Rochester Michigan, a great walk able community in Northern Oakland County, held it’s third annual Fire and Ice Festival January 29 & 30, 2010.   “A Winter Zoobilee” was the theme for the many ice sculptures that lined the streets downtown.  While it was a sunny day, the temperature was anything but.  I took my camera and Flip video to capture all the fun and my first stop was the fire where they were roasting marshmallows – I definitely appreciated the “fire” part of Fire and Ice.   Fire and Ice Festival in Rochester Hills from Cathy Tishhouse on Vimeo. Ok, so you're a Realtor or loan officer with a client that just told you that they completed a short sale in the past year.  Your first thought is probably something along the lines of "See ya", "Good luck" or maybe at best "I'll put you in my tickle file and call back in two years".  The facts are that conventional loan guidelines treat a short sale or what is sometimes referred to as a pre foreclosure as an actual foreclosure.  Currently those guidelines state that a borrower isn't eligible for a conventional loan for the next 5 years.  Yikes!  Ok, so what's next?  How about a FHA loan?  FHA, as forgiving as it is states that a foreclosure or short sale needs to be completed 3 years prior to an FHA application is started.  So what's left?  Rural Housing to the rescue!  Rural Housing l...

RESPA, the 2010 GFE, MDIA, and general reform.  Yes it happened and it takes some understanding to be able to stay in the game and know what your doing, but isn't that the point a more educated mortgage lender?  I'm not saying that it's fun, but this is the world we now have to live in to stay in this business.  Either way I have noticed that mortgage applications are increasing.  Mostly first time home buyers looking to take advantage of the market and of course, "Obama Money".  Things are looking good for 2010 and i wish all my other Real Estate and Mortgage professionals out there the very best of success this year.  Daniel Litvin www.AdvantageLendingCorp.com

Upland Hills Ecological Awareness Center along with the City of Rochester and the Rochester DDA hosted the 4th annual Earth Day.  It was Michigan's largest Earth Day gathering and was enjoyed over two days with an expected attendance of over 50,000.  Earth day in Rochester offered a wide variety of family fun.  Activities were informative, earth-friendly including: 150+ green and wellness exhibits, presentations and films, alternative vehicle and energy displays, organic food service, farmers' market and petting farm, kids corner, hands-on demonstrations, music and entertainment, prizes drawings, free massage and so much more including a community-building Connections Cafe'.  Connecting with people and creating community solutions for a greener future is the goal of Rochester and Roches...

Washington Township, MI Weekend Bridge Closed To all my neighbors in Washington Township, the bridge at 26 Mile Rd. and M-53 will be closed this weekend.  As previously reported, construction will start at 11:00 P.M. on Friday and end at 5 A.M. on Monday for the bridge being closed.  This is just the beginning friends, the project will take till approx. September.  If we are lucky.  Start re-thinking your travels plans to and from work.  My family has talked about it for the last week.  I am sure that my husband, son and myself will end up stuck in traffic forgetting all the warnings.  Plan ahead for delays.

  The Big, Bright Light Show in Downtown Rochester is an annual event where the local businesses get together to create a spectacular holiday light display which covers Main Street from the South Bridge to University.  The display consists of holiday LED lights every four inches and the storefronts are already preparing to shine brightly again.  The display kicks off Monday, December 1 at 6PM.  The Big, Bright Light Show starts with the official lighting at 7 p.m. Monday, Dec. 1 during the 36th Annual Lagniappe event. With "going green" becoming more popular by the minute, I thought I'd share these tips. These are the easiest and most effective ways to cut down on energy consumption, pollution, and help mother earth out. Everyone can do something little, and that would help our planet a lot! 1. Make sure your refrigerator seals properly. Stick a dollar bill between the seal, close the door, and try to pull the bill out. If it can be pulled out easily, your fridge is losing energy! I recently had a purchase transaction where I ordered the appraisal from JP Morgan Chase's approved appraiser list.  After receiving the appraisal and turning it into the lender, Chase ordered a second appraisal and kindly let me know that i get to pay for that one too!  You can only imagine my excitement, gosh that's $300 bucks less in my pocket....YIPPIE! Chase and other lenders are no longer standing behind their approved appraisers.  They are questioning the appraisal, ordering reviews, asking for additional comps, even if you use their "approved" appraisers they list in their website.  5/3 Bank & Chase are now looking to have all loan officers wholesale and retail order appraisals blindly through their preferred appraisal vendor company.  Supposedly doing this will make the fear of...

Because of shows on TV the community is actually becoming aware of staging their homes.  Staging has been around for over 20 years and is now becoming popular. Almost every seller knows that they are supposed to have their home clean and personal photos put away. They don't know what the trained ASP  (accredited staging professional) knows.  They don't have the daily experience. How to make the home more inviting ot others.
