This sales volume was 23% higher than last year during the 1st quarter, although it was 5% lower than the 4th quarter of 2011. Residential real estate in Westbrook sold at a median price of 177K, 8% higher than 1st quarter of last year and 8% higher than during the previous quarter. The number of sales are down by 3.84% to 25 sales. The median sales price has fallen by 17% to $170,933. The absorption rate has risen by 4.6% to 53 months of available inventory.  The Westbrook Maine residential real estate market saw 6 transactions close in January 2011, up 20% from Jan 2010 and down 25% from December of last year. Median pricing clocked in at 183K, down 25% from January 2010 and up 18% from December 2010. Prices in Westbrook continue to stabilize, but the season overall has been slow as the snow and cold temps have kept home buyers at bay. For the month ending April 2010 the residential real estate markets of Westbrook Maine saw 16 homes sell compared with 15 in February and 13 in April of the previous year. Like other regions housing prices appear to have leveled out and volume continues to remain healthy. The current inventory of homes on the market in Westbrook rests at 133, up significantly from 107 a month prior. As many of you know, I am part of the community focus group for Westbrook Housing.  Westbrook Housing has many roles in the community (affordable developer (ownership), market-rate developer (ownership), property management company, and facilitator for affordable and/or subsidized rental housing in Westbrook and the surrounding towns).  I represent the needs of homebuyers, but at our meetings, some of the best commentary is from the lively group of seniors who call Larabee Village, Larabee Heights, and the other WH apartment complexes home.
