Five Maine real estate property listing closings today. When I read about markets where the blogger, reporter states how dire it is, I worry about the public getting the impression that broad brush statement wears well, applies to the entire country. It does not. When you try to compare a market where $400,000 plus is the house price norm for the single family residence to one where $71,000 is the median price, a square hole with round peg situation happens. And when the owner of a home with lots of zero places in the price tag or mortgage loses his job, they bleed out quickly. Like a major artery has been severed, sliced down through with a loud dangerous tissue, muscle and bone splintering spinning tooth chainsaw roar. But contrast that with the no or small mortgage on a rural market ...

Transparency helps if there is something real, honest, genuine behind the Maine real estate agent, broker that a property buyer, seller can relate with. Connection, engagement with other people, to begin a relationship. Like starting a conversation and learning who the cat on the other end is and what you have in common. Our MeInMaine blog post on open house porches this morning. Surface relationships are not nearly as helpful as deeper, richer from the heart communication with the Maine real estate buyer, seller too. It's not the sticks and bricks alone in our job as a Maine real estate broker. It is the people, the communities we deal with. The folks outside of Maine wanting a piece of Vacationland to call their own.  The motivation to own some Maine real estate driven by emotional ne...

The reasons for moving, relocating, investing in Maine real estate boils down to a few we hear over and over as a REALTOR in the Pine Tree State. People are not happy where they live now and think a new location, a new mate and starting over will be the cure.  Will fix everything.Cross The Big Green Bridge In To Maine Video But sometimes it is like getting off one conveyor belt and climbing on a faster one at the baggage carousel. Life can be not so much different or worse because you need to stop. Get off one spinning canvas walkway and park it. Sit, reflect, consider how you spend your time. What are your priorities. What is important and drives your life. I am rereading the Rick Warren Purpose Driven Life 40 day series again. Each time new pearls of wisdom are obtained.  Busyness is ...

A private ceremony to bury an old friend, a Maine real estate website on life support, gasping, wheezing and over extended. A carry over of dial up days. Pushed in to service way beyond its original design, purpose. Before the funeral happens which is just days away, last year I witnessed, guided the birth of what we call the blue site Own Maine Real Estate.  The funeral is for the veteran Mooers Realty Best Of Northern Maine Real Estate red site. The domain for the red ME real estate site way too powerful to park in a dark garage with no windows, no ventilation and pungent mothball smell. But before the new and improved red site is plugged in, put on line to start round the clock transmission using video, blog posts, more than one blog platform, area imagery, and time, gas saving real ...

Nothing wishy washy about it and the Maine real estate buyer on the other end of the phone signal makes it sound more important than life and death. Whoa. That's pretty "heart attack serious" huh? Real estate property buying is an emotional experience. One that solves a problem. Satisfies a dream. Often filling the hole causing anxiety, worry, lack of peace in the person at the property listing counter. Ringing the bell, putting in his ME real estate order. The one most important question I ask and hear loud and clear responses to is "something missing in your life?". Because the purchase of Maine real estate property often is to achieve, gain fullfillment of something missing or lost in the buyer's life. Sometimes it is a divorce out of state and wanting a clear etch o sketch screen to...

Back in 1983 I bought an unimproved Maine lake lot, some land on Drews Lake with the intent to build a camp, cottage. Thinking maybe it would become an eventual Maine waterfront retirement home. I have four children and could clearly see them out in front of that Maine lake lot having fun. Learning to swim like fish. Having cousins, aunts, uncles, grandparents together for reunions, visits with that Maine lake in the background. To be the back drop, the green screen of all the fun and never fade memory making. Any of the four seasons because remember the print on each and every Maine license plate.. we live in "Vacationland". An empty, vacant Maine lake lot means you have a blank, clean etch o sketch to begin fresh building new on the waterfront. But also carefully getting septic and bu...

The days of just one flavor of anything are long gone and real estate video marketing using Property Tube offers one more platform option. Segments of the audience, niche genres need reaching as efficiently, frequently and broadly as possible in any kind of marketing. Real estate or otherwise. Property Tube is one more on the many video platforms to populate with your property listing videos. Also local community videos need producing and uploading to the same Property Tube real estate video platform. Unlike some video platforms that run the gamut on programing, Property Tube is exclusively real estate property listings, rentals related. Profile videos are the mortar, the local flavor area community productions you need to show the flavor. Profile videos re-create, broadcast the perfume...

Fooling yourself that a slide show with no audio or just some ivories, march band music as a sound bed is a bonafide real estate video. You can take the same images that your busy buyer just eyeballed. Slice and dice anyway you want with Frankenstein, or "Pet Semetary" not quite normal, real motion added to simulate life. But to really breathe air, cause delivery to the property listing, the local area for the real estate buyer, you have to create real full motion video. Built with audio that adds, rounds out, completes the on line video experience.  Half the buyers in your audience have never been to your home town, the zip codes where you collect, market and sell real estate listings. So help them "beam" to your area, start the transmission and "energize" so they can on line materiali...

The words "Maine homes" can make you think a ocean front sea captains victorian on a bluff with a widow's watch glass top story to maximize the view. Or a Maine waterfront 2nd vacation lake home for long weekends, eventual retirement full time use. Maybe the image of "Maine homes" makes a buyer visualize a farmstead wrapped with lots of rolling fertile field acreage. And woodlots with streams criss crossing them. I'm lucky to live in Maine where the term home is not just the standard in town cape or shoe box 5-3-1 ranch.  The day to day never gets boring because the phone calls, emails and office visits never have real estate buyers making the same request. After the same thing is not the Maine real estate dog and pony and partly because folks have greater distinctions, requests. On wha...

Over and over hear the same lament. "I'm getting older, need to settle down and own some Maine real estate outright." The caller, emailer, office visitor in our 69 North Street Houlton Maine real estate office says they want to pay cash, own a property outright. To start living and not just chasing the dollar. Struggling to make ends meet in an expensive city gets old. Real old, very fast.   I'll let you know how it works out, what he buys for Houlton Maine real estate, who he is. Maine real estate, low prices and local community videos were the attraction, to show and tell from many states away. The image you put out on your blogging, media stream transmitter that you want to be remembered by needs careful thought. Like the Face Book images of "you you you" that are "mirror mirror on the wall" vanity dripping, the profile images you put on your blog posts, social media platforms and websites is just as critical. If you have an arms crossed image, it can mean watch out, tough cookie ahead. One that is not approachable or that you are bothering if you call, email, stop in to shoot the breeze about real estate sales or listings. The kind where you tip toe and ask "excuse me, could I ask a few questions about this new property listing?" and then back away quickly. Like a horse with its ears back getting ready to kick, or a cranky, snarky cat with its tail going wildly back and fort...

Today, classic television advertising, marketing and memorable message recall happens a lot. Often you can repeat word for word like a song that stays in your head each scene's dialogue for a clever ad. With the same degree of accuracy that happens when a catchy song rolls around in your head. You know the ones that stay in your system. That make your toe tap, cause a hum of the tune long after it airs and you plug in, absorb it. The success is not because the message is so earth shattering important, relevant to making society a better place to live, work and play either. Like the Direct TV ads that insinuate if you don't ditch cable, this is going to happen.   Something dark, evil, twisted, dire, sinister and life altering for you and your loved ones in a very bad way will unfold. Mak...

Like most industries, real estate marketing is way way more technical, faster paced today. Marketing is more complex because technology improved and driven by real estate buyers demanding you the agent, broker, REALTOR step up to the plate. To make those home run deliveries that are rich, full, satisfying, complete. Every time they log on for local community or individual property listing information.  The selection of the pathway for the job you do today wearing the REALTOR blue and gold "R" hardly resembles the agent or broker's day to day just a few years ago. Used to be snap a couple images of your newest real estate listing. Add a line or two of the features that make it unique, to stand out. Spear a sign of your real estate colors in the front lawn. The market pretty much local. A...

When your audience is in the room like a class with members hands raised, asking questions it is obvious if there is a connection but with real estate video, you have other indicators. Like a Maine land real estate video shot Saturday on a 3 hour trek around a 70 acre wood lot in Hammond Maine. In the footage I noticed a horse shoe nailed to a tree and thought "oh oh, all the luck is running out." It was upside down. The rusty steel shoe made the video, but the significance of the upside down shoe and need for correction audio remark did not. But one comment on the you tube channel real estate video reminded the luck was running out. Need to correct that. The viewers do observe, comment.  And the number of views indicates someone, lots of folks are eyeballing, listening in. The you tube...

So so, thrown together real estate video can be explained, reinforced by the good sounding natural audio. But no matter how good the video, if the sound or audio of the real estate production is poor or cuts in and out, you have serious problems. Wind blowing across the camera or axillary microphone is one distraction.  The chainsaw or lawnmower going full throttle next door or barking dog is another show stopper.  The home owners laughing, moving chairs in the kitchen that causes thumps and bumps both don't help the buyer's concentration. Or the polish on the overall real estate video production either.  What about the audio music tract when you have some dramatic show piece going full tilt. On the house or local community event tour where the tune is way way better suited for Star War...

With 4000 fresh new Maine real estate brochures just arrived from the printers, sure the heck don't want them in the dark, stored in the office closet. Marketing full throttle with these these new Maine real estate brochures happens. So the property listing is not just kept a local secret. Brochures for ME real estate marketing are one but far from the only tool used to spread the word on new Maine property listings.  The fresh content real estate blog posts, video platforms, the websites on the area community information help too. So do social media platforms that we "weed and feed" on a daily basis. And new Maine property listings all work in harmony in our real estate marketing. But brochures for Maine property listings are some kind of handy for the hit and run office visitor. The n...

Remember the excitement when standard issue 8 count crayon boxes of colors were the norm? But suddenly hey, Bobby or Susie show up. Are trolling, profiling, smiling smugly with way bigger boxes than you tucked away. Weighing down their LL Bean back pack sack.
