A visitor from another planet who just looked at the real estate charts and statistics for West Bloomfield Michigan might conclude that this must be a poor area with a badly distressed economy. I suppose that last part might be partially true, but West Bloomfield is anything but a poor area. Even as inventories continue to fall, the real estate market in West Bloomfield Township, Michigan appears to be bottoming out and stabilizing a bit. Of course a couple of weeks don't necessarily make for a long-term trend, but this would be consitent with what was expected this year. Many local pundits have prediced a year for property values that they characterized as "bouncing along the bottom." Here is a Wayne County and Oakland County home selling tip.  Just because you want $400,000 for your Oakland County home doesn't mean you should list it at that.  The reason I say this is because I have seen two different houses in Milford and West Bloomfield with different buyers that were $35,000 - $50,000 too high.  They were nice houses but they would never appraise for the list prices. I don't get it.  One home we put an offer in on.  We bid at the highest comparable's price.  The issue in today's real estate market is that the bank orders the appraisals.  If your house doesn't appraise for contract purchase price then you have an issue. Wow, I just got a call from one of our soldiers overseas who was to closing on a Bank Of America Short Sale today.  He started off with "I know you are not my Realtor but I need your help."  He proceeded with the story of how he was suppose to close on a home today but both Realtors were unable to reach Bank Of  America (BOA) to get the final ok on the short sale.  Their BOA contact was out of the office and was unreachable. His wife flew in to Detroit from Washington State for the day and needed to fly home.  If they could not close today, they most likely will not be able to buy the house since his wife is needed back home and he was ½ way around the world.  Side note: The first mistake was made when the closing was set without the BOA's contact knowledge.  We must remember that these...

What is Green Lake water front property like in West Bloomfield MI.    Green Lake itself is only 100 acres in size, but it a private lake.  It is a relatively quiet lake because only electric motors are allowed on the lake.  So there is no water skiing, no wake boarding, no jet skis. I would call it a put-put lake because electric motor boats do not go extremely fast and create very little wake.  There are small paddle boats, row boats, kayaks, canoes, tiny and large pontoon boats.  Many of the small boats are run with trolling motors.   Green Lake water front property is a great place to relax without a lot of noise.    You won't be woke up by a loud speed boat or a jet ski tearing around the lake. Yes you heard me right I told the truth and lost a client.  The client was looking at a Michigan lake front foreclosure.  It was priced below market value.  I had not been in the home yet, but the home was on an bigger all sports lake.  The prospective client asked me what I thought the house would go for and this is what I replied. " I believe the home will go over list.  I haven't seen the West Bloomfield home and I don't know the condition.   From the pictures and the description it sounds very nice.  BUT.... It is a steal at this price, so it will boil down to how many people are willing to bid it realistically and how bad they want it.  It is about $150,000 below what it should go for in this market. There is so much to consider when buying Oakland County waterfront property.
