The residential housing markets for Rockland, ME for the 4th quarter saw properties sell at a median price point of 127K after sitting on the market for an average of 126 days. The median sales price was down 20% compared with a year prior. Inventory shows 82 properties currently available, and 32 homes sold in the 4th quarter, which is a 28% increase from the 25 homes sold in the 4th quarter of 2012. I've been a Realtor for 7+ years (in the DC Metro area) and I love what I do. But when my husband and I decided to purchase property in Port Clyde Maine, we knew we shouldn't do it alone. We hired our very own buyer agent - the wonderful Karen Rizkalla of St. George Realty (KarenRiz@MidCoast.com) She made the impossible happen for us! Karen took us to several properties and really hung in there with us when we said we had to stick with our budget. We ended up making an offer that went back and forth a bit, and at last we hit the jackpot. Karen Rizkalla is a pro! Every year as the venue for the Maine REALTOR Association State Annual Meeting moves around Vacationland to set up shop, my favorite presentation segment is from MAR's Linda Gifford. Linda has been in MAR for 35 years handling legal hot line calls to give wise advise in the many situations in real estate that come up that are prone for misunderstanding if not handled professionally. With a full time legal hot line, and the continuing education credits you can receive toward fulfillment of every Maine real estate agent, broker, REALTOR's licensing renewal clock hours, that sold me on membership alone.   There is still time to visit one of the country's oldest fairs, the Union Fair/Wild Blueberry Festival in Union Maine. The first Union Fair was held in 1869 and with the exception of 1943 & 1944, it has been held annually every year since!    For 14 years, each Labor Day Weekend in Camden's Penobscot Bay, the Windjammer Weekend attracts schooners from the around the world. The local area has a rich seashore heritage and tradition.  The Windjammer Weekend  is a popular family event in Maine. Organizer and founder Annie Higbee says the event planning goes year round, and each year's celebration has grown.  Large schooners gracefully sail and parade into Camden Harbor. Schooner participants  and spectator numbers have grown yearly. Check lobster crate races, sample some local cuisine and enjoy Labor Day In Camden Maine!

In Midcoast Maine, we have a few new condominium projects.  Between Camden and Rockland on Penobscot Bay, my two main towns, there are 3 major projects that are of real interest.  Mills and hotels are the structures that have been condominiumized.  The Knox Mill, an historic Camden structure that had already been renovated by the credit card giant MBNA, is the largest development.  In Rockland, our best ocean view hotel, The Tradewinds, has converted some upper level suites to condos. Just up the street, the Narragansett Hotel has been redeveloped as condos. The City of Rockland is actually initiating a fourth project, as they contemplate the purchase of the Police Plaza building, to be shared with the Maine Lighthouse Museum.I am very interested in the underlying principles of condos, ...
