When natives think of the landscape immediately surrounding Portland, Maine the images that come to mind are typically of paved streets, Cape-style rooftops, sidewalk trees and corner stores. Although Portland is perched on the coast, it's a working waterfront and most of the area's popular beaches are miles south in Scarborough or Cape Elizabeth--destinations on summer weekends, but hard to get to on a whim. However, one little gem is right across the bridge from downtown - South Portland's Willard Beach.  Hidden beyond a quaint residential neighborhood with just a few walkable shops and an ice cream parlor, the beach offers plenty of parking, restrooms and a snack bar.  And best of all, its often-overlooked location keeps the crowds quiet.  And September through May, dogs are allowed ...

For the month ending March 2009 the South Portland Maine real estate market saw 21 single family and residential transactions occur at a combined median price of 192K with the median home sitting on the market for 138 days. In March 2008 transaction volume was similar with 22 properties trading hands at a median price of 207K . The current inventory level for residential homes is at 125 compared to 126 a month prior.  For the month ending February 2009 the South Portland Maine real estate market saw 16 single family and residential transactions occur at a median price point of 177K with the median home sitting on the market for approximately 124 days.   In February 2008 7 homes were sold at a median price of 215K thus transaction volue is way up but median pricing took a significant hit.  The current inventory level for South Portland is at 126 down from 133 in January.   For the month ending January 2009 the South Portland Maine real estate markets saw 7 single family and condo transactions occur at a combined average price of 230K after sitting on the market for 91 days.  In January 2008 transaction volume was almost double with 13 properties selling at an average price of 169K thus the year over year pricing is higher but I attribute this more to small sample size anomoly vs any real increasing pricing trend. Change has started here in the US as witnessed by the millions of people who stood in the D.C mall this past tuesday to witness the changing of the guard. You can see it by the giddy smiles of anticipation and the knowledge that even though the future is uncertain - at least something new is about to happen. In the year of 2008, the South Portland Maine real estate markets saw 265 residential transactions transpire at an average price of 226K and a median price of 199K. This represents a volume drop of 23% from numbers seen in 2007 when 344 transactions occured at an average price of 245K and a median price of 215K. Thus home values for the year 2008 declined by 8% relative to 2007 values.
