Yep.... you heard it right.  I am refusing to buy into Detroit Michigan's recession.  I am not going to doomed and gloomed by the media.  I can't afford to be scared.  Me and my family are making a stand!!!  WE HAVE DECIDED NOT TO PARTICIPATE IN THIS YEARS RECESSION I'm not participating in this recession.  My family, friends, and co-workers are going to work hard.  We are going to stay afloat.  We are going to different things to make money.  We are going to work harder and smarter.  We are going to take the extra steps or steps to keep our jobs and help our employers stay in business. Michigan mortgages and how they work Many people want to know how Michigan mortgage brokers get paid.  Many times Michigan home buyers believe that by going directly to the bank that they can get the lowest rate.  Many times that is not true. I remember back in 2003 I quoted a rate to a customer and told him that I was going through HSBC bank.  Unknown to me he went on line with HSBC Bank to get a better rate.  After all it would be cheaper to go direct and cut me out.  Well he got quoted a higher rate.  Well he didn't give up.  He called the bank.  Again the bank rep could not give him a lower rate.  At closing he confessed to me that he had done this.  He wanted to know why or how I was able to get a HSBC mortgage for him and give him a lower rate than the actual bank did.  It was sim...

That questions is on many peoples mind in the Metro Detroit Real Estate Market.  Who really knows where the bottom is?  Who know if Michigan homes for sale prices will continue to drop? I wish I knew.  I have heard stories that is going to turn around at the end of this year.  Some say middle of 2009.  Some say the Metro Detroit Real estate Market won't turn until 2010.  Some say they see indicators that is going to go up soon. Every "expert" has their own opinion.  I call them guesses.  As a local Michigan Realtor I guess that it will be at least 2009 or 2010.  So why should you buy now?  Why shouldn't you what for the bottom of the Metro Detroit real estate market? So you are ready to put in a offer in on Metro Detroit real estate.   You want to ask for all the drapes, the curtains, the 4 appliances, and the play set.  Sometimes by asking for something that you can use but don't actually "have to have" is a great negotiating tool.  If the seller really wants to keep that item they have said no to one item of the purchase agreement. When negotiating it is give and take.  You may be asking for a certain closing date and a certain occupancy date, and a $15,000 lower price.  When you ask for the extra 7 items you are putting more give and take into play.  Sometimes it is a psychological advantage when they say no to the playset and the appliances and only $5000 lower.  If the closing date and occupancy were important to you and the play set didn't mat...

Here is the market update for the South Lyon School District for the month of April 08Homes Sold total= 37Residential- 28 with an average list price of 245,493 and an average selling price of 216,682 and the homes were on the market for an average of 215 days.                Out of the Residential properties sold 8 were from "distessed" sales- either a short sale or foreclosure and 2 were leased. Also 6 homes were new builds built after 2007. How to price your Michigan homeCMA is real estate abbreviation for "Comparative Market Analysis." There are so many of us (realtors) that are workaholics.  You can tell that I am.
