Yes sometimes it is a good idea to purchase a home protection plan.  I myself think home warranties are just so - so.  If something major goes wrong it is a geat deal.  But there are some limitations with home warranties.   There is always a deductible.  When you call to get something fixed there is usually a co-pay to get it fixed.  Sometimes they verify the item was in good shape when the house was bought.  The home warranty company sometimes asks to see the home inspection report. There is one sure way to drive me crazy if you become a client of mine.  Nothing drives me crazier than not being able to get a hold of you after we submit an offer.  Once you put in an offer you need to be accessible by phone.  Don't shut off your phone for hours at a time.  Please check your email.  Please check your voice mail.  Things come up that sometimes I need to talk to you.  I had it happen today.  Yesterday we put in an offer for a West Bloomfield foreclosure.  They told us late yesterday we lost out on the offer.  I emailed them this morning to keep us in mind and keep us as a backup offer. I don't track the West Bloomfield, Michigan market on a weekly basis any more. I did that for a couple of years because I used to live there and because I still go back for church there, plus I have lots of friends and prospects in that area. I've had some nice listings in the area and still solicit business there and show houses there quite often. So, I thought I'd post this update on how the real estate market is doing there. As you can see, the West Bloomfield market has been tracking with the general market trends of declining home values; however, it is one of the local markets that has experienced an upward turn in early 2010, with home valued rising a bit. Here are all the homes that have sold on Cass Lake or it's canals in the last year.  If you notice 3 Cass Lake homes were leased in the last year. You will also notice that there were three Cass Lake homes that sold under $200,000 in the last year.  Like most Metro Detroit Lakes we have a wide variety of homes on the lake.  We have small rustic cottages under 1000 square feet.  And we have high end estates that are priced as high as $2,000,000. A Michigan Sheriff sale should not affect your short sale offer unless somebody other than the bank buys the property. I had another agents client call me about this the other day.  He had an short sale offer in on a $800,000 Oakland County lake front property in West Bloomfield.  It had been dragging on since August with an out of state bank.  He didn't think there was much progress. His agent couldn't answer his questions.  So here is was my answer to them. Here are the two scenarios: 1.) Lately some of my clients have been sending me Detroit suburb listings but unfortunately many of the listings are sold or are pending.  So I started asking what sites they were looking on.  I started hearing some of the same names. The clients were getting frustrated that the Detroit suburb homes they were wanting to see were gone!!!! The two websites that are best to search Detroit suburb listings on are www.Realtor.com and www.MoveinMichigan.com  These two sites are the best sites to search because they are directly affiliated with our local Metro Detroit MLS.  The local Metro Detroit MLS is basically affiliated with the local real estate assocations so all our listings show up on the MLS and then filter down to www.Realtor.com and www.MoveinMichigan.com  All the other real estate web...

West Bloomfield Lake is a very small lake in the middle of a subdivision in West Bloomfield Township.  It is located just North of Walnut Lake Rd and West of Orchard Lake. I myself would call West Bloomfield Lake a big pond.  It's only big enough for canoes and row boats.  There is a small park on one side of the lake and the other 3 sides are surrounded by private homes.  There are about 17 homes that sit on the lake. Most of the homes on West Bloomfield Lake are mostly colonials in the 2000 to 3000 square foot range.                  Of course the lake is a private lake only for the residents of West Bloomfield Lake estates

Many people think they can just go out and look at houses and buy it, but buying a Metro Detroit home isn't always easy.   it's just not that simple as putting in any bid.  You have to now what the homes in the area are selling for. I have had a few clients lately that think they can offer 20% below list price and win the first metro Detroit home they bid on.  Sadly I had one home buyer that did this six months ago.  I would show him the comps on the houses and then he would still bid the exact opposite of what the comps said. His friends said it was a buyers market.  The home buyer wouldn't listen to me.  He lost a total of 5 Metro Detroit homes.  Every time he bid way below the comps.  Some of the houses he bid on went above list price.  And they were still great deals even above list...
