The reason I write about flipping Michigan homes is because it is not for everybody.  It takes time to get the work done, it takes time away from family.  It creates stress at home.  You are going to be rushing around trying to get the home ready for sale.  You will be spending time away from wife kids and your wife.  If you have a "real" job it is going to take focus away from your "real" job. Flipping Michigan homes is not for the feint of heart.  It is hard.  There will time constraints, there will money issues. I think our lawmakers should step up and make it illegal to "strip" a home.  They should make the owner liable for the loss of value.  I read a blog about stripping a home from a fellow Michigan real estate agent tonight and it got me thinking. What  is stripping ?..... stripping is when the homeowner that is in foreclosure takes parts of the house.  Many foreclosure homeowners will "strip" / take light fixtures kitchen cabinets toilets furnaces hot water heaters jetted tubs doors landscaping You see it's not illegal to do it when they own the house.  But what I propose for legislators to do to make it a crime and to have the mortgage holder be able to put a judgement against the foreclosed homeowner for loss in value of the home. I had a great day!  I lost a Canton home deal today.  But it was a great day.  I could have made over $6000 on the deal.  But it is great that I lost it!  it's great that I didn't make money today. You see between the home inspection and the client checking the Michigan sex offenders list and finding out that there was a sex offender living down the street they backed out of the deal.  I called my police friend to ask a little about it.  I never really dealt with this before.  You see you can become a sex offender if: you urinate in public and people see you touch a child inappropriately if you are 19 in high school and have sex with a sixteen year old that goes to the same school The sex offender label is broad and sometimes labels a person wrongly.  Many times the simple stupid things...

Here is a quick update on the metro Detroit real estate market on the under $125,000 price range.  Right now there is only about 26 days left for Metro Detroit first time home buyers to get the $8000 first time home tax credit.  So the Metro Detroit real estate market under $125,000 is red hot.  There aren't very many low ball offers going in.  If you put one in your probably aren't going to win the house.   First time home buyers are scrambling to find a home before the deadline runs out.  So if you aren't a first time home buyer and are looking to buy right now you are most likely going to get involved in the bidding wars. October is Cancer awareness or Breast Cancer month but it is never to early to start talking about it.  My wife Marianne is a three time cancer survivor.  Her cancer was discovered the first time over 19 years ago.  We have had our good times and rough times because of cancer.  But she is alive because she went to the doctor and continues to go to the doctor. I urge all of you to go see your doctor if you think something is wrong.  Delaying a diagnosis is far worse than fearing what may be true.  You can survive!  So get in and get checked out.  Whether you are male or female see a doctor.  One of the local stations has been commenting that Metro Detroit real estate is selling.  Metro Detroit home sales  are up!  It's true homes are selling quicker especially if they are clean, updated, and priced right.  They will sell quickly because of the first time home buyer tax credit.  There are lots of people out there looking for the bargains.  What you have to realize is that many of the great deals are being sold for cash or have little problems that you have to look past.  There are only 109 days left to CLOSE ON A HOME in order to claim the first time home buyer tax credit.  So really you have only 79 days left to find a home.  Not much time.  I don't know if they will extend the home buyer tax credit or not.  I don't think anybody can guarantee that they will.  So if you wa...

I had a call from a Metro Detroit first time home buyer that wanted to know if there were any Canton condos that were deals.  Canton Twp Michigan is a great place to live and there are some great condos for a buyer in any price range. Right now there are 198 Canton condos for sale ranging in price from $29,999 to over $286,000.  And 104 of them are $100 a square foot or less.  That's quite a few to choose from.  There are 45 Canton condos that are under $75 a square foot. There are 4 first floor ground units that are less than a $100,000 and less than $75 a square foot.  But there are over 22 Canton condos that are first floor ground units.  There are 11 Canton Condo foreclosures ranging in price from $47,500 for a 1165 square foot condo all the way up to $239,900 for a 2900 square foot...

The number Canton foreclosures of  has gone down dramatically since last year.  Right now there are only 26 Canton foreclosed homes for sale.  They range in price from $49,900 all the way up to 367,900. The average time on the market for these Canton foreclosed homes is 71 days.  In the last 30 days 19 Canton foreclosures have sold.  The average time on the market for the Canton foreclosures was 71 days.  In the last year 174 Canton foreclosures have sold. So if you look at that statistic there is less than a 2 month supply of foreclosures in Canton for sale. in the last month: The lowest price per square foot for a Canton foreclosure was $45.66 and the highest was 87.04.  The average price per square foot was $69.81 I think this will continue to be like this until the end of the year. ...

Yes you heard me right.  I think you are crazy to list your home as a short sale.  The only reason I believe to list your home as a short sale is if your bank releases you from any liability of the shortage or if you morally don't believe in foreclosure. I hate to say it but the only people that really make out are the banks and the real estate agent.  Yes you heard me right again.  It benefits a real estate agent to short sell your home.  But some agents don't explain everything to you.  IF YOU DO A SHORT SALE YOU COULD BE LIABLE FOR THE LOSS BETWEEN WHAT YOU OWE AND WHAT IT SELLS FOR.  What are you crazy?  Why would you open you and your family up to a long term debt on something you don't own.  I'll say it again.  ARE YOU CRAZY? I was out on the lakes this morning getting pictures for my new company website and my old Oakland County Lakefront real estate website.  It was beautiful sunny and about 80 degrees by noon.                                 Then this afternoon the weather changed.  We have a saying in Michigan about the weather  "wait a minute it will change.  It's dark, windy and pouring rain. Whether it is a Metro Detroit foreclosure or any home for sale pet problems can sink a home sale. In the last two days my clients and I have been in some homes that were nasty.  Yesterday I was in an $80,000 Canton home for sale.  It was nasty.  The basement smelled of cat urine.  It was so bad I was gagging.  I had walked into the house before my clients and had walked through before they got there.  I told them not to go down there but they went down anyway and running up.                                                                                         It was a Canton foreclosure but that basement is going to cost the bank $10,000 to $20,000 because it stinks so bad. Right now I am showing Canton homes to a young first time home buyers.  They have it in their mind to find this certain house.  They were looking with another Canton Realtor for six months before they called me.  They told me that the Canton Realtor wasn't showing them what they wanted to see. Unfortunately I am in the same boat.  They want a house that is $50,000 out of their price range.  And what the want is more likely to be in Plymouth, Westland, Garden City, or Livonia than in Canton.  They are looking for a subdivision that has mature trees.  Trees that you get the whole yard full of shade.  Canton has a few subdivisions like that but not many.  Much of Canton was farm land.  So when the subdivisions were built they started planting trees. PMI cancellation With the current housing market in shambles many homeowners are going to be forced to stay in their homes.  They can't refinance out of PMI in most cases because home values have fallen.  So homebuyers that have PMI want to know how to get out of it. 78% rule- one you pay down the principal balance down to 78% of the original sales price your PMI should automatically be stopped.  Because of the Homeowners Protection Act of 1998 once you have 22% equity in the home your PMIshould be cancelled.  This only applies to mortgages that originated from 1999 and after.  These rules do not apply to FHA or VA mortgages or mortgages with lender paid PMI. 80%  - if you have 20% equity in the house you can ask your lender to remove the PMI.  This is one section people get confused on...

Let me give you a tip on how to sell your home.  Make it accessible.  Make it easy to show.  Nothing is more frustrating to a buyers agent than to have to re-arrange the showing schedule because we have to meet some seller or listing agent at a certain time at a specific time. If you have to be there to let the buyer in, or have to have your listing agent there when somebody comes to look at your Metro Detroit home.  Then you are losing showings.   Put a lock box on the home. Sometimes it just is not possible to see the home or to re-arrange our schedule to meet you at a specific time.  I myself work with a lot of Michigan relocation buyers.  We have sometimes only have 2 days to find a house.  So if we are seeing Canton homes in the morning and Plymouth homes for sale in the afternoon ...
