My favorite quote always seems to be relevant in an ever changing world and tells us why it is imperative that we must continue to educate ourselves. “In times of change, learners inherit the earth, while the learned find themselves beautifully equipped to deal with a world that no longer exists.” ― Eric Hoffer                                                                   ~ ~ ~ This is my entry in the Active Rain September Challenge "Blog 53 words" hosted by Nick Vandekar and Patricia Feager.  During my term as FCAR President back in 2003 I was asked by a local reporter to answer questions for his monthly Snapshot column for the Frederick News Post. One of the questions was what is your favorite quote? I remembered reading the Eric Hoffer quote in one of my college fraternity, Del...

Maryland Homes Sales Grew 4.2% as Houses under Contract Continue their Rise        ANNAPOLIS, MD—August 15, 2024—Maryland housing sales in July rose 4.2% to 6,462 units, versus 6,204 units sold in 2023, according to the Maryland REALTORS®’ July 2024 Housing Statistics. At the same time, units pending continued their rise, with 6,680 houses under contract, an 8.8% increase from last year.  The average sales price rose 5.7% to $512,266, while the median sales price grew 5.3% to $432,800. July’s steady lowering of interest rates has helped with sales.  On July 3, the Freddie Mac 30-year fixed rate mortgage stood at 6.95%; by August 1 it had dropped to 6.73%.  Lack of inventory continues to be one of the biggest hurdles to homeownership, and while it remains low at 1.9 months, it has been ...

According to Bright MLS; new listing activity is still below what they would be in a more typical market. Nonetheless, new listings have outpaced pending sales in 2024 and have begun to ease the tight inventory situation. At the end of April, there were 31,703 active listings on the market across the Bright MLS service area in the Mid-Atlantic region, providing potential buyers in 2024 with more selection than those who purchased in 2023.   Home buyers in April have not hesitated to pull the trigger despite elevated mortgage rates. Closed sales were 7.6% higher than April 2023 and new pending sales were above last year by 3.1%. Buyers who are in the market can’t dawdle, as the median days on market was just over a week with half the homes in April selling in eight days or fewer.  The ...

The inventory picture is improving and the results from Bright MLS’s most recent survey show that nearly two out of five listings were from a seller who was probably not turning around and buying another home. According to agents surveyed, 61.9% of homes sold in March were primary residences, suggesting a seller who might be in the market to buy. However, the other listings that were added to the inventory were not primary residences. For example, 14.3% of homes sold in March were rental properties. Another 13.5% were estate sales, or the sale of a property whose owner had passed away. Second homes, vacation homes, investment properties, builder sales, foreclosures, and short sales were also part of the inventory of sellers who probably were not buyers.   The Bright MLS survey also rev...

Understanding How NAR's Settlement May Impact Buyers and Sellers  The recent legal settlement involving the National Association of Realtors has been met with much discussion about its implications for both buyers and sellers in the real estate market. The settlement is yet to be finalized by the courts and could take effect as early as mid-July. In essence, this settlement signals potential shifts in how commissions are negotiated between buyers, sellers, and their respective agents, which could impact the dynamics not only of real estate transactions, but also the overall costs for an employee to relocate for a new job.  What home buyers need to know ~ Buyers will now be required to enter into a written agreement with their agent before touring properties, (Please note, this has be...

So far this year limited inventory and strong buyer demand have created many multiple-offer situations. As the spring market kicks into gear we expect to see an increase in the number of new resale listings coming into the market, although it is still below normal.  Additionally,  with an increase in new listings comes an increase in new buyers ready to purchase. As we navigate the impending changes in the real estate industry. We understand that changes can be concerning to many, but please know that we are here as a trusted source to help navigate these changes effectively.   Whether you're seeking to better understand the current market or are considering a move I invite you to contact me to discuss your real estate needs.                          CALL / TEXT  (301)748-3696

The spring market promises to be a strong one, with the dip in interest rates and overall economic strength, the climate is the brightest it has been in the past few years for those considering buying, selling, investing, or downsizing.  While the number of transactions is below seasonal levels, the low number of new resale listings coming on the market is creating a shortage of available properties in many price ranges in our market area. Pending and sold numbers are down and with the low supply of inventory and the buyer demand in the more affordable and mid-price ranges, home prices are heading higher making this an ideal time to sell. If you have been considering listing your property. I have guided valued clients through complex markets for over 38 years, delivering trusted experti...

Home prices continued to climb in December as limited inventory prolongs Buyers slim choices as 2023 wraps up. A majority of Sellers are selling at the asking price or above in about two weeks, and most did not offer concessions. As we move into 2024 news of inflation beginning to subside and an election year on the horizon should bring interest rates down slightly. With real estate being local, it's important to work with a local expert that understands the changing market.    Although a lower number of homes are going under contract and fewer new resale listings are coming on the market, the sales activity for new resale listings going under contract within a couple of weeks remains resilient. I have guided valued clients through market balancing times like these for over 39 years, de...

Prices remain high in our region because demand for homes continues to outpace the supply. Many first-time home buyers have been shut out of the market with mortgage rates that have more than doubled in the past two years increasing from around 3.1 percent to about 7 percent, making it that much pricier to purchase a home. However, the markets are currently obsessed with inflation and the future course of monetary policy. Therefore any news that reinforces the notion that inflation is subsiding and the Fed is done raising interest rates and they begin to fall is being received positively. The holiday season housing market is in full swing and feeling the effects of a normal seasonal cycle with fewer transactions. It is anticipated prices will continue to increase into the New Year in m...

After over three years of meetings and public hearings on The Sugar Loaf Treasured Landscape Management Plan (SLTLMP) and overlay, the Frederick County Council rejected the overlay portion of the plan by a 5-2 vote. Those who have followed this long saga will find both sides, the opposition and those in favor of the overlay, have the same common goal of protecting the rich agriculture and environment around the mountain. The current zoning in place is working without infringing on the property rights of landowners through overreaching government restrictions.  As explained in my "Ripple Effects" blog post, a coalition that included The Frederick County Association of  REALTORS®, The Chamber of Commerce, citizens groups, the local Builders Association, and the Farm Bureau joined together...

When you have a soft spot for old homes, it is such a treat to visit historic Frederick and drive through the tree-lined streets of Baker Park and Hood College. Most of the homes were built from the 1910s to the 1940s with architecture ranging from arts & crafts bungalows to Victorians to (Dutch) colonials. It shows that residents take pride in their homes and neighborhoods. Historic character has been preserved and curb appeal is abundant. It's no exaggeration when I claim that one house is prettier than the next. The two subdivisions, Baker Park and Hood College, are in between/surrounding their namesakes, the 58-acre Baker Park with its jogging and biking trails, playgrounds, ball and tennis courts, carillon, and picturesque Culler Lake, and the private Hood College, established in 1...

As we enter the holiday season the housing market is feeling the affects of a normal seasonal cycle with fewer transactions. Inventory remains in short supply as many home owners with sub 4% mortgages are delaying a move. Higher home interest rates have caused Buyer activity to cool down as many have hit an affordability ceiling. It is anticipated prices will continue to increase through next year in many areas and neighborhoods where fewer homes are available and strong buyer activity is present in the affordable and mid-price ranges. Qualified buyers that think waiting for a lower interest rate environment is advantageous might be surprised to learn that waiting actually has a very strong chance of costing them much more over the long-term as home prices continue to increase. If you ...
