest Lake. I'd probably passed this little meat market in Hugo a few thousand times over the years but never thought to drop by. That is until Kare11 did a story on their unusual bratwurst recipe that included Gummy Bears! You heard that right....they actually mix candy into the meat when making the links. Gummy Bear Brats had to be a joke, right? Wrong...well, sort of. The story goes that a persistent customer who kept sending people over to Grundhofer's Old Fashioned Meats as a joke asking for the unique flavor. Finally the owner gave in and made up a batch. And the rest  of the story will become culinary history...as the original gummy bear brat...

      In this north Washington County community, just north of White Bear Lake, closed home sales were remained flat in again in 2011 as they were in 2010. This follows a year where they were up by nearly 43% in 2009. That shows continued stability especially since new listings are down significantly for the second year in a row with a 21% decrease. Unfortunately, the average sales price did continue to decline by another 6% from just over $192K to $180,950. The amount sellers are receiving on sales is down a bit compared to asking price but not dramatically. Unfortunately the average price per square footage dropped significantly in 2011 from $98/sq ft in 2010 to $90/sq ft at the end of the year. That shows some stability especially since new listings are down over 10% in the area too. Unfortunately, the average sales price did continue to decline but just a bit at over 2% which is much improved from the 17% drop in the previous year. The amount sellers are receiving on sales is down a bit compared to asking price but not dramatically. Sandwiched between the cities of White Bear Lake and Forest Lake along Hwy 61 is the community of Hugo, Minnesota. While many people cannot forget the recent tornadoes that devastated the area a few years ago, that event does not define the community. Hugo is a vibrant and growing area with a deep history. The town has had a few names, first Oneka, then Centerville Station before finally adopting Hugo just after the turn ot the century in 1906. The name Oneka is still present in the community as it is the name of the city’s largest lake, Lake Oneka. According to Wikipedia, the name is derived from a Dakota/Native American word, onakan, a word meaning to hit rice into a canoe. However the origin of the Hugo name is a bit trickier to pinpoint.   In this northern Ramsey and Washington County community, just north of White Bear Lake, closed home sales were up an average of by nearly 43%. Unfortunately, the average sales price did continue to decline again during 2009; down nearly 17% to under $200,000! This is no doubt a reflection of the significant amount of first time home buyers in the market. With only a handful of additional new listings in the area, inventory is down considerably. Sellers are already starting to see sales prices come in closer to asking price. Time on the market to sell a home, has remained flat at just over four months. It appears that the Hugo market is starting to become more balanced which is great news for homeowners in this Washington County suburb.

While the number of new listings, closed sales and average sales price for homes in Hugo, Minnesota dropped between 10-14% in 2008 compared to the previous year, the biggest change was in time on the market. In this northern Ramsey and Washington County community, just north of White Bear Lake, home sales were an average of 40 days longer than in 2007; up statically by nearly 47%!
