The last game of U of M season means only one thing for the past 84  years, Michigan V. Ohio. If you live in Michigan or will be relocating to the Metro-Detroit/Ann Arbor area this is the one game that consumes us. We look forward to this game the entire year. What are my taxes going to be, after I purchase this Canton, Michigan home?   This is one of a few questions that I get asked over and over. So, I started to make a list of these often asked questions clients ask me often and am going to start blogging about these questions over the next few weeks.   Since 2009 Canton foreclosures has decreased. Some of the reasons are: 1.   Banks are trying to spread out the foreclosures 2.   Some  (city of) foreclosures are being sold as short sales 3.   Less people are now going into foreclosure 4.   Some big investors are buying them before the bank lists them to the public either through the sheriff sales or bulk purchases (purchases of  10 -25 homes at a time) There are just not many Canton foreclosures as there were a few years ago.  So you as a home buyer have to be more aggressive.  You need to be getting the latest (city of)foreclosure listings emailed to you.  Then you need to go out and see them as soon as possible.  Don’t wait two days or a week because the good ones will be gone. A foreclosure will affect your credit for at least 3 years from the date of the foreclosure.  You will not be able to get a mortgage loan for at least 3 years from the date of the foreclosure.  At that point you can get a FHA loan.  You will need to have about 3 lines of credit that have been paid on time for the last year.  You will need to have 3.5% down payment.  That can be a gift from family.  But FHA has loan limits of $271,050 (as of 2011 in Metro Detroit).  So you can’t get a FHA loan on a single family home for more than that.   If you want to buy a bigger home after you have had a foreclosure and you need a higher loan amount then you will have to wait 5 years to buy a home.  A conventional mortgage through a bank requires 5 years from the date of the foreclosure.   So if you... 10/18/2011

My family and I have been waiting for some time for the arrival of a Five Guys near us.. and today is the day. Five Guys Burger and Fries opened a Canton, Michigan franchise this week, March 15, 2011. The new Five Guys location is at the Canton Corners shopping mall located at Ford Road and Lilley. Five Guys joins Outback and TC Gators anchoring the mall just down the street from IKEA. There is yet another victim of the great recession. It was announced last week that the Canton, Michigan Libertyfest parade is canceled due to budget constraints. Like government budgets around the country, Canton Michigan is looking for areas to trim budgets to keep the generous offerings that our city enjoys. However, the June parade was an area that did not escape the budget cuts.
