Lakes of Blaine - Tournament Players Golf Course  - Restaurants 2013     If you live in the Lakes of Blaine, on The TPC, or are just visiting you should try The Tavern Grill. The Tavern Grill is located just a few blocks from The Lakes of Blaine or the TPC next to Highway 65. The Tavern Grill is a great place to visit after a round of golf, or a great place to have lunch/dinner with friends. I visited a lot of resturants in 2013 and still this is hands down my favorite!     The lighting in The Tavern is low and provides a great ambiance for any occasion. The wait staff is extremely pleasant every time I have been there. You can dine-in or out. There's a great paver patio perfect for dining outside on a sunny, summer day. If you're looking for a more relaxed visit they have a great full ...

Did you make a New Year's resolution for 2014?  Maybe it was to workout more, eat healthier, be happy or spend more time with friends and family. Or maybe you resolved that 2014 is going to be the year to buy YOUR first home.  What a great decision! Owning a home is still the American Dreamand with housing affordability in the Minneapolis/St Paul area, this can be a very realistic aspiration. Home ownership is not just for older, wealthy Americans. People of all ages can afford to be homeowners in the Midwest. In fact, many young people are buying homes in today's market. In 2013, I sold several starter homes to people just a few years out of high school. The homes these clients purchased were in all cases, move in ready, solid houses in the north and/or east metro. It is not unusual to...

There was a big improvement in the real estate market in 2013 across the nation. And, while all real estate is local, the Minneapolis/St Paul market was no exception. We also saw prices rebound quite a bit in communities on both sides of the Mississippi. But when where sellers able to score the best deals? Let me give you a hint. It wasn't in the spring. Many people do think that spring is the best time to sell a home. And yes, it is a good time to buy and sell a home. More home buyers are out looking to make a move when the weather warms up. But surprisingly buyers also move in the winter. And because most sellers are waiting for spring, there are less options for them.  Early in 2013 is when most home sellers were seeing multiple offers in the Twin Cities. There were few good home...

“I left all the extra paint  under the basement stairs, just in case you want to touch up a few things.”  It's a statement that will often make a REALTOR® cringe at the closing. But it still is an announcement is made by home sellers at closings in Minnesota from time to time. Some home buyers are appreciative, especially if the home was recently repainted and they love the neutral color scheme. But agents, such as myself, will cringe when this hasn't been discussed prior to the closing. Some buyers won't be so happy because paint and other hazardous chemicals are considered to be toxic waste. My husband and I periodically venture into our own little toxic wasteland of cans stored under the basement steps to do a project or touch up a bump or scratch in the paint. Every once in a while ...

Your Twin Cities Home, Interest Rates and Quantitative Easing. No doubt you have noticed the increase in mortgage rates in the last month - maybe that statistic has even caused you to wonder if NOW is the time to sell your home. Happily the real estate market in Blaine, Andover, Maple Grove and Coon Rapids continues to flourish despite average rates creeping to nearly 4%, although inventory still shows significant lows. Still, you may find yourself wondering how and if these rate changes could impact the sale of your home and the future of housing in your local market. For a current competitive rate click here. An introduction into the Federal Reserve and it’s role in interest rates may help you understand its impact on your home. In the past the Federal Reserve, as the central banking ...

Home market trends in Blaine MN Real estate market data in Blaine MN by Joel Friday of Keller Williams Classic Realty Just received 2 offers on 2 different homes in Blaine MN from a Wall Street hedge fund. They are trying to snap up 3000 homes this month as they see the market heading no where but UP! These are typical low end homes with traditional sellers. Their strategy seems to be to pick off new listings, come in low cash and see if the sellers bite. What does this mean to you? Donald Trump was quoted in December 2011 as saying if there was easy way to buy 1 million single family homes he would do it. Well maybe somone figured out even it wasn't easy it needed to be done. Either way with short supplies of housing in MN right now,  this could make the inventory issue even bigger and...

I have no ability when it comes to basketball but as a REALTOR® with well over a decade of experience in the Twin Cities north and east metro, I do know a housing rebound when I see it. Since last fall there has significant activity in the Minneapolis/St. Paul housing market. In the north and east metro, I have witnessed the market turn. The extreme low interest rates have brought out the first time buyers who have literally bought up almost all the listed houses. This is good news…unless you are a first time buyer.. Once again, there are multiple offers on home. In one situation I was in this past fall, there were 12 offers by the time the highest & best deadline arrived. Not familiar with the term highest & best? When there are multiple offers on a home, the seller’s agent notify all...

The number of new listings decreased considerably for the second year in a row in Blaine, Minnesota. But unlike 2011, the number of sales, and more importantly, prices have seen a significant rebound. A majority of Blaine’s lender mediated foreclosure/short sale homes in the lower price points seem to have worked their way through the system no longer drastically affecting the average sales price. With this the average price per square foot rebounded almost 10% from $88/sq ft to $96/sq ft. Lower interest rates have continued to bring in buyers as closed sales are up again in 2012. New listings have dropped so there is considerably less inventory. Homes are selling at a brisk pace with 35 day drop in the average time to sell than in 2011, down from 132 to 97 days on the market.
