Part 2 in a series.   We started off early so we could be in Cape Girdaeau by kick off, we stopped in Medford for breakfast at McDonalds. We picked up the Avenue of the Saints at the Iowa border and followed that through Iowa. Our 2nd stop was in Waterloo Ia. Doing good on time we stopped in Mount Vernon Ia for gas and lunch. Just passed through Hannibal MO. Hoping to be in Cape Giradeau for kick off! 1:44 PM Jan 24th. Hit Cape Giradeau by 5 now watching Vikes at Applebees. Great game but they lost in OT. St Andrews Lutheran Church in Cape Giradeau has a nice field house they let us stay in for free. At just over the halfway point on the trip it was a welcome nights rest in Rush Limbaugh's home town. This a great service they have provided since Katrina. Getting oil changed in Cape Gira...

Coon Rapids, Minnesota homes are sold faster in 2009 than 2008 and more homes were sold too! New listings were down by almost 15% which is a sign that this Anoka County Community is moving closer to a more balanced market. The average sales price did dropped again by over 16% so affordability was evident in Coon Rapids in 2009 but with the lower inventory levels, we could see the average sales price start to level off in 2010. The ratio of original price to received price is down is starting to edge up in Coon Rapids which is good news for those considering selling in 2010.

I have signed up for a trip to head to Mobile, Alabama to work on 2 homes for Habitat for Humanity. The team consists of 18 people from various churches in the area. We drive out from Minneapolis this Sunday and will travel the Avenue of the Saints (road from St Paul to St Louis) and spend a night in Cape Giradeau, Mo. From there we will finish up the journey to Mobile and start roofing a home on Tuesday. Once we finish the roof on that home, we will frame another home to finish out the week. Stay tuned for more details and updates from the road.   Skol Vikings!

The girls both did very well on their report cards so tradition says it is time to go out to eat! They love Italian and to no surprise they chose Olive Garden in Coon Rapids. We have been there several times in the past and always love the food. This time however was the first time all 5 of us ordered full entre's. The days of $8-10 meals and or kids meals are now officially over. Anyway, we were seated promptly, mostly because it was 2 pm on Sunday but that was our choice. The endless salad and bread sticks usually has us quite full prior to the meal. We saw a few friends from Meadow Creek there while we waited for our meals. When the meals did come out everyone enjoyed their food and diet cokes. No room for desert here and the doggy bags were full. The tab reached $100 with tip, so we...

The so called redneck bottleneck will be no more after today! The construction on Highway 10 in Coon Rapids should finish up this week. The project extended the 3rd lane from Foley to Hanson Blvd. with the west bound lane becoming the Hanson exit only lane. On the eastbound side the third lane starts as Hanson traffic enters the freeway. The redneck bottleneck was formed when Highway was completed through Blaine. This allowed 3 lanes from 10, 2 lanes from Highway 47 and one lane from the 610 bridge to combine into 2 lanes in about one mile. The bridge replacement over the single line railroad track to Duluth extended the construction from March to November. Now that the bridge is done all lanes of the new construction opened east bound today and west bound should follow soon. The usual ...

Yesterday, I held an open in Elk river that had just been listed the day before. There were already two offers! This house was 3BR 2Bath and 3 car Garage. It was a bank owned foreclosure and priced at 137.5K. There was some good traffic and I thin several more offers! I have never seen such a clean and unblemished home that was bank owned! For more info check out my website http://yourhomebymark.com  Today, I will be holding an Open at a Rambler in Coon Rapids from 1-4pm. The whole city is holding OPEN HOUSE day for houses up for sale. This is a nice Rambler in a nice area. The price is around 167K and has been reduced. I think this one will get some offers!

What is going on with the real estate pricing games?  We have the following:  Overpriced properties among abundant competition, Market priced properties among abundant competition, Under-priced properties among abundant competition.  What's it all about?  Price? Consumers look at price first, then after looking at the competition, they realize it's a bit more complicated than just the price.  If the property is in foreclosure, their may be issues associated with attainablility, response time and/or terms associated with the third party approval.  If the property is foreclosed, their may be issues associated with attainability for certain types of buyers, certain types of financing and/or response time.  Buyers sifting through the general pool of inventory are becoming more aware of the...

Coon Rapids lost an icon during the last week. Have you heard of her before? If you have ever been to Crooked Lake Park or even the beach years ago, you most likely know to whom this story is about. The little store that almost goes unnoticed as you play at the park or drive by on your way home. The road that passes by once was a busy county road, now only the local traffic passes by. If you ventured in this 15 x 15 foot store you could quickly find what ever it was you wanted. If you brought a credit card or forgot your cash, you were instantly given credit by the clerk and owner. Could a place like this really exist in 2009? Indeed it did but, sadly Millie Buzzelli died recently. Millie's husband Ted opened the store back in 1936 to serve Crooked Lake Beach in Coon Rapids, MN. My firs...

We just went for a walk at the Coon Rapids Dam. It is one of the hidden gems in Anoka County. We typically ride our bikes down there several times a year but, it is a tad cold and icy for that right now. So we drove down to the park and hiked out across the dam. Their is some great ice formations and ice bergs floating on the river below the dam. We also saw a red tailed hawk and several deer, one had even ventured out onto the ice. I snapped a few photos for your enjoyment. I highly recommend coming out of hybernation one of these days to see the mighty Mississippi River as it winds through Coon Rapids and Brooklyn Park. Coon Rapids homes are selling a little slower this year than last but the total number of homes sold has remained about the same. There has been a good drop in new listings which helps to keep inventory levels down. The average sales price dropped by just under 15% so affordability is evident in Coon Rapids. The drop in the ratio of original price to received price is down which shows that sellers are negotiating. Though homes sold almost three weeks faster in 2007 than in 2008, the overall time on the market is still in line with neighboring communities. I just went over to the Coon Rapids City Center to hear about the plans to widen Highway 242, now known as County 14 and Main Street. The road will be upgraded to 4 lanes from Coon Creek to Crane Street, which is just past Hanson. The construction will start in 2010 and likely close down the road from Hanson to Shenandoah Blvd to clear out the peat bog or build a land bridge. The county engineer said there is around 5 feet of tar from all of the fill down over the years in the area by the sod fields. This project will be the first of many segments to turn county 14 into a 4 lane highway from 10 to 35W. Of course this will go as fast as funding comes through. The state has turn back funding available to help as part of giving the highway back to the county last year. Very little land acq...

The fall colors were spectacular this year in Coon Rapids. I added a few pictures below to show you some of what I saw on our walk today through Bunker Hills Regional Park and the Oaks of Shenandoah. We walked through the new tunnel under Hanson Blvd and over to the new tunnel under the railroad tracks and through the golf course. They still have it closed at the tracks but we walked on around anyway. The trail map is below the pictures.   Enjoy the pictures! Well it was a great season guys! 11-1 and tied for first place, we even received t-shirts. Family of Christ Red ended our season early with 3 runs in the bottom of the 7th to win the game. Our bats were a little flat as we only scored 7 times. Steve Stelly was kind enough to set up a picinic dinner afterwards and we enjoyed hot dogs and burgers. Go Constance!   Make sure your home is "SOLD by Friday!" JoelFridayHomes.com
