As a Realtor I get the opportunity to canvas the countryside looking at homes and properties throughout the north metro. Time and again I stumble upon unique treasures. This time, I discovered an artful roadside distraction because of a detour just over two months ago. The tornado devastation in Hugo rerouted me from many of my regular real estate routes to and through Anoka and Washington Counties. After the successful sale of last year of the home built by Forest Lake construction students in the parking lot of their school, did it again! Forest Lake High School Students built an awesome 3BR/2BA in 2007 which sold for $65,000 and was moved by its new owners to its permanent location this past spring. The proceeds from the sale of the home funded a new construction project during for this school year. Forest Lake residents who work in downtown Minneapolis can skip the frustrating traffic jams and backups! A new commuter station, or transit center, began offering express bus transportation in January. As I slowly wound my way through ice and snow on the slippery North Shore Trail while showing Forest Lake homes this past week, I was momentarily distracted by a colorful garage door. The elements made it difficult to see properly so yesterday I wound around back around the lake where I had showed homes days before to find this wonderful steam train artistic distraction. While painting a mural on a garage door can be a detriment to a home's value, I will have to admit that this steam train mural would be a welcome sight to many. Real estate in Forest Lake, MN in north Washington County and east Anoka County is still selling. The first big December snowfall and holidays didn't deter savvy buyers from getting out into the market and writing offers. The inventory levels are down from the third quarter statistics, but sales during the last three months of the year were only slightly lower than the previous quarter. The fourth quarter numbers show area homes are staying on the market an average of 166 days, just slightly lower than the 171 DOM in the third quarter. Looking at current inventory levels for homes priced under $300,000, there is about 9-10 months of inventory at the 4th quarter rate of sales.High end home sales continue to remain stagnant. Residents and visitors alike do a double take as they pass through Forest Lake, Minnesota this December as construction continues on the new water tower. Though the photo is not strikingly different from the original I posted last week, if you look closely there are some marked differences. Note the yellow appendage to the tank bowl. Yes, folks that is a ladder. No fear of heights allowed when working on this project. Can you even imagine taking a hike up that ladder? Yikes. Before the 12 inches plus of  snow that made skiers and snowmobilers alike shout in exuberant exclamation hit Forest Lake this weekend, I snapped a shot of one of the huge sections on the ground that was being prepared to be lifted into place for the top of the tower.  Like a transformer in slow motion, the new Forest Lake water tower began to take on its final shape this past week. The construction process is quite a sight to see! Piece by piece concave metal is lifted into place and welded to the base, creating the "bowl". The first half of 2007 has been a mixed bag for the Forest Lake real estate market in northern Washington County.  Homes in priced below $300,000 are selling well but time on the market is lengthy in all price categories. Per the St. Paul Area Association of Realtors, sales for the 13 county Twin Cities area are down 16% in the first half of 2007 compared with sales in the first half of 2006. The average home price fell 2%. This mid-year update for Forest Lake real estate reflects the sluggish market with many listings. Homes are very stagnant in the high price ranges with the exception of lakeshore. 4 of the 7 homes priced over $400,000 were lake homes. Homes in Forest Lake with 168 DOM are moving a bit faster than those in neighboring Ham Lake and Lino Lakes which have an average DOM ...

Spring and I have a love/hate relationship.LOVE: Playing sports;  I am currently in two softball leagues (The Columbus Softball League, near Forest Lake, MN.  A church league down in Edina, I play for Colony Park Church) and one Volleyball League (We play over at Sager's Bar in Centerville, SAND VOLLEYBALL!)HATE: Allergies!  I tell ya, I NEVER used to have allergies.  Then, I hit 19 years of age and BAM!  They came on like a freight train.  It's funny because they've died down a little since I started having them, but I still need to take allergy medicine everyday.LOVE: Finally getting to roll the windows down again.  I love to wear sandals and go bare foot every now and again as well.  Minnesota weather is so funny though.  One day you're wearing sandals and that night you're borrowing...

 The Forest Lake high school students in the carpentry class must have done a great job! The home they built in the parking lot was offered for bid at the break even amount of $49,900. But they did much better than that. The home sold to a bidder for $65,000! This is wonderful news to the school as there is money to start another home building project for future students. Carpentry shop class is NOT what it used to be in Forest Lake, Minnesota. Not content to build a shelf or piece of furniture, these construction students put their knowledge of math, engineering and construction and met the challenge of building an entire house in the school parking lot."This is a real world project that helps them see the importance of what they are doing in school," said teacher, Kevin Rivard.
