Finally some good news in the Ann Arbor housing market.  Local housing activity took a favorable turn upwards. December residential sales are up over last year according to statistics released by the Ann Arbor Area Board of Realtors®. The 6% increase in single family residential sales and 63% increase in condo sales reflect the momentum of increased activity spurred by the home buyer tax credit incentives offered through November 30, 2009 and still low interest rates. The average residential sales price rose for the third month in a row, to $178,059, showing strong year-end activity, after a  sluggish start to the year. FHA and Rural Development Loans in the last 2 years have been the staple in my market.  Over 60% of home buyers closed in 2009 were one of these loans.  Why?  Because these loans options continue to provide 1st time home buyers the ability to buy a home with as little as 0% down.  FHA LOANS Just 5 years ago it was rare to see a buyer use FHA financing for two reasons. Had to share this! Carl and I just came home from seeing the new movie, Amelia, which is based on the life story of Amelia Earhart. Hillary Swank plays Amelia. Richard Geer is her husband. Airplanes -- and a love story combination. Can't beat that! We liked it, anyway. My husband and I are both aviation enthusiasts. Go see "Amelia" if you like this sort of thing. That's not what I wanted to share, actually. It's dark. Hi    This is the recipe for Sweet Baby Jack Carrot Cake I promised you. You will use butter, for greasing pans, and flour for dusting pans. It makes 4 thin layers. You will want to make the day before, since it requires refrigeration before serving. Cut it while it is cold for best results.   To begin: Preheat over to 325 degrees F. Grease and flour 4 eight inch cake pans. Cake: 2 c self-rising flour 2 t ground cinnamon 2 c granulated sugar 2 (4-ounce) jars strained carrot baby food 4 eggs 1.5 c vegetable oil 1/2 c golden raisins (optional)   Mix together the flour, cinnamon and sugar in a large bowl. Hello all, I wanted you to know, if you don't: Last week President Obama signed into law an extension of the Homebuyer Tax Credit.This extended the deadlines and added a new $6,500 credit for people are not buying for the first time.  Several provisions in the bill became effective immediately: 1)  Homebuyers who owned their primary residence for five out of the last eight years can claim the $6,500 tax credit for purchases made after November 6th. 2) The extended income limits in the bill are now applicable for both first-timehomebuyers and repeat homebuyers. 3)  The extended income limit for couples filing jointly is now $225,000. Congress has extended and expanded the homebuyer tax credit to include home buyers who have lived in their existing principal residence consecutively for 5 of the last 8 years. Highlights First Time Home Buyers can still receive an $8,000 ($4000 married filing seperate) tax credit for homes purchased between December 1, 2009  - April 30, 2010 Current Homeowners can receive a $6500 ($3250 married filing seperate) tax credit for new home purchases provided that they have used their home sold or being sold as a principal residence consecutively for 5 of the previous 8 years. Kelley, the Seller praises Kathy Toth Team for executing the sale of her Chelsea Ridge home. The house was listed last year and payments were being made until the seller moved to resume business in another city. The property was rented and when the tenant moved out, payments became impossible. We listed the house on 03/16/09 and had some buyers who decided to walk. Everyone wants to know what is selling in Chelsea. So here are all the homes that have sold in 2009. Note that the list price to sale price ratios are about 94 percent for the year. This means that if a house is listed for $100,000, that the seller should expect an agreeable offer of $94,000. We just closed on a sweet house in Chelsea as a cash deal.
