Like human food and lots of other things, dog food prices are going through the roof.  If our country would stop trying to make fuel out of everything except natural gas, maybe prices would stabilize or drop, but that's another story. Today I want to commend landlords everywhere for doing what is necessary to feed their dogs the high quality and healthy food they deserve, even in the face of ridiculously high prices.  Yes, all you had to do to afford the higher dog food prices was raise the rents of your tenants, and that you did with gusto.  Congratulations on your astute problem-solving tactics.  Sure, there are a few renters who are upset, but you, Mr. Landlord, are the one who has kept their expenses down.  Without your guidance, they would all probably have dogs, and they would all...

There are many ways to measure affordability, and they all have their attributes and shortcomings.  For this report, I chose to simply measure the ratio of homes priced at or under $150,000 over the total number of active home listings. According to information provided by the Regional Multiple Listing Service of Minnesota, Inc., there are 2,525 homes listed for sale in Dakota County.  of that total, 927, or 37% are priced at or below $150,000.  In comparison, Burnsville has 374 homes for sale with 168 of them (45%) priced at or below $150,000.  That makes Burnsville appear above average in its current availability of affordable homes.  It compares favorably to all the other bordering communities. February 2 marked the beginning of the Minnesota house hunting season, and it looks like buyers have responded well in Burnsville.  According to Regional Multiple Listing Service of Minnesota, there are 245 homes for sale in Burnsville priced at or below $200,000.  Since February 2, there have been fifty-two accepted offers on homes in that price range.  That's about one in five homes no longer available to buyers who have not yet started house hunting. Minnesota house hunting season is officially in its first weekend and, since official opener on February 2, there is no doubt that the good stuff is going fast.  For the early season hunters, there was lots of inventory and great buying opportunities on some really nice homes. According to city data, there are approximately eight thousand renter occupied homes in Burnsville. If you are one of those eight thousand folks currently helping someone else make a mortgage payment, why not consider giving him an annual review? Here are a few questions about your landlord that you may want to ask. Actually, you probably know the answer to them, but keep score. Can you count on not having the rent raised in the next few years? Can you decorate any way you want? Burnsville Real Estate Market Update for first time home buyers, home sellers, and relocation to Burnsville. New listings were up 4% for the month in Burnsville. The surprising number is closed sales being down 70%. This could be with the tax credit going away and the tight credit market. Lenders need to loosen their underwriting policy's to get more home buyers back into the market. Just a thought. With the number of people that have lost their homes due to foreclosure this is something I think needs to be looked at. Median sales price increased with average sales price increasing also. Where have all the buyer's gone? What a difference one month makes when the government incentives for first time home buyers and home sellers went away. New listings for Burnsville we up 12% with closed sales being down the same amount. Median sales price was down slightly at 4% but is still above the 12 month mark. Average sales price was up 5% with home and property sellers getting right at what they listed their homes for on day one. Very smart move for home sellers. This is still a great market for first time home buyers to enter into and find a home at 2000 pricing levels. The new listings in Burnsville were down 31% over last month with closed sales up 15%. Both good trend lines for the month to return to a more balanced market. Median sales prices were up 4% and average sales price was up 5%. The percent that a home owner received  at closing of the original listing price stayed unchanged. Home owners are pricing their homes and properties correctly on the first day.
