  It's currently a declining market here in Eagan, MN.  And we're predicting another 10% drop in housing prices between now and the spring.  We're seeing a lot of loan modifications fail, plunging homeowners info foreclosure. There are several different types of distressed properties - short sales, pre-foreclosures, foreclosures, bank-owned, etc.  Each type of property plays by it's own rules and can potentially represent a phenomenal deal, or a dire money pit.  Last month in Eagan foreclosures - approximately 8% of the single family home sales were Eagan short sales while 16% were foreclosures.  Check out this video for the detailed housing market stats for September 2010:

Eagan Real Estate Market Update for August and property sales. Information for first time home buyers, home sellers, and relocation to Eagan. Information is in for August home sales in Eagan. New listings were up 12% and closed sales were down 36%. This could be in direct relation to the first time home buyer credit going away in June. We had a increase in our closings for the month of June and depending on what city you are in are trending slightly downward. We need banks to loosen up their lending and get the stimulus money out into the marketplace and not on their balance sheets. Median sales and average sales price were both up roughly 27%. Eagan has become it's own little hot spot for home sales in the south metro area. New listings were down 11% for the month with closed sales up 20%. That is great news for home sellers. Median sales price was down 11% and average sales price down 2.6%.  Home sellers priced their home correctly on day one of the listing getting 93.3% or original list price. This was down slightly from the previous year. Average days on market was up 25% which was unusual with all the other date. Single family inventory was up 5% and town house and condo inventory down 5%. This program is made available through the Dakota County Community Development Agency, and it provides financial resources to make your home purchase successful.
