During the summer of 2015, my girlfriend Amanda and I started the house hunt for our first home. We found the house of our dreams after a couple of months and submitted our best offer. We submitted all information the bank needed only to find out (1 week before closing) that my status in the USA ( a TN visa ) is not accepted by the underwriter. Everything fell apart. I had searched the internet endlessly to find a solution that might save our deal. I found David Krichmar that wrote about Canadians being approved for home loans in Texas. We gave him a call and we chatted about my situation and at the time he knew how to fix my situation but could not be my lender due to being in a different state. MI Association of Realtors believes like you do.  Appraisers should join us.  MAR purchased an appraisal management company called Midwest.  The goal is that the lender in MI choose Realtor Appraisers that belong to Midwest.  When Midwest puts an appraiser on an assignment, the appraiser must belong to the "local MLS" of that area. The role out was presented at Achieve and there were many appraisers in the room with questions.  Some are speaking against this, they are the people not in attendance while the program was rolled out and explained. The US Department of Treasury, under the Making Home Afforable program has outlined a standardized process for short sales and will incentivize both the loan servicer and the borrower.  This really takes the short sale program from the dark alleys to the front window. Foreclosure Alternatives for Borrowers Eligilbe for MHA outlines the process and includes "borrower incentives to cover relocation expenses to homes that are affordable" as well as " incentives for servicers to pursue alternatives to foreclosures". The long term tax issues were wiped out last year and these new developments make much more sense than foreclosure, and can eliminate "strategic foreclosure" in many instances saving taxpayers and homeowners millions by selling these homes as opposed to them sitting vacant. There are currently 502 Grand Blanc, MI homes for sale.  This is less than a 12 months supply which is coming down.  Through the end of July 2008 there were 246 Homes sold in Grand Blanc, vs. 319 Grand Blanc Homes sold this year to date. The other interesting part is the number of Grand Blanc MI luxury homes sold. While last year only one home listed over $500,000 sold this year three have already closed and another is pending. You've probably met me face to face and don't even realize it. If not, you've certainly seen my cards pass through your office in the last six years. I'm the guy that was in your office with a smile, a free pen, and a Rural Development (RD) loan flyer. I'm here again to tell you why you need to find yourself a great RD loan officer to refer client to.  RD eliminates the most common deal killer. "Cash to close" kills more deals than anything, I am certain of that. Whether it kills deals in process or stops potential buyers from proceeding, the money a buyer has to bring to the closing table is the biggest obstacle in Michigan.
