Coon Rapids, MN Real Estate News

By Teri Eckholm, REALTOR Serving Mpls/St Paul North & East Metro
(Boardman Realty)
Coon Rapids, a northern suburb to Minneapolis, experienced a third year in a row with a significant decrease in new listings. But unlike the previous two years, the amount of homes closed also was down, but not for lack of interested buyers. This caused average sales price of a home in this vibrant Anoka County community to rise a healthy 17.7% pushing the price per square footage from an extremely low $69/sq ft in 2011 and a modest $75/sq ft in 2012 to a respectable $88/sq ft in 2013. This is still very affordable compared to other communities in Anoka County. Coon Rapids remains one of the most affordable options in the north metro. But for how long? Inventory dropped to an approximately two month absorption rate in 2013. Compare this to 7 months of inventory at the end of the 2010. ...

New Caribou On Hanson in Coon Rapids Real estate market data in Coon Rapids MN by Joel Friday of Keller Williams Classic Realty Have you checked out the new Caribou on Hanson? They found the perfect location for the morning commuters. Right in and right out either using the drive through or stopping in for your morning caffeine fix. You even will avoid the long left lane back up on Hanson waiting to hop on Highway 10. I stopped in this morning around 7:30 am and was one of the few guests inside. I plan on stopping there the 2nd and 4th Wednesday mornings each month and develop a network and catch up with friends. Mention this blog and I will buy your coffee when you see me there. Anyway, here is what it looks like inside.   Are home prices rising yet in Coon Rapids MN 55448? Fully remod...

Five Guys Burgers in Coon Rapids now open Great restaurants in Coon Rapids MN 55433 Real estate market data in Coon Rapids MN by Joel Friday of Keller Williams Classic Realty Wow! Big news. Five Guys Burgers is now open in Coon Rapids. Where you say? They took over the space left vacated by Green Mill last year. That is right in front of Target in Riverdale.  I stopped in to try it the other night and the place was packed. Probably due to the lack of a place to grab a burger in Riverdale. The only other 2 spots were McDonalds and Friday's. This place fills the gap between the 2 nicely. The service was fast and friendly, even with the crowd. They cook your burger to order so not as fast as McDonalds but in 5 minutes my burger was ready. Their fries are awesome and the burger was also ver...

Liberty Title in Coon RapidsReal estate market data in Coon Rapids MN by Joel Friday of Keller Williams Classic Realty When it comes time to buy, sell or refinance your home, remember you do have a choice in who closes the home for you. I have worked with Liberty Title for almost 3 years now and they do a great job for my clients time in and time out. A recent example was they refused to give in to a seller who wanted to give title to the buyer in a way that would make it VERY difficult to sell again in the future. Who wants that? By sticking to their standards we were able to avoid this costly mistake and future trouble for my clients. Are home prices rising yet in Coon Rapids MN 55448? We have been waiting and our wait is finally paying off as Chick-fil-A is nearing completion in Coon Rapids. They took over the Bennigan's location in Riverdale near Main and Round Lake Blvd. They had a kick of party in Sand Creek park a few weeks ago with Hot Air Balloon rides and free sandwiches. I forgot to put this on my calendar so I need to wait until they open to try my first sandwich from Chick-fil-A. Just don't stop by on a Sunday as they respect the Sabbath. Oh no! Road construction in Coon Rapids on Highway 10 Your commute is about to go from bad to worse if you use Highway 10 from Hanson in Coon Rapids to Anoke. Expect single lane on all of the bridges for the next 2 months. They are also resurfacing the blacktop along this stretch. Granted the work is needed and has to come in our second season here in Minnesota, Road Construction. For those heading Up North for the rest of the summer, I highly recommend finding another route or to be prepared to sit in traffic an extra 30 minutes.   Home market trends in Coon Rapids MN Real estate market data in Coon Rapids MN by Joel Friday of Keller Williams Classic RealtyAre home prices rising yet in Coon Rapids MN 55448?         Coon Rapids, a northern suburb to Minneapolis, saw its second year in a row with a significant decrease in new listings. Likewise the amount of homes closed also was up for in 2012 over 2011. The average sales price of a home in this vibrant Anoka County community was up a healthy 11% which caused a subsequent rise in price per square footage from an extremely low $69/sq ft in 2011 to a modest $75/sq ft in 2012. This is still very affordable for Anoka County. It remains best values in the north metro. Coon Rapids area remains very affordable but prices will continue to level off. Inventory dropped an approximately three months absorption rate at the end of 2012. Compare this to 7 months of inventory at the end of the 2010. Prices are poised to continue to rebound in prices as we...

Coon Rapids, a northern suburb to Minneapolis, saw a significant decrease in new listings but a huge increase in closed sales in 2011 over 2010. The average sales price of a home in this vibrant Anoka County community was down a whopping 13.1% which caused a subsequent drop in price per square footage from a very affordable $81/sq ft in 2010 to a extremely low $69/sq ft in 2011. It is one of the lowest in the north metro but  keep in mind that there are many starter home and townhome developments with significant lender mediated properties. Coon Rapids area remains very affordable but prices will be leveling off again. Inventory dropped to less than 4 months at the end of 2011. Compare this to 7 months of inventory at the end of the previous year and there is a good potential for a re...

(Structure Tech Home Inspections)
I recently had a friend go through a huge hassle to get his water turned on after buying a vacant property in Coon Rapids.  His plan was to buy the house, get the water turned back on, and live in the house while he remodeled it going room by room. Shortly after buying the home, he contacted the city of Coon Rapids to have the water turned back on, and they told him they would need to inspect the house first.  The city ended up having a huge list of repairs that he would need to completebefore moving in to the house, and he ended up moving in about two months later than his planned move-in date. I called the building inspections department in Coon Rapid to ask about this, and as it turns out, these inspections have been required in Coon Rapids for about the last three years.  Apparently...
